- This home is a converted ground floor studio attached to the primary house upstairs. While your space is completely private, you may see the homeowners residing in their home upstairs. Upstairs noise may be heard from time to time.

- There is no designated parking for this home.
- This is a QUIET neighborhood suitable for quieter guests only. Homeowners live upstairs.
- This home is monitored by exterior surveillance cameras and interior noise monitoring devices.
- We supply a starter pack of paper goods and cleaning products. This includes paper towels, toilet paper, laundry detergent, multi-purpose spray, hand & dish soap, and shower sets.
- Beach chairs and a beach umbrella are also provided for your use.
- Bird Rock is known for its picturesque views, rather than its easy beach access. Beach access involves moderate climbing down trail paths. While surfing is permitted, swimming is prohibited. Beach access is located at the end of Bird Rock Ave.
- You must be at least 30 years old to rent this home. If all guests are adults, all guests must be over the age of 30, excluding families.
Attention:
This rental is located in a high-density neighborhood with strict house rules and is only suitable for quieter groups. Owners live above! No tolerance policy exists for excessive noise, occupancy, parties, smoking, or pets. Failure to abide by these policies may lead to immediate eviction without refund. Please make sure you are comfortable with these policies before renting.

Cute studio in a great location. This is a small apartment below the owners home. The ocean is right out the door and you can easily walk to the beach or the bird rock shops and restaurants. This is my first vacation rental with the owners on the same premise. I was afraid it would be awkward and not private, but it’s not the case with this rental. The owners were very nice and respectful of our privacy. It was a perfect stay.

As former owners of a residential cleaning company I can confirm this property is very clean and tidy-they'd even steam cleaned the sofa prior to our arrival. This property is situated in a beautiful, quiet, serene neighborhood. The view from the front porch was incredible and the only foot traffic were families walking their dogs. My husband went walked to the beach view every early morning and evening to experience the tranquility. There was free parking in front of the apartment every day and we were tenants over holiday, 7/1-6. The drive to Pacific Beach was only 6 minutes, and 15 minutes to Mission Beach. It was really nice to be staying closely accessible to those beaches but in a much calmer upscale community. This is a renovated apartment and the owners do live in the main home above the apartment so you will occasionally here a chair moving or the dogs running. We never heard the home owners or their guests voices, music, or footsteps but we did hear the dogs excitedly start their morning play and a little bit of their evening play, however, it wasn't disruptive to us at all and we weren't spending much time at the apartment, rather just coming back to it late at night to sleep. There wasn't any interaction with home owners while coming and going, it was never awkward. They have their own entrance as does the apartment. They responded to text inquiries timely when I had a comment to share and wanted a recommendation to a sushi restaurant. We loved our stay here.

A wonderful visit! I could see the ocean from the patio. I have friends near by so I didn’t need a car at all. Everything was walkable, ocean parks, food, coffee. a variety of restaurants, some shopping, services. A beautiful neighborhood! Yes I could hear occasional noice from unit above. Overall 5 stars.

The owners apparently live above the apartment so sometimes during the late hours you can hear them walking. Shower and bathroom is small and the shower head was not working properly. Me personally, I don't see staying here again. Location was great!
