Designed by Fearon Hay Architects, Island Retreat is an exceptional hillside home overlooking Oneroa. Light-filled, spacious, and framed by sea and bush views, this contemporary retreat brings together award-winning architecture with the calm rhythm of island living.



The Space:

Island Retreat is an architecturally distinctive home designed by Fearon Hay Architects, arranged as a series of ultra-modern, camp-inspired living and sleeping structures built around a central courtyard. This layout creates a strong connection between indoors and out, while allowing privacy and separation across the home.



At the centre sits the main kitchen and living pavilion, wrapped in floor-to-ceiling glass that draws in light and frames views of the sea and surrounding native bush. The chef’s kitchen is well equipped and anchored by a large central island, flowing naturally into the dining and lounge areas for shared meals and relaxed time together. Indoor and outdoor gas fireplaces extend the living spaces through cooler months, making the home comfortable year-round.



A second living and entertaining area includes a dedicated home theatre, providing a quieter retreat for movie nights or time away from the main living zone.



Five bedrooms are positioned across the property for privacy and comfort. Four bedrooms are fitted with king beds and finished with luxury linens, while the fifth bedroom includes two sets of bunk beds and works well for children or additional guests. The bathrooms are generous and thoughtfully designed, with a mix of walk-in showers and freestanding baths that suit group stays.



Outdoor spaces are an integral part of the experience. The home opens to terraces and the central courtyard, where lounge and dining areas sit comfortably within the landscape. The swimming pool is positioned as a natural extension of the living spaces, offering a calm place to cool off or unwind as the light shifts across the hillside.



Please note the swimming pool is not heated during the winter months.

Guest Access:

Guests have full, private use of the entire home, outdoor areas, gardens, and swimming pool.



Check-in is from 2:00 pm and check-out is by 10:30 am. Early check-in or late check-out may be available for an additional fee and can be confirmed closer to arrival, subject to adjacent bookings.



The Neighborhood:

Island Retreat sits high above Oneroa, close to the village while remaining quietly removed from its daily flow. The setting feels settled and private, with native bush surrounding the home and wide views stretching across the bay. It’s calm once you’re back at the house, without feeling isolated from the island’s main amenities.



Oneroa Village is only a short drive away and offers a relaxed mix of cafés, small boutiques, and dining options. Wai Kitchen is a popular stop for morning coffee overlooking the bay. For lunch or dinner, Fenice and Vino Vino are easy, reliable choices, while The Oyster Inn is well known for seafood-focused menus and seasonal dishes, located just above Oneroa Beach.



Nearby, Mudbrick Winery is close by for long lunches, tastings, and views back toward Auckland. Beaches, coastal walks, and vineyards are all within easy reach from this part of the island, making it simple to shape days around food, swimming, and time at home. By evening, the hillside quiet returns and the house feels comfortably removed from the village below.



Getting Around:

Oneroa Village and the Matiatia ferry terminal are around a ten-minute drive from the property. If you’re exploring without a car, the nearest bus stop is about a twelve-minute walk from the house and connects directly to Oneroa, Onetangi, Palm Beach, and the island’s main vineyard routes.



For a day among the vines, buses run frequently to Tantalus Estate, Stonyridge, Casita Miro, and Wild on Waiheke, a relaxed, social way to explore without worrying about driving.



Whether by bus, car, or e-bike, everything on Waiheke feels close: beaches, vineyards, cafés, and home again by sunset.



Other Things to Note:

Like most Waiheke homes, Island Retreat runs on rainwater, so we ask guests to use it thoughtfully during their stay.



The property includes a swimming pool, which is not heated during the winter months.



Minimum stay requirements apply, seven nights from mid-December to mid-January, three nights at all other times.

Our Stay Waiheke team is available seven days a week from 8:30 am to 5:00 pm, with after-hours assistance for urgent matters.
