Summary:

Built in 1939 in Frank Lloyd Wright’s Usonian style, Eden Pond is a spacious and private home surrounded by lush gardens and water views and which neighbors the Neversink River Unique Nature Preserve.



Located under 2 hours from NYC, this 4 BR 3.5 BA house is flooded with natural light and has a chef's kitchen, a cozy fireplace, wood burning barrel sauna, dedicated workspaces, outdoor dining and and luxurious bedding.



The Space:

Eden Pond is a beautiful and spacious home on the peaceful Gillman Pond just outside of Forestburgh. Just 90 minutes from NYC, this modern cedar shake home, sitting in a light-dappled meadow surrounded by old oak and majestic tall pines, is perched on a rise overlooking the pond. With breathtaking views and complete privacy, Eden Pond provides a perfect opportunity to escape everyday life and spend some quality time with your family and friends.



The house was built in 1939 in Frank Lloyd Wright’s Usonian style by Eugene Schoen, described by the New York Times as “one of the leading exponents of modern architecture and design.” This tastefully renovated home has room for eight, across four guest rooms. All four guest rooms are on the second floor, and benefit from the forest sunlight that tumbles in from all sides. The primary bedroom features a king size bed and en-suite bathroom with a soaking tub (NOTE: The primary bath shower is currently awaiting repair, and is it not usable at the moment- updated as of March 2026). The two queen rooms and double twin bedroom share an additional full bathroom upstairs, with a walk-in shower. Downstairs you’ll find another full bath with shower, and a powder room.



The main floor of the house is set to entertain, or simply relax and unplug. The living and dining rooms are done with an updated wood panel style that calls the surrounding forest inside. The modern furniture and design flair meet this touch of cabin flair for a reminder that you’ve made it to the mountains. Cozy up on a couch with overstuffed pillows, throw on a vinyl record from the house collection, get that wood burning stove going, and you won’t want to leave your spot. For those that absolutely must check in on work, use the sunroom turned office with two desk seats looking out over the property.



The modernized chef’s kitchen features a six burner Wolf range and new appliances. You can cook for your group and dine inside or out, with seating for all eight guests in the dining room, or outside on the stone patio. If cooking isn’t in your vacation plans, Forestburgh is conveniently located near the towns of Monticello, Port Jervis, Livinston Manor, Rock Hill and Wurtsboro. And if you’re looking for entertainment, consider the Forestburgh Playhouse, the Monticello Motor Club, Kartrite Waterpark, or Resorts World Catskills, all within a 15-minute drive.



The newly added 7' x 6' Essex Sauna is the smallest barrel sauna compatible with a wood-burning heater, providing the warmth of real fire. It seats up to four people with ample space to relax and includes an 8kW KIP electric heater, with upgrade options for a more powerful electric or wood-burning heater.



Outdoors, enjoy the fenced garden with perennial flowers, the stone patio and BBQ, and don’t forget to make time to grab a drink and relax waterside on a pair of Adirondack chairs facing the pond. There’s 18 acres to explore, and set back in the woods as it is, this is a true escape from the hustle and bustle. Did we mention the property shares a boundary with the 6,600- acre Neversink Nature Preserve, which The Nature Conservancy has designated as one of the 75 “Last Great Places” in the United States, Latin America, and the Pacific? This spectacular area features a gorge, several waterfalls, and is one of the Catskill’s best outdoor destinations. This home is a luxurious and calming spot to get away. With room for your group, private waterfront setting, and convenient location, Eden Pond is a fabulous place to take your next Upstate trip.



The Neighborhood:

Eden Pond, located in the heart of the Catskills, is just outside the hamlet of Forestbugh. This quaint town has lots of explore-worthy spots. Grab a sandwich and local groceries at the Forestburgh General Store, or try the locally sourced ingredients at Forage Pizza. Enjoy some local shows at the Forestburgh Playhouse. The home is down a long driveway flanked by ferns, this home is as private as it gets with 18 acres to explore and water frontage. Exploring the area is easy, Forestburgh is a charming hamlet in Sullivan County. Nearby Monticello has a number of great eats, Bethel Woods is 25 minutes away, and the Delaware River and famous "Hawk's Nest" just 25 minutes away.



Getting Around:

Eden Pond is less than two hours from New York City, and while you'll definitely want a car to get there and around the area, there is also a Short Line bus to the city from Monticello, about 15 minutes away. In the winter, we recommend a car with four-wheel drive that can handle the snow and gravel roads. There is plenty of parking on the premises.



Other Things to Note:

** NOTE: The house does not have Central AC. AC units and fans are available for the bedrooms, but there are no AC units in other parts of the home.

If you are looking for a house with privacy in a rustic, wooded setting, this house is a great choice. There are very few homes around the pond, and it was very peaceful and quiet sitting by the pond, in a kayak (they provide 2 plus a canoe), or on the back patio overlooking the water. It is a spacious, very comfortable house with a great kitchen, and many sitting rooms overlooking the pond. A couple of caveats: the pond is down a fairly steep hill with primitive steps and may be difficult for some people to negotiate, there were several minor problems but communication with the management was excellent and in each case a repairman was at the house the next day to try to rectify the problem. I expect that we will rent this house again.

Spent a week at this charming location. Home was perfect to host Thanksgivingdinner. Oven and stove were excellent, but suggest that you bring your own gadgets/etc to make it complete. Located at the end of a private driveway. Make sure to look out for the local porcupine and deer. Woodstove and record player were will appreciated. Bonus points for the copy of Paul's Boutique.

This property is exactly what I have been longing for since prior to Covid. It was so peaceful and relaxing! To be surrounded with nature and quiet beauty was so enjoyable! The house is decorated extremely well and appointed quite nicely! It should be noted though, that it is lacking in air conditioning. We only felt hot one day and night though. The kitchen had a great deal, but could use a few more cookie sheets/ trays. There are some minor repairs needed through out the home, but overall, it was just lovely, and immensely comfortable! Please don’t hesitate to book this property!
