Noise and Parties: Enjoy your vacation with lots of laughter and fun, but no parties, events, performing artists, DJs, or bands are allowed at any time. Keep noise to a minimum after 10 PM and be respectful of the neighbors at all times.
Occupancy: Do not exceed the maximum occupancy for the house (10) at any time.
Smoking/Vaping: No smoking or vaping. Any evidence will incur a $500 additional cleaning charge.
Pets: NO pets allowed.
Safe and Alarm System: Guests do not have access to either the safe or alarm system.
Pool: This is an outdoor, uncovered pool, so some debris may naturally accumulate between service visits. A pool skimmer net is provided for guest use.
POOL HEATING
Please note the following details regarding pool heating:
Pool Heating Schedule: Pool heating offered from October 1st to April 30th.
Temperature Setting: The pool heater is set to maintain a temperature of 80°F, starting at 9 AM daily for approximately 8hrs/day.
Climate Considerations: In Northeast Florida, there are days during the winter months when air temperatures may not adequately support pool heating. Heat pumps are effective in climates where average daily air temperatures during pool season exceed 60°F. Please consider this climate information when booking, as it may affect swimming comfort during colder periods.
Pool Heater Charges: The cost for pool heating is $250 per week, plus tax.
Please adjust your expectations based on the regional climate and average weather temperatures before confirming your booking.
IMPORTANT & REQUIRED: After booking you will be asked to complete guest verification through a trusted third-party provider. We had a great stay in Flagler Beach and couldn’t have asked for a better home for our family vacation. The house was absolutely beautiful and exactly as pictured—clean, well-maintained, and thoughtfully set up. It was a perfect fit for our family with kids of different ages, giving everyone plenty of space to relax and enjoy. The kitchen was especially impressive, stocked with high-quality cookware and everything we needed for meals at home. We spent so much time outside enjoying the gorgeous patio, palm trees, pool, and hot tub—it truly felt like a private oasis. By the end of the trip, the kids were already asking if we could come back next year, which says it all!

I rated this a 3 as when we booked knowing this is a "northern" beach, we would need pool heating for spring break. When I received the check in instructions there was no direction on how to pay for the pool heat (as it is listed in the instructions that it is additional). When I reached out, it took them almost 12 hours to respond in which they told us the pool heater was broken. They did offer us 150 dollars off but it was not repaired during our stay and the pool was pretty unswimmable. There isn't really anything else to do at this home but hot tub and a basketball hoop. Just be aware that if you are coming with kids it is pretty boring. We couldn't even sit outside in the evenings as the outdoor TV isn't available for guests (yes, it is stated in the listing but so weird) and we were there during March madness.This home is run by a management company. The communication at times was cold and curt. You can just tell it isn't run by the owner.This is a beautiful home but has a weird layout. Inside are two bedrooms. The third is more a study attached to the master with the bunk bed. The pool house was a cool feature for an older teen to stay in as it is quite away from the main building. Kitchen well stocked with top of the line appliances and utensils. There are only 3 beach chairs Outdoor table by pool only has 3 chairs left and outdoor furniture needs power washed. For us it was a waste of money as we booked for the pool and couldn't really use it.
