Very nice and cool place

I was very tired due to long traveling and requested for an early check inn. Thanks to the manager for accepting my request at no extra cost. The ambiance was cool. Bed was very comfortable and cozy and I enjoyed a deep sleep. Bath towel slipper and bathroom amenities were there and washroom was very neat and clean. Beautiful sea view from the window added more joy to my stay. Beach, clubs and a variety of restaurants just in a walking distance. Every thing was great. I enjoyed a lot.

Absolutely Terrible Experience – Avoid at All Costs I booked a room in Shams 4, Flat 201, specifically because it was advertised as having a private attached bathroom. When I arrived, they gave me a completely different room. The bathroom was not as described, and the entire place looked nothing like what was promised. The bathroom was for sharing with other 4 persons living there The room was filthy, poorly maintained, and clearly very old. Furniture was broken, the bathroom was dirty, and the overall condition of the flat felt unsafe and neglected. It was honestly shocking compared to what was advertised. On top of that, the situation felt dangerous. The condition of the facilities and general environment made me uncomfortable enough that I decided to leave immediately. The worst part? The management was extremely rude and unprofessional. Despite the room being misrepresented and in unacceptable condition, they refused to refund my money. No accountability, no attempt to resolve the issue—just nasty and dismissive behavior. Please do yourself a favor and do NOT book here. It is misleading, badly maintained, and the management does not care about basic fairness or customer service. Avoid at all cost

Very well decorated elegant and beautiful. New furniture comfortable beds and very neat washroom. Staff were helpful and efficient. Wonderful best location of Dubai. Just walking distance to Jumaira beach and blue water Ireland. I enjoyed my stay.

Very bad I will never book with ROYAL BEACH RESIDENCE

The property location is the reason I booked this apartment

So I previously stayed at this property and had a private and not shared bathroom which was great. So I booked it again now thinking it will be a private bathroom, but when turning up to the property musa said it was shared which I didn’t want was because I’m diabetic and get up through the night to go to the toilet as I dehydrate through the night so I have to drink plenty of water and my bladder can’t hold water so o have to go real quick to the wash room. So they changed me to a different apartment on the opposite side with a private bathroom. This was in such a bad state that there was no lights working in the bathroom or the passage leading to my room. Instead they installed battery powered led sensor lights to cater for. There was a leak coming from the ceiling, this matter was addressed to Musa who said there will be someone coming next day to fix the lighting problem, that was on supposed to be on Wednesday morning, nobody came to fix the problem and I kept message both the owner and Musa who looks after the property they both kept ignoring my messages nobody still till my last day came to fix lights. Further to this matter the bathroom had cockroach’s walking on the floor. The fridge in the kitchen was so dirty and had mouldy food left in there and it stank, I couldn’t put any food products in there to consume as there was too much germs and I didn’t want to get food poisoning, so I did not use the kitchen to cook or use any appliances as the state of it was really bad and filthy. I am really disappointed in this company I will not be booking with them again I request a full refund because the service I paid for wasn’t provided and this was my first time I’ve experienced this very bad service in my life. Very poor communication from the owner and manager I was ignored multiple times, they didn’t fulfill the requirements and very poor service.

Location was nice 👍

Service was not provided at all, room was not ready at 7 pm. When we entered staff was preparing, since we were tired I asked him to leave as it is. Room has cigarette smell. Nobody welcomed us. Even no any instruction for check in. I hardly find hotel, it is mentioned Royal beach residence on booking.com but there is no such a building. It is only Shams 2.

Superb experience

The location is superb. Everything is close to this property, The beach, restaurants, Bars, Clubs. I really enjoyed my stay here. The room was very neat and clean and the beds were cozy and comfortable. The manager Musa was cooperative and helpful. I also ordered breakfast which was really good at just AED 20 and fresh orange juice for just AED 10. This property is worth staying at rather than hotels.

Nice place highly recommended

Very nice place. I was too much tired when I reach there and was happy to see that my room was ready. The bed was very comfortable. I had a nice sleep and took shower thanks God the bathroom was very neat and clean. The service was great and I like everything here. Will definitely come here again.

If I wanted to stay on the JBR Walk - would always stay here - far more welcoming than hotel.

Location - second to none - on JBR - opposite Sheraton. Not higher floor which is good - great view of sea and walk. Very clean apartment with all mod cons - especially washroom - internet very fast and welcoming host who helps in any way he can. Nice pool area and decent gym you can access. Breakfast was an option which I took - nice.

Traffic in area can be an issue - but that is not fault of room - can be hard getting a taxi at peak hours but that is JBR Dubai - you are right in centre of walk.

場所が分かりにくい！その場所に行ってから部屋にたどり着くのに１時間くらいかかった。もう少し具体的にデイレクションを表示するべきと思う。トラムの駅から来たら道路の左右にある建物をつなぐブリッジの袂にあるエレベーターでPレベルに上がる。上がると広場に出て大きなビルが4棟あるので「shams4」の建物にある。ホテルではないので管理人は常駐していないのでビルのセキュリティーデスクで頼むか、直接電話orWhat'upで連絡しないとならない。一旦場所が分かってしまえばビーチも近いし駅も近い、お店もたくさんあるので便利です。
