About this apartment rental

This historic apartment has everything you need for your New Orleans trip. The unit comes with self check-in, free coffee and tea, outdoor dining, and excellent WIFI. During your stay, you can also enjoy using a convenient living room and kitchenette. Our Airbnb is within walking distance to several popular restaurants, bars, and museums. An ideal base to explore New Orleans.

This unit has a small kitchenette with an electric stovetop (NO OVEN), microwave, mini-fridge, and sink.

Take a short walk down to St. Charles Avenue - a major parade route during Mardi Gras - and hop aboard the historic St. Charles Avenue Streetcar to visit the French Quarter, Canal Street, and more. And at night, return home and take advantage of the room-darkening shades in the bedroom to ensure a tranquil night`s sleep. There`s also a washer and dryer in the courtyard that you can use during your stay, but please note that it is shared between all four units of the building.

***PLEASE NOTE*** the room with the single/Twin bed is right inside the front door and must be walked through to get to the rest of the apartment. While it has its own bathroom, it cannot be closed off from the rest of the apartment and should not be considered an extra bedroom, just a room with an extra bed if the two occupants of the space want separate places to sleep. Once you enter the apartment and walk through this room, there are a few steps up to the rest of the apartment where the living spaces and the bedroom and bathroom are located.

The Warehouse District, sometimes called the New Orleans Arts District, is the heart of downtown New Orleans activity. It’s a bustling neighborhood full of art galleries, museums, bars, hotels, and some of the greatest restaurants in the city, all anchored by the Ernest N. Morial Convention Center and Riverwalk along the Mississippi River near the foot of Canal Street.

There is no parking included with this stay. There is metered street parking available in the area around the building. Meters must be paid Monday through Saturday from 8AM until 7PM. Outside of those times and all day on Sunday, the street parking is free and meters don`t need to be paid. Follow instructions on the meters in the area where you park - there are also instructions on the meters or signage nearby that tell you how to pay online or through the app.

**There is a $200 security/damage deposit collected 3 days prior to arrival, and returned shortly after your stay. This is done as a $200 hold on your method of payment, not a full charge. Please see the rental agreement (required to be read and signed before booking) for more details. ***
1. The booking guest must have their ID uploaded to their airbnb profile.

2. Please be mindful of the neighbors sleeping. We recommend being quiet after 8:30pm (weekdays including Sundays) and 9:00pm (weekends).

3. While early check-in / late checkout may be available, this must be arranged ahead of time for an extra fee. Unauthorized Late checkouts are a $50 charge for each hour after 11am - a 15 minute grace period is given. Late checkouts MUST be requested before 9PM the day before your departure.

4. Clean towels are a provided amenity. Each guest listed through your reservation will receive 1 bath towel and 1 face towel. We are unable to fulfill requests for additional towels during the duration of your stay. Plan ahead while packing, please bring extra towels if you or any of your guests anticipate needing more.

5. Smoking & vaping in the unit will result in a $500 deodorization fee. Please smoke outside of the property.

6. Unregistered guests and parties are prohibited by local laws and ILLEGAL. Our occupancy limits are set by local ordinance. Any guest found to have had a party or over-occupancy will be charged a $1,000 fee for non-compliance with local laws. Exterior cameras present at the property to verify these laws/house rules are not broken. As of May 2022, Airbnb has specifically banned parties from their units. Violation of this rule will result in a ban from Airbnb.

7. Please do not hang or attach anything to the walls with push pins, tape, etc. or other painted surfaces.

8. Please do not use face towels to remove your makeup. It damages the towel.

9. If the space is left excessively dirty $50 will be charged for each additional hour of cleaning required. Removal of bodily fluids will result in a charge of $150. Glitter cleanup will result in a charge of $100

10. Unauthorized pets will result in an additional $250 deep cleaning cleaning fee and immediate request to leave. Pet Boarding recommendations available upon request. Both the owner and staff have pet allergies. If traveling with pets please inquire about our pet friendly units.

11. After you’ve read these rules, please send me a message with the words “yellow kangaroo” it will let me know that you have read the rules thoroughly.

12. Unfortunately, we cannot accept bookings from “Locals” at this time. Locals is meant to include anyone residing within 60 miles of New Orleans.

13. While we cannot receive any mail or packages to the space we will assist with getting packages shipped to New Orleans if needed.

14. Commercial video and photo shoots are strictly forbidden without prior and authorized consent. Associated day-rate fees, liability waivers and copyright contracts will apply if consent is given.

15. Message us for long term stays.

16. Trash is picked up daily.

17. Please be aware that street parking near the building is not free, you do have to pay.

18. All of our TV`s are streaming, we do not provide any account information, you will have to log into your own. Please remember to log out at check out. We do not have cable TV.

19. RVs / Campers / Trailers are not allowed on the premises.

20. External power outlets can not be hooked up to the property under any circumstance.

21. Should you wish to receive an early check-in or late check-out, please let us know the day before and we will determine if it`s possible. We require time to prepare the unit for your stay or after your stay for the next guest and sometimes we are unable to accommodate. If we can accommodate, we will charge $25/hour for the additional booking time. This will also be in place for dropping luggage off or leaving your luggage after checkout time has passed. Payment will be requested through Airbnb after your additional time has been approved.

22. Lost Items: We return lost items for a $75 flat fee. This is to cover shipping costs, along with the time spent to retrieve & mail your item. If you leave anything at the unit, please let us know immediately.

We had a fantastic stay here last week, the apartment and building is exactly as it is described/shown in pictures on the listing. Appreciated the room on the lower level was described as so, having the two bathrooms was really great, and the kitchen/living area was great - nicely stocked with paper towels, dishes, silverware, and a coffee pot with coffee and filters. We had plenty of towels, pillows, etc. As others described, there is some noise from others in the building, but that is to be expected in a historical building with other apartments, it was nothing out of the ordinary if you've ever lived/stayed in an apartment. It is a beautiful, historic building that truly gives you the New Orleans feel. The location is great - very nice and quiet neighborhood that is close to the RTA lines, a few blocks from a pick-up point on the hop-on-hop-off bus, there is a great coffee shop across the street, a grocery store a block away, and several restaurants and bars in the area to easily walk to.David was very informative and provided all details and information needed timely, checked in while we were (via e-mail) to make sure all was going well. Would highly recommend a stay here, we will be back again!

The host did everything right and was generally helpful.However... The accommodations were less than stellar. We knew we wouldn't spend much time in the VRBO as we were 'out and about' for most of the night. So initially we weren't concerned.The walls and ceiling are incredibly thin. We heard literally every noise from the upstairs apartment to the point you felt they were in your room w/ you (coughing, talking, walking) Also, there is an outdoor patio right next to the lower apartment. The windows do not seal, actual open cracks in the window. The upstairs neighbors were outside in this patio until 3AM. So again, you heard everything as if they were in the living room w/ you. I enjoy renting VRBOs but this made me wish for a hotel.
