The natural preserve directly behind the home is part of the Okahumpka Marsh system. This vast marsh physically merges the eastern boundaries of the Chitty Chatty Preserve with the broader conservation wetlands surrounding Lake Denham, including Flat Island Preserve. Use the walking trails adjacent to the preserve, it’s not uncommon to see wild boar, turkey, egrets, kites, and eagles. And, say hello to Fred, the neighborhood gator!

The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. All homes that are occupied must be occupied by at least one person who is at least fifty-five (55) years of age. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired. Come live like a Villager and try it out for yourself!

Winter Months (January/February/March/April) MUST be booked for the entire month (ONLY February or ONLY March). Straddling the month or booking a partial month is not available. There are externally facing cameras for safety purposes. These cameras may not be disabled at any time and are used for pool and landscaping monitoring. The Master Bedroom has a Split/Adjustable King Bed Guest Policy: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.) GOLF CART DETAILS: - Golf Cart Maintenance Fee is $125 at the time of booking. - The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out our online liability waiver form (which is sent you two weeks prior to booking). Golf cart key will be provided upon submission. - Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages incurred during their use. - We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs.
