The property is secluded but does overlook a few houses in the distance. Situated in a rural area, about 10 min to the nearest town with grocery & gas.

○ If you have more than 16 guests (over the age of 2), an additional fee of $25 per person/night applies.
○ Failure to register all guests may result in cancellation with no refund.
○ All daytime visitors must be registered and included in the total guest count.
○ No unregistered visitors are allowed without prior permission, including visitors’ pets.
○ Pets allowed upon request & additional fee of $250/pet per stay.
○ No smoking or vaping inside. If evidence of smoking is discovered, a $250 fee per day will be assessed.
○ No unauthorized events or parties.
○ A $500 event fee will apply for gatherings with unregistered guests in attendance.
○ The wedding fee would apply to any wedding, `micro` wedding, vow renewal ceremony, reception or post-elopement celebration.
○ For all events, a 500.00 security deposit will be required to be paid directly to Elite Experiences.
○ Respect the neighbors & quiet hours: 10PM-7AM.
○ Respect the neighbors property. Please don`t go over the property lines, they are marked.
○ No inflatable swimming pools or slip and slides are allowed, they can damage the grass.
○ No glass outside.
○ The Pavilion/Outdoor Kitchen is open seasonally between May 1st- Oct. 1st.
○ For safety & security, there are outdoor surveillance cameras.
○ No hunting or firearms permitted on the property.
○ No fireworks on the property.
○ Bookings within 24 hours of check-in will require a driver`s license prior to check-in.
○ Local guests please contact me prior to booking.
○ Check all your belongings before leaving. Shipping forgotten items will incur a $35 fee.
○ If you open it, close it; if you borrow it, return it; if you turn it on, turn it off; if you break it, fix it; if you use it, take care of it; if you make a mess, clean it up; if you move it, put it back

This was a great property for our family reunion! As advertised, there was truly something for everyone in our group of 26 and 3 generations. We especially were pleased with the pond - many of us swam every day to cool off during the heatwave during our stay. The other outdoor amenities were fantastic too - pavilion with outdoor kitchen, pickleball court and swingset got lots of use! We had a leak in an AC unit in one of the bedrooms when we arrived, but host was easy to communicate with and we got it addressed quickly (and the AC kept us comfortable in the 100 degree heat). Would definitely recommend the Farm!!!

This was our 2nd straight year staying here. We loved it last year and it didn’t disappoint this year either. Would recommend for any family to stay here. Plenty of room to accommodate our 30 person family. Everything you need is there besides food and drink and we came prepared this year and didn’t have to leave.
