Being the largest floorplan of the community, with its high ceilings, arches and Arizona room, this home offers nearly 3,000 square feet of bright and open soaring space! Just a scenic 20-minute drive from Sedona, this bright and spacious vacation home is designed with your vacation in mind with excellent community amenities including a pool & hot tub to enhance your stay!
The Space:
On entry to Del Webb – Roper Lane, a family room welcomes you with a queen sleeper couch and dedicated workspace, ideal for remote work or simply spreading out with friends and family. Breeze through to a bright and spacious open-concept living room with high ceilings and walls of windows, and doors opening to a tranquil sunroom and outdoor patio.
The open kitchen has modern stainless appliances, bar seating for 4, and an adjoining dining area for home-cooked meals – or take it outdoors! This space seamlessly connects to a sunroom with bistro-style tables, a dining table, a second Smart TV, and doors out to the back patio furnished with cozy seating areas and a BBQ grill to enjoy Sedona’s outdoor lifestyle.
4 Bedrooms – 2.5 Bathrooms – Sleeps 10 Guests
Del Webb – Roper Lane accommodates a maximum of 10 guests in 4 bedrooms on a split floorplan. On the East side you will find a primary bedroom with a king bed and a luxurious en-suite bathroom, and an adjacent queen bedroom. On the West side, a king bedroom and a queen bedroom are connected by a jack-and-jill bathroom. The home offers a full laundry for guest convenience. Other: Full set of golf clubs, a rolling cooler to travel with and a bike repair stand and pump.
Cottonwood Ranch Community
Your stay at Del Webb – Roper Lane includes complimentary access to the Cottonwood Ranch community clubhouse with a seasonal pool and year-round hot tub boasting beautiful views of the Mingus Mountains, a fitness center, a computer room, a park with a playground and sports court, and lots of trails and bike paths winding through the homes.
Community Pool & Hot Tub: The pool is heated March 1st through November 1st (subjective to weather/outdoor temperatures, subject to change by the HOA). The hours are 6:30am to 9pm.
Community Pool & Hot Tub: ***Please note that the HOA requires a $100 non-refundable fee to use the clubhouse and pool/hot tub*** The owner will reimburse. The form for guest to fill out is the clubhouse.They require a 15-minute orientation to go over all the rules (Let them know you are staying at an Airbnb so the orientation will be shorter). Guests MUST call ahead to schedule appt. Appointments can only be scheduled Mondays through Fridays, and on weekends if appointment is set ahead of time. They are very strict and will expect all rules to be followed. Renters will be given a temporary key fob to be able to access the clubhouse. The HOA does not allow "guests of guests" so make sure that the people using the facilities are identified as "renters" of the property not "visitors". Also note that the Clubhouse is 0.6 mile from the house and it is recommended to drive there.

The historic town of Cottonwood is a vacation destination becoming more and more popular with tourists visiting Sedona, the historic town of Jerome, Camp Verde, and the Grand Canyon. When you’re not exploring the famous landmarks of Sedona or teeing off on the rolling fairways, there’s plenty to do closer to home. Hike the many trails, discover local wines at three nearby wineries, visit the largest hatchery in Arizona, and don’t miss the colorful, creative, and unique art village of Eliphante. You’re only 20 minutes from Sedona and 10 minutes to the “Wickedest Town in the West”, Jerome.

There are taxis, Uber (limited), and the Sedona Trolley but we recommend guests have their own car. This is a small town and public transportation is very limited.
Other forms of transportation available in the area include the Verde Valley LINX Public Transport, the Sedona Shuttle (only operable Thursday through Sunday to select popular trailheads), Lyft (limited), and several rental companies providing rental machines for off-road adventures.

We had a great stay at this beautiful home! This home had so much space for our family. We utilized the pool at the clubhouse which was only a 2 min drive from the home. It also had a pretty nice gym at the clubhouse. A park was nearby as well. The kitchen had everything we needed for our week stay. The host was very responsive when needed. We travelled to Sedona every day during our stay which was about a 20 min beautiful drive. We also explored Main Street in cottonwood and Jerome which was all nearby. Perfect location for a wonderful trip.

We booked this home for my construction crew that was working out of town at the local church. The men loved the home and loved the gameroom. They said it was a great unwind and made them feel like it wasnt all business. The home was clean and in a great location.

We had a wonderful time visiting with our daughter and grandkids in Cottonwood. The house was the perfect size and layout. Kids loved the game room in the garage. Great for small dogs. We will be back!
