Few more towels would have been great as the dryer took a very long time for a cycle The glasses mix was a bit strange- some nicer glasses would have been nice in such a nice place!

Edge 11 is a beautiful property with facilities that made it a lovely setting for our family to spend time together. There is a lot of potential here, which made the lack of upkeep particularly disappointing.

At more than $1,000 per night, Edge 11 fell short on cleanliness, maintenance and basic supplies. We stayed for seven nights with six adults and two infants. Most concerning, we stepped on broken glass in a bedroom and found more on the balcony. The smoke alarm near the upstairs bedrooms was hanging away from the ceiling. The dryer did not dry clothes, the washing-machine rim was mouldy and contained nuts, bolts and fishing-line weights, and the queen mattress sagged. Other problems included a broken oven-door seal, flickering kitchen and powder-room lights, a broken living-room lamp, mouldy shower caulking, a heavy toilet door and worn outdoor chairs. There were ants in the pantry, bird droppings on the outdoor table when we arrived, and disorganised spare bedding. The kitchen was poorly equipped for a full group. We had to use several small pots just to boil pasta. Crockery and glassware were a disorganised mix, and cleaning supplies were very limited. There was no barbecue-cleaning equipment despite strict instructions to clean it after use, no body wash despite it being advertised, and too little hand soap, shampoo and conditioner for our stay. The advertised record player and ping-pong table were absent. We could not work out how to access the advertised Foxtel service, despite a remote being provided. Tree growth also blocked the master-bedroom view shown in the listing photos. I emailed detailed private feedback and requested a partial refund. The team said a manager would reply the next day, but nobody did. My follow-up a week later also went unanswered. The property is beautiful, but its upkeep and the lack of response did not match the price.
