You will have access to the entire unit and any common areas (including laundry facilities) as well as a designated parking space. However, we do ask that you not congregate in the building`s courtyard past 9pm, for the comfort of the building`s other tenants.

1. REQUIRED ONLINE CHECK-IN, GUEST VERIFICATION & RENTAL AGREEMENT
The reservation holder must complete Hiplandia`s required online check-in process, including providing a valid, current government-issued photo ID, completing any required selfie or identity verification, and signing the rental agreement. Verification completed by Airbnb or another booking platform does not replace Hiplandia`s separate verification requirements.
Membership, employee, student, payment, benefit, or similar cards are not accepted as substitutes for government-issued photo identification. Invalid, expired, illegible, altered, or substitute documents do not satisfy the verification requirement. Submitting the required information does not itself constitute approval; verification is complete only when confirmed by Hiplandia or its authorized verification provider.
The required online check-in (including ID verification and signed rental agreement) must be completed no later than 24 hours before arrival. Reservations made within 24 hours of check-in must complete the process within 1 hour of booking. Failure to complete the required verification by the applicable deadline will prevent check-in and may result in cancellation in accordance with the reservation`s cancellation policy.
2. RESERVATION HOLDER & OCCUPANCY
The person who made the reservation must be staying at the property unless a third-party booking has been approved in writing.
All overnight guests must be included in the reservation. Maximum occupancy may not be exceeded. Visitors require prior written approval and may not cause the property`s total permitted capacity to be exceeded.
Reservations may not be transferred, resold, or used by an undisclosed party.
3. NO PARTIES OR EVENTS
Parties, events, receptions, open-invitation gatherings, and other unauthorized group activities are prohibited.
4. NOISE & NEIGHBOR CONDUCT
Please respect our neighbors and other building occupants. Excessive or persistent music, television, shouting, barking, vehicle noise, door slamming, congregating in shared areas, or other disruptive activity is prohibited.
Quiet hours stated in the listing, building rules, or local law must be observed. Noise must remain at a reasonable residential level at all other times. Guests must respond promptly to requests to reduce noise or other disturbances.
5. NO SMOKING OR VAPING
Smoking and vaping are prohibited anywhere on the property unless the listing expressly identifies a designated smoking area. This includes inside the accommodation, balconies, patios, entrances, garages, and other property areas.
This rule applies to tobacco, cannabis, electronic cigarettes, vape devices, hookahs, and any other smoked or vaporized substance. Smoke or vapor may not be allowed to enter the property through doors, windows, or ventilation.
Guests are responsible for remediation and other actual costs resulting from a violation.
6. PROHIBITED ITEMS & ACTIVITIES
Illegal drugs, firearms, ammunition, weapons capable of causing serious injury, fireworks, explosives, hazardous materials, and other contraband are prohibited except where applicable law requires otherwise.
Candles, incense, sage, and other unauthorized open flames are prohibited.
7. PETS
Pets are permitted only as stated in the listing and must be disclosed and included in the reservation. Any applicable pet fee must be paid as required. Approval of one pet does not authorize additional or replacement pets.
Pets must be housebroken and under effective control. They may not create excessive or persistent noise, threaten people or other animals, cause unsanitary conditions, or cause damage.
Animals may not be left unattended unless expressly permitted in the listing or approved by Hiplandia in writing.
Guests must promptly dispose of animal waste and take reasonable precautions to prevent damage, fleas, excessive shedding, odors, or soiling.
Pet fees cover ordinary additional cleaning associated with an approved pet. They do not cover damage, extraordinary cleaning, waste removal, pest treatment, odor remediation, or other extraordinary costs.
8. SERVICE & ASSISTANCE ANIMALS
Qualifying service and disability-related assistance animals are accommodated as required by applicable law and binding booking-platform policy and are not treated as pets. No pet fee or animal-related deposit will be charged where prohibited.

The apartment itself was clean, comfortable, had everything we needed. We stayed 5 nights and the only downside which has nothing to do with the apartment itself, is that the area is quite noisy all night and a little run down. The houses that face the bedroom have cats fighting and meowing to get in all night, dogs barking, and people outside talking each night. Having to keep the window closed (for the noise) all night also made for a warm, stuffy bedroom. If you are a light sleeper, you will have a hard time getting a good nights rest.

This is a great little apartment, with included parking for a small car, where everything you need is provided to you. Greta was fantastic with replying to all my messages before I even got to Long Beach, addressed a lot of the questions I had, and even checked in on my shortly after my arrival to make sure everything was going fine. I love that the apartment had a Ninja blender because I was able to enjoy my protein smoothies while away from home. A few minutes away from downtown Long Beach, and I found it to be in a good location from where I could easily drive to different parts of Long Beach.

The location is fantastic walk in any direction and there is great stuff. The beach (serene), vintage record gift shops, El Super (don't knock it until you try it, the Bagelry, Super Mex, Park Pantry, Roscoe's Chicken and Waffles, and plenty of expensive restaurants. Plus the Blue line will connect you to greater Los Angeles! Vons is a block away cook your meals save money!

My husband & I enjoyed our stay. Very cute apartment. It was clean and the owner really thought through stocking it with anything you may need while there. Convenient location. Would book again.
