Guests with REDUCED MOBILITY, please consider:
• The apartment is located on the 4th and 5th floors and is accessible only by stairs (approximately 90+ steps). There is no lift.
• Internal stairs connect the two levels of the duplex apartment.
• The building entrance and staircase are typical of historic London properties and may feel narrow when carrying large luggage.
Travelling with CHILDREN:
• The duplex layout includes internal stairs and elevated areas which may not be suitable for very young children without supervision.
• Safety gates cannot be installed.
NOISE ADVISORY:
• The apartment is in central London near Paddington Station. While the street itself is generally quiet and residential, some city noise and seagull calls can be heard despite the double glazing.
COMPULSORY PRE-CHECK-IN:
To help protect our community and ensure a smooth check-in experience, we use a secure Guest Portal powered by BoomNow and Truvi (a leading guest-screening provider). Once your booking is confirmed, you’ll receive a link to complete a quick pre-check-in form. Depending on your booking details, you may be asked to verify your ID as part of this secure process.
GUEST PORTAL, INSTRUCTIONS AND CODES
The Guest Portal will also include an apartment guide, access details with photos and an access code, which will become available at your booked check-in time (usually 3 PM).
We also offer a few OPTIONAL EXTRAS not included in your Airbnb reservation, which can be arranged after booking:
Early or late check-out – £30 per additional hour (before 3 PM or after 10 AM, subject to availability)
Extra bedding sets – £30 per set, delivered by our laundry on your chosen day
Mid-stay refresh clean – £100 (refresh clean, no linen change)
Baby equipment hire – £30 (cot without bedding, baby bath, high chair)
In-person check-in or luggage assistance – Please request well in advance to guarantee availability:
£80 until 5 PM
£120 from 5 PM to 10:30 PM
£200 after 10:30 PM (due to extra taxi cost)
1. General Conduct
- Let us know if you need anything—we’re happy to help!
- Only the guests listed in your reservation may stay overnight. Contact us if you’d like to invite visitors.
- Guests under 18 must be supervised at all times.
- Please treat the space with care. Do not move or remove furniture and items—you may be charged for damages or excessive cleaning.
- Lock all doors and windows when leaving.
2. Respect for Neighbours
- Keep noise levels down, especially during quiet hours: 10:00 PM – 8:00 AM (no loud music, shouting, or gatherings).
- Please do not engage with neighbours—contact us via chat or call in urgent situations.
- Drones and other unmanned vehicles are not allowed without permission.
3. Fire Safety
- No smoking indoors (including vapes) or in the courtyard.
- No open flames—this includes candles, fireworks, or lanterns.
- Do not cover electric radiators—use the provided airer for drying clothes.
- Keep communal areas clear—these are emergency exits.
- EV charging (including e-bikes/scooters) from domestic sockets is not allowed.
4. Cleanliness
- Remove outdoor shoes inside the apartment.
- Follow the online manual for rubbish disposal.
5. Pets
- Pets are not allowed unless agreed in advance.
- Approved pets require an extra cleaning fee.
- Pets must never be left unattended.
- If travelling with pets, contact us for guidance on suitable spaces.
