About this house rental

Upon your arrival, you will pass under the large covered front deck to the entrance. Use your unique access code on the smart lock and you will enter a large porch area with a spacious side mudroom. As you venture further into the home, you enter the bright, fresh, open-concept living space with an incredible vaulted ceiling and 13 large windows for taking in the breathtaking ocean view. Be on the look-out! Guests regularly see whales, dolphins, tuna, and eagles. In this space you'll be treated to a full kitchen with high-end appliances, including gas range/oven, Nespresso machine and drip coffee machine. There is also a large kitchen island with seating for 4. On the back of the kitchen is the dining space, which includes a large live-edge wooden table with seating for at least 6. The living room is stunning with a floor-to-ceiling wood-burning fireplace, large L-shaped couch, and a 75" Smart TV.

Next to the living space is a door leading up the stairs to a spacious and secluded open-concept loft area with bedroom space, living room space, and desk setup. This room has a queen bed, couch, coffee table, and desk for a laptop-friendly workspace, as well as a 50" TV with a Roku streaming stick.
To the left of the large fireplace in the living room is the hallway that takes you to the bedroom area. You will first discover the master bedroom with a king bed, full bathroom ensuite, large walk-in closet, 58" Smart TV, amazing ocean views, and access to the hot tub deck! Further down the hallway you'll find 3 more spacious bedrooms - 2 of the bedrooms have queen beds and the last bedroom has a double-over-double bunk bed. These 3 bedrooms also have small secret passageway doors between them that all kids love! In this main hallway you'll also find another full bathroom and a large laundry room (look here for board games and puzzles!).
To the right of the large fireplace is a porch where you can access the back deck. On the back deck, not only will you find a gorgeous, panoramic ocean view but there's also the private and relaxing hot tub and BBQ!
From the back deck, you can take the deck stairs down to the large back yard. You can also access the back yard from the paved driveway. You will discover the large fire pit for your enjoyment and a pathway down to the ocean front. Children should be supervised at all times in these areas. You'll love picking blueberries and raspberries in the areas near the house. Lots of trails to explore, as well!
The guests have access to the full upper level of the house, exclusive use of the front yard, front patio, back deck, hot tub, back yard, upper driveway and pathway to the water.

Getting Around:
First off, for all the city-goers, this is just a 35-minute drive to the sights and sounds of the historic and captivating Downtown St. John's.
Just a few minutes down the main Holyrood road is the Holyrood Beach and boardwalk, Willow's Golf Course, phenomenal hiking mountains and trails, and so much more.
Just across the road from the house, you’ll find a large groomed trail (the Newfoundland T'railway) that stretches for hundreds of kilometres. This trail is used for scenic walking, hiking, jogging, and biking. The T'railway section in Holyrood also allows respectful all terrain vehicles, so pack up your side-by-sides in the warm months and your sleds in the winter and hit the trails! Safety and low speed are important to all nearby residents.
There is an amazing playground for the kids located just a few minutes' walk away! This playground has swings, spring riders, slides, climbing walls, an obstacle course, and so much more! Great for all ages. A good romp at this playground is almost always followed by a good night's sleep! This park is located in the scenic Marina Shores Development on Eagle Drive.

SAFETY DETAILS:
- The double-over-double bunk bed has the following weight rating: upper bed = 300 lbs and lower bed = 450 lbs. Please ensure this weight limit is followed especially for the upper bed. Also, there is a small railing along the edge of the top bunk but please ensure children are old enough to safely and responsibly use the top bunk.
- If you do plan to use the gravel walkway in the backyard going down to the ocean's edge, please note: there are no rails, fences, or boundaries along walkway and in wooded area going to the ocean's edge. There is approximately a 7 ft drop from edge of woods down to ocean area. ACCESS AT OWN RISK. CHILDREN NOT TO BE LEFT UNATTENDED.
- The back edge of the backyard has a steep hill of large rocks that goes down to the lower pathway. There is no fence along the back edge of the yard. BE CAREFUL NEAR THE EDGE OF THE BACKYARD. YOUNG CHILDREN SHOULD NOT BE LEFT UNATTENDED.
- The home does have actively recording security cameras around the exterior of the home and they all follow privacy guidelines. The cameras record video, but not audio. The cameras are in the following locations: 1 x front door, 1 x main driveway, 1 x lower driveway, 2 x lower back deck, 1 x upper back deck, 1 x side of house (woods side).


Other Details:
IMPORTANT: There are very respectful and very friendly long term tenants in the separate downstairs suite. The couple use a private separate entrance, the lower driveway, and the detached shed. Please note: the couple has no issues at all with noise, late nights, outdoor activities, etc. and are happy to have a chat and answer any questions about the property, area, things to do, where to get groceries, etc. They want you to have the best vacation!
Dogs are welcome with the assumption that owners hold the furry family members to the same house rules as their humans and ensure to clean up after them so the home is found by housekeeping staff in the same condition that guests found it. On the left side of the house there is an area with crushed stone for your pups to do their business! Doggie bags can be found in the mudroom off the front porch.

This was the most beautiful place on earth! The house was beyond perfect, the host was beyond incredible and the experience was nothing short of the most amazing trip we’ve ever had. When we started to hook this trip we wanted as a group to stay downtown St Johns for the ease of getting around, so I was a bit skeptical at staying outside of the main city - but frankly staying in the city would have been the worst decision. Saltwater Manor was the perfect choice and so glad we chose it, Megan was the hostess with the most, I can’t rave enough about how amazing everything was, every interaction was timely, helpful and frankly felt like I was speaking with family. The house is impeccable, every comfort of home was thought out and readily available. We all said we could go back and stay longer to truly appreciate this little piece of heaven. My only regret and I apologize Megan, is that I owed you this review so much sooner - but there is no chance a memory has been forgotten about how lovely our stay was. Thank you for everything.

A group of 7 family members took a girls' trip to Newfoundland. We stayed at the gorgeous Salt Water Manor - we were excited by the listing but blown away with how spectacular it was when we arrived. The views are incredible and the house itself is a dream - we spent more time there than we expected to because it was the perfect balance of comfort and luxury. The host's response time was rapid and the details throughout the house were so thoughtful - a summertime lemonade bar, towels for the hot tub and bathroom amenities. It was a 10/10 experience and a true highlight of our trip - we are already making plans to go back!

My parents lived in Holyrood for many years but moved I to assisted living a year and a half ago. This was there first time back to stay since then and my first time with them under one roof in Newfoundland since their move. The house was immaculate. Communication with Megan was prompt and super helpful. All of our needs were met plus some we didn’t even know we had! We saw whales everyday from the window, had a beautiful sunset campfire in the backyard and played lawn games for hours. We had friends from New Hampshire join us for the week and they already can’t wait to come back. The property location was perfect, lots of local hikes and things to do but a short drive to St Vincent’s (whale watching), St Johns (screech in, signal hill and cape spear), Cape Broyle (sea kayaking) and Bay Roberts (east shoreline heritage walk) . So many more things to do and see but we will be back and can’t wait to stay at this beautiful home again. Great customer service, perfect location and beautiful accommodations makes this a five star experience for us. Thanks for a great week.
