This is a one level guest suite on the basement level of a residence and is about 1000 sqft. It has an oversized bedroom with 2 queen beds, a full kitchen, a full bath, and laundry. This rental is only for the basement suite and does not include the upper levels nor the backyard. Guests staying on the upper level have a separate entrance and there is no access to the lower floor from the upper level.

**About the Reservation**
• In booking our home, you consent to completing a third-party identity verification. The screening will have to be completed within 3 days from booking or at least 24 hours before check-in, whichever is earlier, to fully confirm your reservation. You are welcome to reach out to us for complete terms regarding guest screening.
• We uphold our cancellation policy as we only have each night available to one group of guests. We highly recommend purchasing travel insurance to protect your booking. One date change if your check-in date is more than 2 weeks away. No date changes otherwise.
• For stays longer than 29 days, we require a double cleaning fee, additional tenant screening, lease signing, and a security deposit to fully confirm your reservation.

• Garage is not part of the rental but there is ample parking on the driveway & in front of the home.

**About Fees & Pricing**
• We utilize dynamic pricing. This means that booking rates may increase or decrease every day. We do not honor yesterday’s pricing.

**House Rules**
• This is not a pet friendly home. $500 fine for unauthorized pets.
• Strictly NO parties and events, quiet hours between 10pm-8am, no smoking or vaping of any kind anywhere on the property including outdoor areas, no digital piracy, no shoes in the home. $500 fine per violation.
