This property is professionally managed by Property Manager. Property Manager requires the registered guest booking and occupying the condo to be 25 years of age or older. In most cases, this is the policy of the condo complex or HOA that the property is located in. There are no exceptions to this policy. If you book this property and are not at least 25 years of age or older, or book this property with the intentions of allowing under 25 years of age friends of family to occupy the property without your presence for the duration of the reservation, your reservation will be charged a 50% cancellation fee and the reservation will be canceled. If you inform us within 15 days prior to arrival that you, as the 25 or older person booking the property, will not be able to come and it will only be under 25 years of age people occupying the property, your reservation will be charged a 100% cancellation fee and the reservation will be canceled. If you book this property, as the 25 years of age or older person, and do not come with the rest of the group who are under 25 years of age occupying the property, your reservation will be canceled, the occupants of the property will be evicted, and you will receive no refund. These acts are booking a reservation under false pretenses, and will not be tolerated. These actions will be reported to the booking platform you used, and further penalties or consequences may arise from the booking platform you booked this property with. This policy is effective beginning 3/14/23.

Just Beachy is a 5 bedroom / 5 bathroom beach home located directly on the Gulf of Mexico in Panama City Beach, FL. The kitchen area was completely renovated in December 2022. This location has a private pool, a spacious entertainment area with pavers in the backyard with lounge chairs, and a private boardwalk that leads you right onto the beautiful sandy beach. There is a propane gas grill on the back balcony, Property Manager is not responsible for cleaning the grill or providing/replacing the propane bottle.

The kitchen area has all new stainless appliances, with plenty of lighting, lots of counter space, and bar seating for 4. The dining area has a spacious table for 6.

The living area has a comfortable sectional and swivel chairs.

You'll have the convenience of a washer/dryer on the ground floor.

This property has a 2-car driveway with space for an additional vehicle in the garage. We cannot guarantee parking for more than 3 vehicles. If you bring more than 3 vehicles, it is your responsibility to use a nearby city pay-per-day parking lot.

*This property requires all guests to be over the age of 25, unless a family with children. Absolutely no college spring break type parties.
*Registered guest that books the property must occupy the property the entire stay. The registered guest must complete the rental agreement which requires a credit or debit card be placed on file.
*Absolutely no smoking or vaping on property. Any indication of such will result in a $1000 fee charged to the card on file and eviction without refund.

*ANY booking made within 48 hours of arrival will require CC and matching ID on file - no exceptions. The reservation will be canceled and refunded to the original form of payment.
