Occupants of the Short-Term Rental shall be prohibited from using all outdoor amenities and/or engaging in outdoor games or any outdoor activities that create noise between the hours of 9:00 PM to 8:00 AM Sunday through Thursday and 10:00 PM to 8:00 AM Friday and Saturday.

It offers everything one would need to create their perfect meal, including granite countertops and bar-height dining with seating for four. No spices, condiments, or oils are provided.

1. NOISE LEVEL: `Quiet Time` in this city is from 10 PM to 8 AM, however, `Quiet Time` in this development is effective 24 hours a day. Loud parties in the home or on the premises are prohibited and grounds for immediate eviction. The registered guest/licensee and their guests and visitors agree there will be no disturbance, annoyance, endangerment, or inconvenience of the neighbors. Due to the proximity of the houses, using vile or obscene language while outdoors is likely to disturb and annoy the neighbors. 2. PARKING: Parking is limited to the garage and driveway only. Parking at this house is available for 4 cars maximum, 2 in the garage, 2 in the driveway, and no street parking. Parking vehicles on the street (anywhere outside of the driveway) are against the HOA rules and you will be fined and towed, although brief unloading is allowed. All vehicles must be parked parallel and not horizontal or you will be fined. RV campers and/or tents on the premises or parking area are forbidden and you will be fined. All fines and/or towing charges are the responsibility of the registered guest. Garage doors are to be closed when not in use.
3. HOME OWNER ASSOCIATION (HOA): This property is part of a Home Owner`s Association (HOA) with rules and restrictions that all tenants and guests must abide by. Tenants agree to maintain the premises in good order and appearance and abide by the HOA rules.
4. NEIGHBOR COMPLAINTS: Actions by Tenants and/or guests that result in neighbor complaints or Police being called to this property will result in a minimum of a $500 charge to deal with potential HOA and legal issues & fines, which is payable by the registered guest.
5. REPORTING DAMAGE TO AGENT: The licensee agrees to keep the Property in good condition, and upon Licensee`s check-out, the Property will be left in a good and habitable condition. Any damage to furnishings, fixtures, furniture or other notable condition found upon check-in will be reported to the Agent within two (2) hours of Occupancy.

DAMAGE POLICY: Licensee shall be responsible for all damage, breakage, and/or loss to the Property, except for normal wear and tear and unavoidable casualties (as deemed by the Agent in its sole discretion) which may result from Licensee`s occupancy. Licensee agrees that all pipes, wires, glass, plumbing, household contents, and other equipment and fixtures will be in the same condition upon check-out as it was at the time of check-in, reasonable wear and tear and damage by unavoidable fire and casualty of the only exceptions. The licensee understands that the Property will be inspected before to Licensee`s check-in and upon Licensee`s check-out. You acknowledge any loss and/or damage to the Property that will result in a charge or charges for repair and/or the replacement value.
