Excellent Location: The location of the apartment is great. You can comfortably walk into Gravedona directly from the property. A pebble beach is reachable in about 10 minutes (or 7 minutes at a fast pace). The sandy beach further south is about a 30–40 minute walk away. Low Noise Levels: Traffic noise from the main road is minimal, with the obvious exception of passing fire trucks. Cleanliness & Balcony Features: The apartment was very clean upon arrival. A major plus is the large balcony with two large, electrically retractable awnings. Host Communication: Communication with the rental agency was excellent: friendly, professional, and genuinely pleasant. :) Service Response: The freezer wasn't cooling properly when we arrived. However, after a visit from two "technicians" (in civilian clothes and without tools, perhaps acquaintances of the host or owner?), it cooled down enough to freeze our ice cream. Garage Parking: Having a garage parking space is a great advantage. Parking inside is quite a maneuver, but with a compact car, it is manageable without stress (though tight). Arriving with a station wagon that is 20–30 cm longer would likely/definitely pose a real problem. General Property Atmosphere: The building itself is very quiet, which was extremely pleasant. However, guests should be prepared for industrious neighbors who use a leaf blower in the mornings starting around 8:00 AM, depending on their needs. We found this perfectly acceptable since we didn't plan on sleeping in late.

Inaccurate Listing Details: The listing statements "0 m to Lake Como" and "beachfront outdoor area" are inaccurate. The property is located in central Gravedona on a very nice, near-dead-end street situated between the main road and the waterfront. Missing Essentials: Only one roll of toilet paper was provided upon arrival. Basic items such as including paper towels, pepper, trash bags, and hand soap were missing. Poor Wi-Fi Connection: The Wi-Fi performance was unfortunately very poor. Speedtests only produced download speeds under 0.5 MB/s which indicated bandwith throttling or restricted access. The setup appears to rely on a hotspot repeater connected to another modem in the building (or hidden somewhere in the apartment). The Wi-Fi unit had only a single antenna and a power cord with no direct fiber, DSL, or coaxial line connected. Inadequate Electric Fans: While two fans were present, one was a combined heater/cooler unit whose cold airflow was insufficient. The second fan was quite old, had dust accumulated on its blades, and broke down on the second day. Limited Storage in Second Room: The smaller bedroom with a bunk bed seems intended for children. Access to the two wardrobes inside is roughly 75% blocked. Kitchenware & Furnishings: The cutlery was old and sparse. The sofa also appeared rather old and was covered with blankets that felt somewhat dusty.

Very nice view and more modern than in the photos 😊 Also self check in and communication was very uncomplicated

Parking with big cars is difficult/impossible but it was no problem for our medium sized car, some more cooking utensils could be useful and watch out for the second lock on the door 😅😅
