VILLA TERESA is located on a panoramic hill in the Chianti area, in the heart of Tuscany. Florence, Siena and Arezzo are approximately at the same distance (30 Km / less than 20 Miles). The small town of Cavriglia is within walking distance.
The house has been recently restored and transformed into a charming country villa steeped in atmosphere and history. It is part of a small farm producing olive oil.

VILLA TERESA hosts a single group of guests at a time. Being the only residents, the quality and privacy of your stay is guaranteed.
The garden and pool area are large and well-manicured. They are fenced and have a complete lighting system. Pool dimensions are 14x7 metres, depth from 1.5 to 2.1 metres. Smaller pool measures 14x2.3 metres, depth 0,5 metres. Bathroom/changing room adjacent the pool. Pool opening approximately middle of April to end of October.

The villa is a 3-story building with two flights of stairs, one elevator and can accommodate up to 20 adults and 4 children. It consists of:
- large entrance hall
- lounge
- studio
- fully equipped kitchen
- dining room (table for 20) with french doors leading to terrace
- 2 service bathrooms at ground floor
- large hallways at floors
- 4 different sizes of living/lounge rooms connecting one or two bedrooms (2 have single beds)
- There is a balcony area on the roof which can be accessed via a spiral staircase.

Rentals in the high season (May - October) usually run from Saturday to Saturday. For a different period please write to us to know price and availability.

BEDROOM NOCE - FIRST FLOOR - A/C - Pair of twin beds (can be converted into a double bed if requested when booking). Need to share Pesca/Tea bathroom

BEDROOM TEA - FIRST FLOOR - A/C - Double bed en-suite bathroom (shower, WC, sink, bidet). Not convertible into twin beds.

SUITE ORO - FIRST FLOOR - A/C - Double bed, en-suite bathroom (bathtub, shower, WC, bidet), living room. Not convertible into twin beds.

BEDROOM VERDE - FIRST FLOOR - A/C - Double bed en-suite bathroom (shower, WC, sink, bidet). Not convertible into twin beds and can be connected with Suite Oro’s living room creating a small apartment. Both rooms have separate entrances.


BEDROOM MELANZANA - SECOND FLOOR - A/C - Double bed (can be converted into twin beds if requested when booking), en-suite bathroom (shower, WC, sink, bidet) and living room.

BEDROOM SALVIA - SECOND FLOOR - A/C - Double bed en-suite bathroom (shower, WC, sink, bidet). Not convertible into twin beds and can be connected with Room Melanzana’s living room creating a small apartment. Both rooms have separate entrances.

APARTMENT ROSMARINO - SECOND FLOOR - A/C - Double bed (cannot be converted into twins), pair of twin beds and en-suite bathroom (shower, WC, sink, bidet).

APARTMENT LIMONE - SECOND FLOOR - A/C - Double bed (cannot be converted into twins), pair of twin beds and en-suite bathroom (shower, WC, sink, bidet).

The house has a basement used as laundry, ironing and warehouse. This is the only part of the property not intended for guests' use. It can also be accessed from a second (staff only) entrance in the orchard without need to get in the house. The basement also hosts a second kitchen used to cook optional meals usually served to house guests under the gazebo or in the dining room. In this case the stair near the side entrance would be in use.

HOUSE RULES
Any change of guests residing in the structure must be communicated at check-in.
Events involving more guests than house capacity are suitable only using the grounds and must be agreed in advance.
Extra vendors such as personal chefs, buses, city guides, bike rent, etc.. are NOT allowed. Please inform us before booking any service, our concierge team will help you to organise your stay.
A refundable security deposit of € 1.500 is required at check-in by cash or credit card. Id the cost of damage is higher that €1.500 clients are obligated to pay the difference before the check out.
Everything made of glass is not allowed in the pool area: glasses, bottles, etc.. If glass is found in the pool area a fine will be required.

PAYMENTS AND CANCELLATION POLICY
A non-refundable confirmation deposit of 25% is required at booking.
Balance (non-refundable when paid) is due usually 60 days before check-in.
(Cancelled bookings will not receive a refund = There is no refund for cancellations made when payment has already been made)
Also remember that payments are handled through the renting site and the property owner will not receive any money before check-in.
