I liked the location, and I appreciated the nearby shop, café, and bar.

The reservation was for four people, but the apartment was set up only for two.The sofa bed was dirty and completely unprepared.It was not unfolded, not made, and we had to search the entire apartment for bedding. The host later stated that guests are expected to prepare the sofa bed themselves, which is unacceptable for a property priced at a premium level. I documented the condition with photos. The bedding, which appeared previously used, was replaced only after repeated requests.Missing access and parking cards.We never received either card, even though they were promised. Entering the building required assistance from the reception every time.Problems with the paid priority check-in (200 AED).We paid for early check-in, but the reception had no record of it and we had to provide proof. The access code did not work, the electronic lock malfunctioned, and only the property manager managed to reset it.No hot water on the first night and the next morning.We were not informed that the water heater had to be manually switched on. We learned this only on the second day.Communication with the host was slow and improvised.Instead of an apology for the unprepared apartment, we were told that “guests should prepare the sofa bed themselves.”When we requested a refund for the early check-in and compensation for non-functioning services, we were told that everything was “fine” on their side and the issues were supposedly our fault. The apartment is worn and poorly maintained: dirty sofa bed, peeling paint, mold around the sink, wall cracks, burnt-out bulbs, broken insect screen, stained curtains (all documented with photos).The location has strong potential, but the service and condition of this apartment do not match the price or the presentation on Booking.If I pay a premium price, I expect a professional service and a properly prepared, functional apartment — not repeated troubleshooting late into the night.Under these conditions, I cannot recommend this accommodation.

I asked if I could check in earlier and check out slightly later but timings were not flexible.

The room was really nice and exactly like the pictures. We had everything we needed. Spacious place especially when traveling with a young child! It was an amazing place to be even for young adults, I would recommend! YAS Island is an amazing place to stay! And the price they ask is very affordable! I would love to go again! Also important, you don’t hear the airplanes that loud especially night time it’s quite silent compared to other stays on Yas island! So I would definitely recommend the place, if the child doesn’t wake up it’s a good one!!!

Best location. Good for a family stay. The owner and receptionists are very kind and friendly!

The toilet area gets wet because no door on the shower room. There was only a washing machine, no dryer? (or maybe I didn't know how to use it)

Excellent apartments – clean and well-maintained, located in a new area with everything you need: parks, beaches, water taxis, a supermarket, and nearby IKEA and amusement parks.

On very cold winter days, it can get a bit chilly (+15°C), and heating is usually not available in such homes in Abu Dhabi.
