About this house rental

The Crossing House is a beautiful, newly-renovated home just a 5 minute walk from all that Historic Downtown Norcross has to offer. It has 3 bedrooms and 2 bathrooms and is able to sleep 8 people. This home has lots of mirrors and natural light, a fully-equipped kitchen, grill, EV charger, and shared backyard, fire pit and hammock. Families and children are welcome, and we have a pack n'play and high chair available upon request.

The Crossing House is a beautifully-renovated 3 bedroom, 2 bathroom home with a fully-equipped kitchen, large dining table and couch, 75" TV, lots of natural light and mirrors, an office area w/printer, and a full-size washer/dryer. Walk straight through the back yard or out the front door and down the street to reach downtown Norcross in 5 minutes. You have your own outdoor dining area and grill, in additional to an outdoor photo wall, as well as access to a shared backyard space which includes a hammock and fire pit. We welcome families with children and have a pack n' play and high chair available upon request. Covered parking is available for 1 car, and there is gravel parking available for 1 other car. An additional parking space is available on the street near the mailbox, for a total of 3 parking spots. We have an EV charger in the covered parking area for this property for guests of the Crossing House only.

Guests will have full private access to the Crossing House. Guests will access the house via a smartlock system using a secure pin code that will be sent prior to arrival via text and email.

You will have 2 of your own private entrances (front door and side door through the covered parking area) accessible using a keypad with a unique code to you and your guests. There is a shared pedestrian gate in the backyard that gives you direct access to downtown Norcross. Backyard space—including a natural gas fire pit and hammock—is shared with guests from our 2 other rental units on the property. You will have your own deck area and picnic table, along with a charcoal grill and photo wall at the back of the house.

For any questions or concerns during your stay, you will be able to message or call us directly. We want our guests to have a great experience, and we’d love the chance to address any issues you may have as soon as possible. Additionally, we offer in-person support/maintenance when needed.

Conveniently located within walking distances of all the best restaurants, activities, and park amenities that Historic Downtown Norcross has to offer, in addition to being a 10-minute drive to the Forum at Peachtree Corners. Downtown Norcross is an active downtown area with local events weekly, and the local police and fire station are nearby as well. We are only a 3-minute drive from Flint Hill and 173 Carlyle House for those attending a local wedding, and 18-minutes away from the Perimeter Chapel.

The Crossing House is on a generally-quiet street behind an elementary school. Please note that Historic Norcross has trains pass through downtown frequently, and this train is 3 houses away from our home. We consider this to be part of the experience at the Crossing Collective, but have provided sound machines in every bedroom for those who are lighter sleepers.

Interstate 85, 285, and 141 are all only 10 minutes away. Without traffic, we are only 20 minutes from downtown Atlanta!

2 parking spots (1 covered) are available for the guests of the Crossing House, and 1 additional parking space is available on the street near the mailbox. From the Crossing House, you can get to downtown Norcross in 2 minutes by car, or 5-8 minutes by foot.

The Crossing House is the main house on the property, and in the backyard are 2 other rental units that, together, make up the Crossing Collective. The backyard space is the only shared space on the property, and we have quiet hours between 10pm to 8am to ensure all guests have a pleasant stay and that our neighbors are happy. There is a smoke and decibel meter that will notify you via text if you reach the noise limits for our area, or if you are found to be smoking (cigarette, cigar, vaping, or marijuana) on the property. Please note that it does NOT monitor or record conversations, but simply the noise level and the presence of smoke.

About Us: At the end of 2021, we got married just down the street at Flint Hill, with a rehearsal dinner at the 173 Carlyle House, and we loved the area so much we bought this house as place to come back to when we are in town. It is our first home together and we wanted it to bless others like it has already blessed us, so we decided to renovate it and add 2 additional units in the backyard to be able to host more people in one place. When we got married in 2021, there were no options like this available to host Catherine’s family from out of town, so we wanted to create a space where sweet memories can be made for our guests. We are usually traveling for work, but Daniel’s mom, Bonnie, and cousin, Jessica, are just down the road for any needs that may arise during your stay. We hope you love our homes as much as we do; we had you in mind as we built them!

Cancellation Policy:
Guests must cancel within 48 hours of booking and at least 14 days before check-in to receive a 100% refund for all nights, minus a 10% processing fee.
Guests must cancel between 7 to 14 days before check-in to receive a 50% refund for all nights, minus a 10% processing fee.
Guests canceling less than 7 days before check-in will be charged 100% for all nights. We are sorry that we are unable to offer a refund this close to your booked dates.
We do offer a 10% discount for guests who book using our non-refundable payment option, but please note that this option does not allow for any refunds.

Insurance: We have insurance for both the property and our guests for certain circumstances through InsuraGuest.

Amenities: We provide our guests with the following: toilet paper, paper towels, soaps, shampoo, conditioner, lotion, tissues, trash bags, dishwasher pods, laundry pods, k-cups, tea bags, dishwashing soap, aluminum foil, plastic wrap, olive oil, and basic spices. We replenish these items before every guest stay. Please note: we provide up to 7 days' worth of these items; if your stay is longer than 7 days, we would ask that you purchase any supplies needed after that point.

TVs: Please note that we have Amazon Fire TVs in each unit. These TVs do not have cable. You are able to access Amazon Prime, Netflix, HBO, Disney+, Hulu, or your own cable account by logging in to your own account for each content provider. Your account will be logged out of upon your departure.
● Neighborhood quiet hours are strictly enforced from 10PM-8AM;
● Noise levels must be kept strictly under 60 dBA during the day. Music and/or excessive noise outdoors (i.e., yelling, noise amplification, musical instruments, animal barking etc.) must be kept to a respectful minimum at all times. Outdoor Music is not permitted after 10PM. No amplification devices or musical instruments can be used outdoors or can be audible outside the home at any time, day or night. Guests must be mindful of their noise levels at all time;
● No smoking, vaping, marijuana usage, or use of illegal substances is allowed on the property ($1,000 fine);
● No pets allowed due to safety and allergen concerns ($500/pet fine);
● Do not exceed the maximum allowable vehicles. All vehicles must be parked in designated parking areas;
● Parties/events, lack of decorum, and disruptive noise will not be tolerated. If this rule is broken and/or the neighbors are disturbed, we reserve the right to ask the guests to vacate the premises with no refund and a fine of $500;
● Guests must maintain all property and furnishings in good order and may not make any changes to the property, including moving furniture, unless otherwise agreed to in writing by the owner;
● Guests may only use appliances for their intended use;
● Guests, other than those registered at the time of booking, may not stay overnight at the property;
● A booking may only be made by someone who will be staying on the property for the entire duration of the stay for safety and communication purposes. The only exception is for business trips being booked and paid for by the guest's company, in which case the responsibility for the trip (including all communication) will be transferred to the guest after the booking has been confirmed. In either situation, it is essential we are able to communicate with someone staying at the property.
● All guests are the sole responsibility of the primary renter regardless of whether the primary renter is on the property or not;
● Guests are not allowed to exceed the agreed upon occupancy limit. Maximum occupancy cannot be exceeded at any time (see above regarding fines for parties/events);
● Guests are responsible for doing a house walkthrough and reporting any damage upon entering the home. Our cleaners and property manager check and video each property before guests check in to ensure the property is in good condition, as well;
● Fire pit and string light use is strictly prohibited between 11PM-8AM, but please note that quiet hours begin at 10pm out of consideration for our neighbors and other guests on the property;
● Trash day is on Wednesdays, so if you are staying at the property on Tuesday evening, please take the trash bins (by the deck at the side of the main house) out to the curb and bring them back on Wednesday.
● Upon booking, you will be required to complete our pre-arrival information which includes: identity verification, a safety deposit (credit card hold only) of $500-$1000 depending on the timing and group size, and signing our rental conditions.

Two families stayed in this beautiful home for a baseball tournament. The hosts thought of every detail in every space of the home, making our stay feel both like being at home and a vacation. They were very responsive to questions before and during out stay. The proximity to town was great for morning walks and dinner. We absolutely loved Norcross.

I live in historic Norcross and wanted to share the charm of our small town with a reunion of woman veterans with their families. We planned the stay to coincide with July 3rd to enjoy the “Red, White, and Boom” family friendly festivities. The cottage easily housed two families (to include elementary school aged child and teenager). They said “this is the nicest Airbnb we have ever stayed in”. I agree!Immaculately clean and well maintained. Beautifully appointed. Very comfortable beds with crisp linens and towels. Well stocked kitchen. Spacious closets. Propane firepit in the backyard with hammock. Will definitely return for out of town guests. Better choice than a hotel due to comfort, proximity, and cost.Hosts were super responsive to questions and accommodating. Thanks to Daniel and Catherine for creating so much a lovely refuge!
