Welcome to your private lakefront retreat on peaceful Swan Lake, where modern comfort meets the natural beauty of the Catskills.
Designed for relaxation in every season, this thoughtfully renovated home offers beautiful lake views, comfortable living spaces, and a tranquil setting perfect for couples, families, and small groups.
THE LIVING SPACES
The bright, open living area features comfortable seating and a beautifully renovated kitchen with a double oven, five-burner gas stove, dishwasher, and everything needed to prepare memorable meals together.
Downstairs, the entertainment level offers a spacious lounge with a large TV, games, books, and a dedicated workspace—ideal for movie nights, family time, or simply unwinding after a day exploring the area.
BEDROOMS & BATHROOMS
The main house features three thoughtfully furnished bedrooms, each with a queen-size bed, and two beautifully renovated bathrooms with modern finishes.
An additional outdoor cabana offers a single daybed and electricity. Please note that the cabana is not heated and is not recommended as a sleeping space during colder months.
OUTDOOR LIVING
Step outside to enjoy peaceful lake views from the spacious deck, complete with outdoor seating, dining furniture, and a gas grill. Gather around the lakeside fire pit for an evening beneath the stars or simply enjoy the beauty of the water and surrounding trees.
The private dock offers a lovely place to take in the scenery, even when the weather is too cool for water activities.

Discover the charm of nearby Livingston Manor, explore local hiking trails, visit Bethel Woods, or spend the day enjoying the Catskills' restaurants, shops, and seasonal attractions.
Whether you're planning a quiet weekend, a family getaway, or a peaceful escape from the city, Swan Lake offers a beautiful setting to slow down and reconnect.
SEASONAL NOTE
Kayaks, the rowboat, and the outdoor shower are seasonal amenities and are not available during the colder months.
House has the essentials. Clean towels and linen provided along with shampoo and body wash. The cleaning fee can be adjusted based on the # of bedrooms/bathrooms being used. Babysitting services available upon request.
NO SMOKING allowed
Sorry, NO PETS. I am allergic to both cats and most dogs.
Please treat our home with care and respect.
Fireplace should not be used during the summer months. It provides additional heat for the house.
PLEASE NOTE: The house is kid-friendly but not childproof. Additionally, the house is very suitable for couples and singles.
LATE CHECKOUT/ EARLY CHECK-IN
Early check-in and late check are sometimes available upon request.
BATHROOMS
The house runs on a septic system. Please dispose of all baby wipes, paper towels sanitary products and food scraps in the garbage instead of in the toilets. Bathrooms are equipped with disposable sanitary bags.
PROPERTY CONDITION & DAMAGES
All damages to the home will result in a cost to replace and/or repair. The tenant must report if any damages are present at the property within two hours of arrival. If there is no report of any damage, the tenant assumes responsibility for damages incurred during the rental period. Furniture, electronics, and artwork are not to be moved. Premises left dirtier than what is considered normal will result in additional cleaning costs.
KEYS: smart lock
NO SMOKING
No Smoking is allowed inside the house. Smoking inside the house results in the loss of the entire Security Deposit. Smoking is permitted outside. There is a $50 charge for leaving cigarette butts on the property.
NOISE
Outdoor noise should be kept to a minimum after 10PM.
Please respect the surrounding property owners.

This was a great property for a weekend getaway with friends. The owner responds very quickly and is very helpful. We would definitely go back again!

This property is very comfortable, on a lake, with access to swimming, kayaking and the host is easy to communicate with. Lots to do in terms of hiking, visiting different hamlets, the Bethel woods "Woodstock museum," places t to eat.
The house has a grill but guests have to provide the propane tank. Because we only stayed a few days, it wouldn't be possible to buy our own propane tank, so it was a loss not to be able to grill outside. It would be lovely if there was an opportunity for short term guests to have access to the propane tank as part of the cost of the rental. Thanks for a lovely time.
