About this apartment rental

Enjoy effortless coastal living in this inviting 2BR/1BA second-floor residence, ideally located just half a block from the popular 44th Street beach. Bright, spacious, and thoughtfully designed, this home offers a relaxed setting with easy walkable access to local favorites—perfect for year-round beachside escapes.

LIVING & DINING AREA:
The comfortable living space features a sofa, two upholstered side chairs, and a TV, with sliding glass doors that open to the back balcony.

BEDROOMS:
- Bedroom 1: Queen bed; ceiling fan; closet
- Bedroom 2: Queen bed; ceiling fan; closet

BATHROOM:
- Hallway bathroom: Tub/shower combo

OUTDOOR LIVING:
The back balcony includes a small patio table with seating for two, additional seating, and a propane gas BBQ grill for easy outdoor dining.

KITCHEN & AMENITIES:
The kitchen, remodeled in 2023, is fully stocked with dishes, utensils, cookware, and bakeware, along with all major and small appliances. Major appliances include a refrigerator, dishwasher, stove, oven, and microwave. Barstool seating is available. Guests must supply their own food, drinks (including coffee), spices, condiments, and paper goods (napkins, plastic wrap, etc.).

YOUR STAY ALSO INCLUDES:

- Wall heater and ceiling fans in all rooms
- Hair dryer
- Iron and ironing board

GUEST ACCESS:
Guests will have private and exclusive access to the entire 2BR/1BA second-floor residence, including all interior spaces and the back balcony. During the summer months, the full property, including the ground-floor residence, may be rented for weekly bookings together to accommodate larger groups. SUPPORT THROUGHOUT YOUR STAY:
We are committed to ensuring you have a wonderful and seamless stay. While we respect your privacy, our team is available to answer any questions or address any needs that may arise during your visit. We will not be present at the property during your stay unless assistance is requested.

ADDITIONAL DETAILS:
No Air Conditioning: Like most homes in our moderate coastal climate, this property does not have air conditioning. Ceiling fans are provided throughout for your comfort.

Linens & Starter Supplies: All bed, bath, kitchen, and beach linens for the maximum number of guests are provided. We also include a starter supply of hand soap, dish soap, a sponge, trash bags, 2–4 rolls of toilet paper, and 1 paper towel roll. Guests are responsible for additional supplies and personal toiletries.

Extra Sleeping:
To accommodate the maximum occupancy, two twin trifold floor mats (best suited for children) are provided. Twin rollaway beds can be rented instead of the mats by making advance arrangements with our office.

Laundry: Shared laundry facilities are located in the garage. Guests must provide their own laundry supplies.

Parking: One parking space is provided in a shared double-car garage and accommodates compact to medium-sized vehicles, including small SUVs. Access is via the rear alley. Street parking, both metered and unmetered, is also available.

Recreation Gear Rentals: Additional beach gear or recreational equipment is available for rent from Beachview Rentals at very reasonable rates. Large ice chests, wagons, Pack' N Play portable cribs, portable high chairs, twin rollaway beds, and more are available. Contact us for more information.

Rental Agreement: A signed rental agreement is required to complete your booking.

Security: This property may use surveillance cameras and/or recording devices in outdoor spaces and/or property entrances, as well as noise-monitoring equipment such as decibel readers, to protect our guests, the property, and ensure compliance with local ordinances.

City Tax: A 10% Transient Occupancy Tax (TOT) is included in all booking totals (for reservations less than 30 nights) as mandated by the City of Newport Beach.

We love Newport and visit it often. First time renting this unit. Check in was easy. Garage has washer/dryer plus beach chairs and umbrellas.

Small but nice. Little 2 bedroom, 1 bath with a living room and kitchen. Theres a balcony with a little gas grill. Worked just fine. Had the upstairs portion. Suite B. Like a 3 min walk to the beach. The beach was nice. More of a shore break so kids could t really play in the water to deep. Surfers seemed to of liked it. We packed up and drove to the peir 1 morning to teach the kids how to surf a d play in the water. Only a 5 minute drive but a 20 min walk. Overall it was nice, lots of houseware amenities. The only downside is the garage is tight! My extended cab truck BARELY fit, you share it with the downstairs rental tenant.
