We booked because of the proximity to the Coats wedding venue, would definitely stay again.
I really liked the cosy, friendly atmosphere of the hotel. We enjoyed a very warm welcome, and the decor was lovely. Our room was large and comfy.

Wish we stayed longer!
We were staying overnight after a local wedding. The owners were incredibly welcoming and offered to take some photos of us dressed up in our gladrags. The hotel was beautfully finished, cosy and welcoming, breakfast was delicious with lots of options

Ashtree house ticks all my boxes within my budget and Maureen and Tom are superb hosts
Location is perfect for me - secluded and quiet and a very short walk to train, shops etc
Breakfast - I’m coeliac so can’t eat everything - is the best you’ll find anywhere in Renfrewshire !

My room was on the top floor,, not a big deal but stairs were very narrow and wouldn’t suit everyone

Very generously sized rooms and lounge areas decorated and furnished in period style.
Very generously sized rooms and refurbished shower toilet. High quality. Furniture and original features such as sash windows. A very warm welcome. And good off road parking.
The wallpaper and ceilings need redecoration. Some of it is peeling.

Charming Scottish property.

Great first impression of the owner. I had booked
6 rooms as we had a wedding very nearby. Check in was 2pm-midnight , but so was the wedding. So I popped in for a chat the day before check in and it was agreed members of our group could collect the keys at 1pm and park our cars in the car park. Very accommodating at this point.
Another member of our group had also booked 4 rooms.
So In total our party has 10 rooms. Which probably makes up the majority of the hotel.
We arrived in the hotel just after midnight and a few of us had planned to have a wee chat and wind down in the guest lounge. Some had traveled from as far away as USA, wedding was busy and we hadn’t really had time to catch up. Imagine our surprise when we were greeted by the owner, treating us like children and ushering us all straight to bed. Telling us not to disturb other guests. We are not a rowdy bunch and feel quite put out by this. We paid a lot of money to be there and didn’t get full use of the amenities we paid for.
Breakfast was nice. Slow but nice. However as I checked out , I was told by my daughter (bride) that the waitstaff has been very short fused and bordering on rude to her. Then my cousin said she was trying to wait in the lounge for me so we could attend breakfast together, however the owner demanded she get breakfast now and again ushered a fully grown woman into the breakfast room as if she was a toddler.
So in short, these people need to brush up on their customer service skills.

Boutique hotel. lovely attentive staff, great breakfast
We arrived early for check-in and they allowed us to store our bags there.
They helped out finding a laundromat for us to use while we waited.
The scones were late at breakfast because the oven was in use, so she packed them up for us to take with us as we were leaving.
Breakfast was awesome and made to order.
They did not have a fan to loan out, which helps me stay cool at night. However I made due and it was ok.

Great!
Staff was incredibly kind and helpful. They were friendly and offered dinner suggestions. We stayed one night before our flight home. The bar area was nice and the sitting area was great to relax and chat with friends. The hotel is clean.
The area. Pulling up to the hotel, the area seems sketchy. The hotel sits on top of the hill, away from the town, yet walking distance to restaurants. There is not much in the way of things to do or shop. The area surrounding the hotel is very run down.

Lovely room, great decor and very spacious. Location great for the wedding we were attending at the Town Hall. Very friendly and helpful family staff team who accommodated an early check in to enable us to get changed for the wedding.

Lovely mid week break, we would come back.
Went there for a wedding at Coats cathedral, Hotel is about 300 metres away. Rooms were warm and comfortable, owners and staff couldn’t have been more helpful.
There was nothing we didn’t like. The building is very old, about 230 years old but it is a lovely period property. There is some renovations being done at the moment but it is not a problem.

Best place I’ve stayed at in years - not just a room.
This hotel is special! The couple who own and run it are the most lovely and interesting people and made us feel at home. The decor is full of charm and comfort.
I will hope for more reasons to be in Paisley in the future so we have a reason to stay again!
Oh - and the breakfast was delicious!

The warm reception with good suggestions of local attractions to visit in the area. I had an early morning flight and the front desk was helpful in booking a reliable taxi for my pickup.
The hotel was not very clearly marked. A hotel name sign on the first outside wall would have been very helpful.

A charming historic building to start my travels in.
It’s charm and the lovely older ladies that welcomed me and gave me some information on my departure.
The male owner (?) saying will I do a runner when I asked shall I pay for the dinner now or on checkout. He may of been joking but I didn’t like what he was implying.

Nice Hotel
Staff friendly and personal. Room was clean and good size. Toilet, shower room nice, but no toilet roll holder. Breakfast was ok, my egg was sunny side up which l don't like, l prefer a cooked yolk. It was quiet which l like.
It was an attic room, velux windows, l like to look out but only see sky and tree tops. The stairs to attic rooms were small and wound round, my knees not good and we both in our late sixties so would have preferred lower floor. Lights at door were not working, it was a dark spot.

- threadbare, frayed towels
- some lightbulbs not working
- raised, loose screws on bathroom cabinet
- loud slamming front door from early in the morning
- poor WiFi signal
- limited toiletries provided
I appreciate this is an historic property, but it would benefit from some serious TLC as quite faded and dated throughout, e.g. old single pane wooden framed window frames, peeling paint etc.

A delightful and friendly place to stay — I’d happily return.
Amazing staff, a cozy place with a warm, welcoming atmosphere. The quilt was exquisite, and the whole property has a charming character. The team was incredibly helpful and made me feel right among friends.
No elevator, as it’s an old house (currently being renovated). It was a bit tricky to get a cab early in the morning to the airport, but the staff arranged one quickly and at a great price.
Scaffolding been up for months and not a lot of progress with works. Place needs an upgrade to be considered 4 star. Stair carpet long past its sell by date and curtains falling apart in our room. Window blind cords only just reachable and windows need looked at as you can’t safely open them without pulling a muscle. Large water stains on ceiling. Bathrooms look ok on first look but shower trays very damaged in at least 2 rooms grout dirty and some missing. Maureen(owner I think) told us she knew nothing of this damage on our first visit but she most obviously did. Starting with the truth might be a good place to start. Hot cooked breakfast was good but cold ( please use hot plates). Cold selection was very poor. Bananas pieces in fruit pots were brown and pots all dried out. Place could be great if some work was put into it. All other staff were pleasant but service very slow. Owner has two speeds, one of them is slow and the other is stop. She spends her time speaking to those who fall for her charm and ignores other waiting guests. Don’t think she’d be happy with the service she provides.

Gorgeous and an Interesting History!
Gorgeous and elegant, this place also has an impressive history. The room was beautiful, quiet, and had all the amenities. The hosts were lovely.
The front door needs some sort of stopper because from 6am onward when people left it slammed and we were on our vacation break and trying to sleep later.

Going to the Coates? The Ashtree House is the place to stay.
Breakfast was excellent in very pleasant surroundings. The owners and the staff could not have been better. We were attending a wedding at the Coates Church and the hotel could not have been better placed as it was only a 5 minute walk to the Venue.

One night stay
Area was great and easy to access from train station. The bedroom was big with lovely comfy chairs and the bedding was clean and smelt really fresh. lovely comfy bed and a good night sleep.
Shower was powerful.
Staff on arrival and departure were lovely.
Good parking facilities and lovely to be able to sit in the garden.
Bathroom looked lovely but there was mould stains on grout and also missing grout between tiles and around sink.
Some discoloured patches and loose paint and a hole on ceiling. Windows need attention. Blind cord was very high to reach to open and close blinds.
Need to use mugs to fill the kettle.
There is scaffolding on the building which was ok as no builders were there at the time but could be awkward as they would pass the window and see into bedroom.
Carpet at the top of the stairs is slightly lower than the floor and I stumbled not expecting it.

The Ashtree House Hotel provided the character of a house built in 1795 with modern amenities and great food!
It has character but also modern bathroom and shower. I loved their delicious dinner and the out of this world dessert made by their world class pastry chef. I was so pleased at how quiet it was so naps between sightseeing were possible
