The natural preserve directly behind the home is part of the Okahumpka Marsh system. This vast marsh physically merges the eastern boundaries of the Chitty Chatty Preserve with the broader conservation wetlands surrounding Lake Denham, including Flat Island Preserve. Use the walking trails adjacent to the preserve, it’s not uncommon to see wild boar, turkey, egrets, kites, and eagles. And, say hello to Fred, the neighborhood gator!

Whether you’re looking to unwind or dive into new adventures, Lake Denham offers something for everyone. Take a refreshing dip in the family pool at nearby Franklin Recreation, or enjoy a variety of activities designed to bring neighbors and guests together. Just a short 5 minute golf car ride away, Sawgrass Grove awaits with its lively Market for dining and shopping, the Clifton Cove Putting Course for a bit of friendly competition, and free nightly entertainment at the boxcar stage. Easy access, via a 15 minute golf cart ride, to the brand new Eastport square.

The Subdivision is an adult community designed to provide housing for persons fifty-five (55) years of age or older. All homes that are occupied must be occupied by at least one person who is at least fifty-five (55) years of age. No person under nineteen (19) years of age may be a permanent resident of a Home, except that persons below the age of nineteen ( 19) years may be permitted to visit and temporarily reside for periods not exceeding thirty (30) days in total in any calendar year period.

The Villages is a GOLF CART COMMUNITY!! There are parallel roads for golf carts only. The Villages has an app where you can find directions to anywhere with the golf cart paths. It is truly a fun experience. The home you are staying in DOES offer use of a golf cart. There are local vendors available to rent (with delivery) golf carts, if desired. Come live like a Villager and try it out for yourself!

This house is - PET FREE - NO PETS EVER - MEDICAL Exemption - Life Threatening Medical Condition if exposed - No ESA Pets - No Service Pets –

(January/February/March/April) MUST be booked for the entire month (ONLY February or ONLY March). Straddling the month or booking a partial month is not available.

SURVEILLANCE: There are externally facing cameras for safety purposes. These cameras may not be disabled at any time and are used for pool and landscaping monitoring.

GUEST POLICY: Base rate includes 2x guests in the primary bedroom + 1x guest in each additional bedroom. Number of guests beyond that will incur a fee. (E.g., 3-Bedrooms = 4 guests included; max 6x guests.)

Due to the deed and covenant restrictions no one under the age of 19 may reside in the house for more than 30 days.

RESIDENT IDs: You will need Village Resident ID cards if you want to use the amenities in The Villages. The amenities include neighborhood pools, family pools, sport pools, pickleball, classes, golf at the executive courses, ability to reserve tee times, etc. IDs cost $50 and The Villages only allows two per home. After you obtain your temporary Resident IDs, you can request guest passes for others in your group. Pick up your Resident IDs first, then go to the Recreation Center to fill out the guest pass form for your guests.

Mail/Amazon Packages: The mailbox key is not given out to guests. Please have Amazon packages delivered to an Amazon locker. Amazon will not always deliver to the house, and owners / leasing agents are not responsible for any mail or packages.

Smoking: NO SMOKING OR VAPING on the premises at any time. Violations will result in fines.
SUPPLIES: The home will have a starter amount of supplies such as toilet paper, paper towels, dishwasher pods, trash bags, etc. There is enough for a three-night stay for your convenience. If additional supplies are needed during your stay, you are responsible for purchasing these.

REPAIRS/MAINTENANCE/DAMAGE: If anything needs to be repaired or gets damaged during your stay, please inform us as soon as possible, and we will have a handyman or repairman come out and address the problem.

GOLF CART:
• Golf Cart Maintenance Fee is $125 at the time of booking.
• The Golf Cart is a bonus/privilege and requires a Liability Waiver form to drive, if selected. If you choose to use the golf cart, you will need to fill out
our online liability waiver form (sent two weeks prior to your reservation date). Golf cart key will be provided upon submission.
• Guest is responsible for any monetary damages to themselves, the golf cart, others, or property of others, including any monetary damages
incurred during their use.
• We cannot guarantee usage in the event of a mechanical or tire issue while we await vendor repairs. A replacement golf cart will not be provided if
there are mechanical issues that prevent usage.

Cancellation Policy
• 100% refund if cancelled 60 days or more before check-in - 50% refund if cancelled 30–59 days before check-in - No refund if cancelled less than 30 days before check-in - Please note: ALL refunds are subject to a 5% credit card processing fee, which will be deducted from the refunded amount.
