This cosy Norfolk barn conversion offers single storey living with additional relaxing area on the mezzanine level for additional comfort. wonderfully peaceful rural location is perfect for quiet breaks. You can enjoy views across the fields from the very well enclosed enclosed garden. Hickling Broad is one mile away and the coast is a short 10 minute drive.
Kitchen
Modern fitted kitchen with electric oven and hob, integrated dishwasher, fridge and freezer. There is a microwave, toaster and kettle too.
Open plan Lounge/Diner
Luxury corner sofa for ultimate comfort. There is a dining table for four, coffee table and flat screen Smart TV for guest enjoyment. There is a door leading to the outside patio and grassed areas. There is a cupboard in the hallway which houses a washing machine for guests to use.
Bedroom One
Kingsize metal bed and views over the fields. There are bedside tables with lamps and large built in wardrobe for plenty of storage.
Bedroom Two
Two 3′ single beds make the perfect twin room. More views over the garden and fields and built in wardrobe for storage.
Bathroom
The family bathroom has a walk in shower and separate bath. There is a WC and sink.
Mezzanine
Upstairs there is a mezzanine overlooking the living room with comfortable armchairs and a pool table. Please note access to the mezzanine level is via paddle stairs.
Garden
Pull up to the property on to the shingle driveway where there is parking for 2 cars. The garden has a patio with seating followed by a large lawned space which is fully enclosed with 6ft fencing/solid walls all the way around. There are beautiful views over the fields from this direction.

A big Thankyou for the flexibility on check in due to heatwave. Dogs enjoyed being unloaded into a spacious and shady garden. Very much appreciated by all of us! We loved the personalised welcome message on the blackboard and the goodie tray. That’s always fun - checking out the yummy treats!
We enjoyed the lack of traffic noise here and the very dark nights. We slept well in the comfy bed. Our dogs enjoyed the coolness of the hallway. It’s a cosy place which was beyond spotless and has a lovely sunny kitchen. The garden gate is worth a mention. It’s truly dog-proof. Really well designed lock.
We spent a lot of time relaxing on the sun-loungers and dining outside on the bench.
We liked the quirky games area upstairs. The pool table provided entertainment one evening. Overall a very nice lodge/location.

We loved this cottage, very quiet location, spotlessly clean. Our dog loved the garden, it was fully enclosed. We look forward to returning.

Just had 7nts with our 4 teeny dogs and elderly mother and wow it was perfect for everyone.
The welcome tray of goodies was lovely and the lodge is so clean. The sofa and beds are also super comfy.
The lodge is located in great location for access to the broads and the beach so plenty to do.

It was a lovely stay in Boundary Lodge. The location was perfect for beautiful country walks from the door. Picturesque views from the garden. The garden was fully enclosed with high fencing to keep our four gorgeous runners (greyhounds) safe. Local amenities in close proximity. Welcome pack was a lovely treat. Catered well for four dogs.
