About this house rental

The Tides is two separate units, the High Tide and Low Tide in one building. This is a two family home, 4 bedrooms and 1 bathroom upstairs, 2 bedrooms and 1 bathroom downstairs. The tides sleeps 15 people comfortably in beds.

We are available to meet you and show you around when you check in, we are always available via text and email, but we will not bother you unless you need us

Just over the Hampton bridge, 13 P Street is close to everything Hampton Beach has to offer

Welcome to The Tides! Just get over the Hampton Bridge and park right here on P St. before the traffic starts. Then, stroll to the boardwalk and all your favorite spots.

The Tides has plenty of space for you and your guests. It’s a two-unit building called the High Tide and the Low Tide. The High Tide has a four-bedroom, one-bathroom upstairs, and a two-bedroom, one-bathroom downstairs. It can sleep up to 15 people.

It’s a short walk to the Casino and the free nightly outdoor shows at the Sea Shell (just a 0.6-mile walk from The Tides). And it’s only two blocks to the beach, just a 0.2-mile walk.

The High Tide has a large eat-in kitchen that seats six, a full bathroom with a shower (no tub), a full washer/dryer, a large open living room with a 52-inch Roku HD TV and XfinityX1 wireless Internet. We don’t have regular cable TV, just strong Internet for the Roku TV and all your devices. The High Tide also has both a front enclosed porch and a back open porch, so you can enjoy the outdoors. There’s even a gas grill off the back porch.

The second floor of the upper unit has four bedrooms:

Bedroom #1: One queen bed
Bedroom #2: One queen bed
Bedroom #3: One queen bed
Bedroom #4: One queen bed with a day bed

The Low Tide has some cool amenities. You can enter the building without any stairs, and there’s an eat-in kitchen with seating for six people. There’s also an outdoor patio space, a full bathroom with a shower (no tub), a large open living room with a 43-inch Roku HD TV, and XfinityX1 wireless Internet. We don’t have regular cable TV, but we have strong Internet for the Roku TV and all your devices.

The Low Tide unit has two bedrooms.
Bedroom #1 has a queen-size bed
Bedroom #2 has two full-size beds.

The Tides can sleep up to 15 people in total. Please bring your own linens and pillow, because we don’t provide them.

Both kitchens have full-sized appliances. We have window air conditioning units in all the bedrooms and floor air conditioning units in the main living areas.

The Tides has private parking for two cars right at the house, and there’s also a remote parking spot for two cars just 200 yards away in a private parking lot. The Tides can park up to four cars in total.

We offer contactless check-in and check-out for all our properties. The door code and all check-in instructions will be sent to you when you make your final payment (60 days before check-in) and again one week before check-in.

Just outside your door, you’ll find the Coffee Break Cafe, a laundromat, Patriot Convenience Store, Sabos Subs, Stacey Janes Karaoke Bar, and The Ocean Wok. Bernies Beach Bar, Bucs Lagoon Mini Golf, a snack bar, and ice cream are just a few blocks away.

We start you off with some trash bags, paper towels, toilet paper, dish dishwashing pods, laundry pods and so on. If you have a large group spending an extended period of time, you may need to pick up more of what you need.

This property is just as advertised--perfect for a family retreat! It is close to the beach, an easy walk to stores and restaurants, but just far enough away to escape any late night party noise. The property is clean and well furnished. There was plenty of room for my family of 12 to spread out or to join together for meals or games. LOVE the front porch! Jason and Kara (Luna)Blu) were great communicators and responded promptly when contacted.

We rented both the High Tide and Low Tide. We found the house to be as advertised. The kitchen was well stocked with pots, pans, dishes and silverware. Only salt and pepper were provided. Other common spices would have been nice. The main floor is open with a large table great for a puzzle or family meals. There is both a nice porch in the back and an eclectic screened porch in the front. The neighborhood is quiet with the exception of the garbage pickup that came Monday, Wednesday, Thursday and Friday. They come for the house garbage twice and for the commercial properties, a few buildings away, twice. The garbage trucks are loud early (between 6 & 7 am) in the morning. The house advertises, "no linens". We've stayed in Hampton Beach about 20 times and about 1/2 the time we have needed to bring our own sheets but never blankets. We were surprised that there were no blankets. We were lucky that we were there on a week that was pretty warm and were able to get away with using beach towels and a beach blanket on the bed. The house was clean with the exception of the AC unit filters were very dirty. We cleaned them in 3 of the bedrooms and didn't use the AC in the fourth bedroom upstairs. I would recommend this house for family gatherings. We had 10 adults and a baby and plenty of space.

Whole family had a great time. Layout of both the big house and the apartment below were perfect. Super close to everything and parking was easy. Would definitely recommend and would go back!

Our family vacations in Hampton every summer. This was one of the most charming properties we’ve stayed at. Very spacious and comfortable. Jason was extremely pleasant and great at communicating. The house was wonderfully located. I suspect we have found a property that we would like to revisit yearly.
