About this house rental

This gorgeous home has been tastefully updated and appointed throughout and is the perfect getaway to enjoy all that Sunriver has to offer. It features an expansive open living/dining area with vaulted cedar ceilings, a modern kitchen outfitted with all the appliances and amenities to make memorable meals, as well as complimentary bicycles and SHARC passes (8 total). Dog-friendly (2 max) with advance pre-approval. Great for remote work and school, with internet speed of 200 MB per second.

THE SPACE:
The Birch Abode is located in a quiet and serene neighborhood near the end of Cottonwood Drive. An ideal location close to The Woodlands golf course, the Deschutes River, and steps from the bike paths that thread throughout Sunriver. Located on the West side of town, the house is far from the noisy train tracks on the east side, and just a short drive or easy bike ride from the SHARC. It comes equipped with central A/C and a heat pump, providing the perfect year-round climate. It’s also on a large wooded lot that feels very private, quiet, and serene, where families of deer can often be seen strolling by. Come enjoy a girl's weekend, fall golf, a ski weekend, a family gathering or just come out and enjoy all that Central Oregon has to offer!

The home features a spacious open living/dining/kitchen area on the main level, with plenty of space for everyone to curl up comfortably and enjoy movie nights or conversation around the fireplace. The modern kitchen is equipped with Kitchen Aid appliances, a 6-burner gas range, a dishwasher, microwave, and all the small appliances and kitchenware needed to make delicious gourmet dinners.

There's a lovely wrap-around deck with covered eating and open lounging areas that can be easily accessed from the living or dining room, as well as from the primary suite. The main floor also features a half bath, laundry room with washer/dryer, and an expansive primary suite with a full bath, walk-in shower, an extra comfy queen bed, smart TV, and a large closet with a multitude of built-ins for clothing storage.

Upstairs you'll find two ultra-cozy bedrooms complete with comfy queen beds, luxury bedding, and tasteful decor. There's also a second full bath, a twin bunk bed tucked into the hallway, and an arcade game that offers hours of fun for young and old alike. The home comfortably accommodates 8 guests in total, but is recommended for a maximum of six adults, as the bunk beds are best suited for children.

We have all the amenities on hand to make this your complete home away from home! All essential toiletries are stocked, so no need to bring shampoo, conditioner, soap, lotion, Q-Tips, or cotton pads. There's an on-site washer/dryer, iron, humidifier, Apple TV, two flat-screen TVs, bicycles, indoor and outdoor games, puzzles galore, as well as a gas grill. In addition, we provide complimentary HBO/Max, Netflix, Apple TV, Prime and Hulu on the two smart TVs located in the living room and primary suite.

Lastly, this is not a party home. Many of our neighbors are full-time residents that we consider friends, and we ask all guests to please be respectful. It is also strictly a non-smoking home. That includes the garage, driveway, deck spaces, and yard.

GUEST ACCESS:
Enjoy unlimited access to the entire three bedroom home! Complimentary access to the spa and pool amenities at the SHARC (Sunriver Homeowners Aquatic Center) are also included. We offer a total of 8 passes, which provide access to the seasonal sledding/tubing & disc golf amenities, the local tennis and pickleball courts, and the Marina. Note: SHARC guest pass access and hours of operation are subject to change at any time so please visit the Sunriver SHARC website for the latest operating hours, reservations policy, and other details. We are not responsible for any change in the SHARC's capacity or operations.

OTHER THINGS TO NOTE:
Along with a bevy of puzzles and both indoor and outdoor games, we offer a variety of complimentary adult-sized bikes for guest use. The number of available bikes is subject to change/downtime when repairs are needed, but we always try to ensure there are enough bikes for 6 adults. If you need more technical performance or child-sized bicycles, there are several well-stocked bike rental shops conveniently located nearby in the Sunriver village.

Pets are only allowed with advance pre-approval. They should be included in your "guest list" along with a written request detailing their size, age, breed, training, and temperament. Our pet policy allows for a maximum of 2 dogs (adults only - no puppies, no exceptions) and there is an additional $75 non-refundable cleaning fee. Pets must be house-trained, not have any tendencies to be destructive, and are not allowed on any furniture. Pets are not allowed on any furniture - if your dog(s) is used to being on furniture it's your responsibility to cover any furnishings they have access to. We also require pet owners to pick up, bag, and dispose of any doodies in the yard prior to departure. Failure to follow these requirements will result in additional fees.

We offer a 50% discount for those looking for month-long stays during the off-season. Exclusions apply during the peak summer months of June, July, and August, as long-term discounts are not eligible during that time frame. Feel free to inquire for more details. The house has excellent wifi and can easily accommodate families looking to work and/or school remotely. Don't hesitate to inquire if you're interested in a long-term stay or a range of dates that are outside our min/maximum stay requirements.

Our check-out requirements consist of taking out your trash and recycling, doing your dishes, starting a load of towels, and making sure everything is turned off and locked up. Failure to follow these requirements will result in additional fees.

If you use something (BBQs, bikes, blankets, outdoor furniture, etc.), move things from one room to another, or rearrange any furniture/decor, you're responsible for putting everything back where you found it before you leave. Items not in their intended location will be considered missing and guests will be charged the cost of replacing them. Similarly, if something isn't working or happens to get damaged during your stay you're required to let us know so we know how/when it occurred and who was responsible.

DEPARTURE REQUIREMENTS:
•TIMING: Check-out is at 11 am.
•GARBAGE: Take your garbage and recycling out to the bins. Glass must be separated into the blue bin.
•LAUNDRY: Start a load of towels in the wash before you leave.
•DISHES: Guests are responsible for doing their own dishes. It's okay to leave while the dishwasher is running, just make sure there are no remaining dirty dishes.
•FOOD: Clean out any food you've brought. It's okay to leave spices, condiments, butter, and items that won’t spoil quickly.
•BBQ: If you've used the BBQ be sure it's clean for the next person.
•DOORS/WINDOWS: Close and lock all windows and doors.
•USED/MOVED ITEMS: Return any furniture, decor, games, bikes, or any other items you’ve moved or used back to their original place. Guests will be charged replacement fees for any items not easily accounted for.
•LIGHTS/WATER: Turn all lights off and make sure none of the toilets/sinks are running.
•DAMAGES: Let us know if anything was broken or damaged during your stay.

The house is beautiful. It is clean, dog-friendly, and has everything you need. The kitchen is stocked with spices, so it's a great place to cook away from home and enjoy time with family and friends. I would definitely stay here again. This is a special place.

Wonderful home. One of the most stocked houses I have been to which I realy appreciate. It is so annoying when owners/companies give you one trash bag, paper towels, ect. Jacuzzi is not on property but part of the SHARK. Office with bunk beds is in a hallway in front of the upstairs bathroom which would work for little kids not young adults. Excellent job updating. Great location and wonderful host. Would recommend and stay there again.
