When you are not visiting DFW's many attractions spend time barbequing, playing in the game room or watching one of the home's large TVs. Play yard games or one of the many indoor games provided or simply relax in the pool or hot tub and enjoy the beautiful backyard with a privacy fence and Edison lighting.
The home was recently remodeled and decorated with high end appliances, 55" and 65" TVs. Beautiful furnishings include granite counter tops, double oven, huge refrigerator and fully stocked kitchen. The large patio offers a table, chairs, grill for BBQ days, Eddison lighting, fans and toys stocked for the pool. Gather around the fire-pit on cool evenings to relax and roast marshmallows. Play in the game room on the arcade, join your group at the card and board game area or chill in the reading nook.

***Pool heat is an additional charge of $100 per night for the entire length of the reservation and best to set up in advance so we can have it up to the max temperature of 88 degrees upon arrival. The ambient temperature must be above 50 degrees to heat the pool.
***The pool and hot tub cannot be heated at the same time.
***The waterfall feature is unavailable.
***We are available on the app until 10pm to remotely turn on or extend the hot tub time.

POOL NOT GATED IMMEDIATELY AROUND IT (The yard is gated with an 8 foot privacy fence) Pool/ yard maintenance normally on Thursday mornings but may be more frequent if recent severe weather. Pool season is generally May-October weather permitting. Pool heat is an additional $100 per day, heated up to 85 degrees, paid in advance through the app.

Upon booking this reservation you agree to following, Host defined here as the property owners shall not be liable to the Short-term renter(s) its agents, servants, employees, contractors, customers, guests or invitees for any damage to person or property caused by any act, omission or neglect of Short-term renter(s) Without limiting or being limited by any other indemnity in this Contract, but rather in confirmation and furtherance thereof, Short term renter(s) agrees to indemnify, defend by counsel reasonably acceptable to Host and hold Host harmless of, from and against any and all losses, damages, liabilities, claims, liens, costs and expenses (including, but not limited to, court costs, reasonable attorneys’ fees and litigation expenses) in connection with injury to or death of any person or damage to or theft, loss or loss of the use of any property occurring in or about the premises arising from Short-term renter(s) occupancy of the Premises, or the conduct of its business or from any activity, work, or thing done, permitted or suffered by Short-term renter(s) in or about the Premises, or from any breach or default on the part of Host in the performance of any covenant or agreement on the part of Short-term renter(s) to be performed pursuant to the terms of this booking, or due to any other act or omission or willful misconduct of Short-term renter(s) or any of its agents, employees, contractors, assigns, subtenants, guests or invitees.
Use of the pool/ hot tub is at your own risk. There is no lifeguard on duty. All children must be supervised at all times. No glass, no running, no diving, no bodily fluids, no eating or drinking, no swimming alone and no horseplay. Thank you for your cooperation!
House rules: No parties or events. Please observe the noise ordinance- quiet times 10pm-7am. Only registered guests may be at and/or sleep at the residence. Parking limited to 4 cars in the driveway-try not to use the street if possible. Please do not eat or drink in the bedrooms or on the couch. Please care for the furnishings. Any additional guests over 10 will be charged $50 per person per night with a maximum of 11 guests. Guests 9 and 10 (living room sleeper sofa). Pets (max 2 dogs under 50lb) are permitted with a pet fee. Do not tamper with the cameras/equipment. Do not tamper with or attempt to adjust the pool equipment. Please call if you need assistance. Only use pool towels by the pool. White towels are for inside use only. Take or throw away all food, turn off the lights and lock the doors when you check out. Gather all trash and place in the kitchen trash or the large patio trash. Please leave the house in a broom swept condition. Any rules broken, excessive cleaning, damage to any contents or the home itself will result in additional costs. Host is not responsible for lost or left items in the home. Pets must be picked up after to avoid additional cleaning fees.
