Location was convenient, but poor cleanliness and strong sewage smell made the stay disappointing

The location of the hotel was good. It’s a bit far from the central beaches, but still fine because you can walk. It takes about 15–25 minutes on foot to popular beaches. The hotel is very close to Paradise and Lori Beach, as well as Principotes, but unfortunately, the water at these beaches is very stagnant and dirty, almost like a pool, and sometimes smells bad. If you walk about 20-25 minutes, you can reach much better beaches like Poda, Ksamil, and Rilinda, which are wider, cleaner, and feel more open.

The surroundings of the hotel, especially at night, smelled strongly of sewage. The corridors leading to the rooms had no air conditioning, and even the elevator didn’t have ventilation. With the windows open in the corridors, the sewage smell spread into the hotel. The cleaning was also very poor, there was hair on the beds and in the bathroom. At first glance the room looked clean, but it was obvious they only wiped the surfaces quickly. There wasn’t even a drying rack on the balcony, so you had to hang your wet towels and swimsuits over the railing. The cleaning staff also left a dirty towel under our shampoo bottles, which felt like a joke.

I really enjoyed my stay. The staff was friendly and the room was clean and comfortable. Thank you!

We stayed for 12 days and overall had a good experience. However, the breakfast was almost the same every day, which became repetitive over such a long stay. It would be great to have more variety for guests staying multiple days. Thank you to the staff for their hospitality.

Top notch value for money!

The hotel is immaculate, the beds were super comfortable and we had plenty of space, even in a triple room. There’s a small bar downstairs, and even in off-season we could purchase drinks from their fridge before going out in the evenings. There’s was a 17 year old at reception most days working whilst doing his exams and he was exceptional, an absolutely lovely guy that was always happy to help. The breakfast had a decent variety, plenty of pastries, meats and cheeses as well as hot counters.

Some of the properties next door are still being developed, but that’s not the hotel’s fault of course! It’s also on the edge of Ksamil so it can be up to a 30 minute walk depending on where you’re going, but if you’re mobility is ok this isn’t a problem😊

Beautiful hotel. Staff were very friendly and kind. The breakfast was great and very fresh. Staff were very accommodating and welcoming. I would definitely recommend this hotel. Very clean. Location is great, everything is walking distance.

Find somewhere else where the staff actually cares

Beds are okay and good bathroom

Staff were not welcoming, AC was limited to specific degree and the room is hot. Only one key is issued for one room even if you are multiple people and the room needs to have a key inside so the AC can be used. Room service/ accommodation were limited ex. If you needed to change towels or have extra they limit to change them once a day

Hotel is new. Nice and clean. Room was cleaned every day. Small but comfortable rooms. Staff very friendly. They told us about all area and beaches. Parking was available. Breakfast included. Good location. I would recommend this place to stay.

Really good value for money hotel but has some things to work on!

The location and the staff were great. It was a very modern property which was nice.

Breakfast was served cold ( cold eggs) and not so much diversity. The lady who was cleaning the room did not vacuum the room and did not collect the garbage. This is not a very big problem but details make the difference.

Modern hotel, but didn't feel fully clean, the aircon was iffy and the sea view didn't exist.

The Aircon didn't work in once of the room. We booked 2 sea view rooms, one you couldn't see the sea at all the other was a slice of a view so a little unhappy.

The worst experience I've ever had in a hotel.

We didn't get a chance to enjoy anything as we were kicked out of the property for pointing out that our room did not have a sea view, despite paying for it.

I have never in my entire life been treated so badly by staff. Literally thrown out of the hotel by the rudest child on the planet.

A trip for the ages, extraordinary (bad) customer service.

This place is incredible in all the ways you hope it wouldnt be. We had booked a hotel room with seaview, and a second one for the day after for our family to join us. We were led into a room that faced the back wall of the building in front of it. When inquiring the receptionist got visibly angry telling us we could leave instead and get our money back. When processing the refund we raised the issue with the second room booking to which the angry receptionist told us we had to leave the premise straight away and any further booking were not his problem and effectively kicked us out the premise. They then proceeded to take payment for the second booking despite the fact they had kicked us out and told us we weren't welcome. An absolute nightmare of a hotel. Dispicable behaviouslr all the way, highly recommend to stay 1000 miles away from this if looking for a nice and decent holiday. We ended up having to abandon the whole family trip to Albania, loosing 800€ worth of ferry tickets and car rental fees. Buyer beware.

Wasn’t worth it at all

staff politeness and the rooms were cleaned well.

The staff was very polite. It is a nice family business. However, the facilities were below par and nowhere near the anticipated expectation. The breakfast was dull, enough to say didn’t exist. Food quality and range was poor. No restaurant within the hotel. Only breakfast which was poor. Parking was always an issue. The whole hotel was run by a young teenager on his own. The receptionist not always available. No iron within rooms. Last 2 days, there was no hot water to have a shower. Towels were limited.

It's rated four stars, but it felt like a three-star hotel. It felt like it had opened a couple months before our arrival, many of the facilities were still unfinished.

Great location. Right near everything. Quiet, clean and comfortable.

Very clean, family owned and operated. Brand new buildout. Really loved how clean and comfortable it was. Beds were great. Lobby was clean. Parking was good. New swimming pool coming soon. Newest hotel in Ksmail as of August 2023. Loved how quiet the area was but just steps away from the beach. Highly recommend it if you want to enjoy quiet time away from all the crazy music. But also just walking distance away if you want to be in it.

Need Irons for room. Need curtains on windows completely covering the windows so that there is not light coming in. They are Brand new. So understandable on some growing pains. Also know that the AC will not go below 22C. Although it’s not needed. It would be nice to leave the ac on and turn it off when you come back to sleep or from the beach. Who wants to sit in a room waiting for AC to catch up and cool down the room? And then wake up freezing because it’s blowing down on you. Otherwise it was perfect.
