Once a 150-year old heritage-listed pub, Hoa’s House has undergone a bespoke renovation featuring recycled materials and a sizeable mid-century furniture collection. Relax in industrial chic interiors, switch on the record player, cook meals in the sage kitchen or step outside to explore North Melbourne's trendy cafe and bar scene, with local hotspots such as Auction Rooms and The Courthouse just two-minutes by foot. The CBD is a mere 10-minute tram ride away.
One of three townhouses located in the iconic 19th-century pub, King’s Arms Hotel, Hoa's House was cleverly transformed into an inviting, personalised space by IOA Studio. Compact yet efficient, bold but not overbearing, bright and clean with just a touch of rustic charm—the pair helped create an eclectic, thoroughly modern urban retreat.

The living area evokes a warm, playful feeling with curved lounges, vibrant lighting, and a dove-blue velvet curtain that effortlessly divides the space. Cosy up with Netflix or pop on a record from the collection while you play a game of Scrabble. A sage platform separates the living and dining area, housing a stunning timber table with rattan Cesca chairs and air-conditioning. The open-plan kitchen features an induction stove and premium appliances making meal preparation a breeze, while a compact, private courtyard provides space to stretch out in the sun over your morning cuppa.

Ascend the stairs to find the bedrooms and two mezzanine levels—naturally lit by oversized skylights. Curved walls flow into two queen-sized bedrooms, both featuring bright sunny windows and ample wardrobe space. The full bathroom can be found on this level so you can easily get ready. Climbing up a ladder to the first mezzanine level takes you to a hidden third bedroom with two single beds under contouring, wooden ceilings and skylights, with a reading corner and open storage for your belongings. A second mezzanine level provides a compact nook where you can kick back on the daybed getting lost in a book chosen from the extensive collection.

A half bathroom is conveniently located on the ground level with a laundry neatly tucked away—fitted with a washing machine and dryer. With its buzzing inner-city location, there is potential for some noise. The property does not come with a car park, and street parking in the area has time restrictions.

The property is equipped with basic sundries to help you settle in, perfect for a short visit or to kickstart a longer one. While we don’t replenish these items, we recommend bringing some extras or picking up what you need locally.

The big bins are collected every Wednesday so they must be taken out for collection every Tuesday evening. Any guest who stays over on a Tuesday/Wednesday must agree to take the bins out. Please do not book this accommodation if you're not prepared to take the bins out. We will send you reminders. Thanks!

To see the local market scene, just a 13-minute walk will take you to historic Queen Victoria Market, boasting over 17 acres of fresh produce, arts and crafts. If you’re ready to explore more of Melbourne, the closest tram stop is right outside the front door and will take you right into the bustling CBD.
