This 2,350 sq. ft. ranch on 3 acres is packed with everything you need: 11 beds, a chef’s kitchen, tons of cozy seating, and endless entertainment. Splash in the pool, soak in the hot tub, shoot hoops, paly Corn-Hole, or gather around the fire pit. With Smart TVs, lightning-fast Wi-Fi, games, and more, there’s never a dull moment. Close to everything—Private, serene and FUN!

NO EVENTS or gatherings without prior approval. Host must be aware of number of visiting guests. The MAX limit of guests at property at any time is 22 and overnight guests is 16. In some instances we may be able to accommodate more, but approval must be received in advance. IF you have an event or gathering without approval, Host will find out and will terminate the reservation immediately without refund, or seek damages after completion of reservation.
We do require guests to sign our rental agreement. The rental agreement comes available after booking is complete. We allow cancellation with a full refund (-4% processing fee for VRBO or Hostfully guests), within 2 hours of booking if guest doesn't agree to terms outlined in rental agreement. Once the 2 hour review window has closed, the cancellation policy is in effect.

This property is practically its own neighborhood. 3 acres of quiet privacy with tree-lined borders.

Access is through a keyless wifi lock. Guest will be given a code for check-in and that code will operate the lock throughout the stay.

This beautiful and well appointed house sits 100 ft off the main road, and offers guests a private and secluded retreat with a variety of activity and lounging options. No noisy or nosy neighbors. You and your group will feel like you stepped away from it all and share a private and spacious retreat with plenty of room for outdoor and indoor fun. The pool area is partially screen enclosed, Unfortunately, due to tornadoes, we lost some screen panels. We are in the process of having these ripped panels replaced. The game chest is loaded with activities like horseshoes, corn hole, croquet, kick ball, wiffle ball, basketball, Disc Golf and Plastic safe Axe Throw. Wanna beat the heat without getting wet? There are plenty of fun and family board games to play inside too.

Please read before booking:
This home has a warm personality that comes from its age and style. We maintain it with great care, keep it clean, and regularly update it, but like any older home, it has its quirks. From time to time a guest may notice something minor such as a little dust on a high shelf, a few leaves in the pool, or some grill residue from a previous use. These things are normal for a lived-in, character-rich home.

If you’re looking for a comfortable, charming space at a fantastic value, we think you’ll love it here. However, if you expect a flawless, hotel-style environment or prefer everything to feel brand-new and untouched, this may not be the right fit. Our best guests appreciate comfort, authenticity, and a welcoming atmosphere over perfection.

Just minutes away is Tom Brown Park, a 225-acre outdoor haven offering mountain biking, BMX, skateboarding, disc golf, tennis, hiking trails, fishing, dog parks, soccer fields, volleyball, and even R/C racing areas.
Nearby shopping and dining options are numerous.

Distance to FSU is 5.5 mile and about a 15 minute drive. You won't find a property on 3 acres with this level of amenities close to the university. It is worth the extra 5-10 minutes of drive time for a superior stay!

We recommend the use of a vehicle or bike for transportation. A Walmart Plaza is 1/2 mile away.

Local residents (Leon, Wakulla, Jefferson, Gadsden counties), must disclose so before booking and send a request.
Not all guests use the swimming pool when visiting, so we don't include heating the pool in our reservation prices. Please let us know in advance if you would like the pool to be heated and for what specific days. The pool may be heated by request. Please read our fees for heating the pool during your stay. Let us know if you plan on having the pool heated and which days you would like it to be heated, so we can plan. I am including our pool heating fees (which were listed in the house rules) below. The Hot Tub is heated complimentary. "Swimming pool may be heated upon request in the months of March through September. Pool water temperatures in the summer hover around 80 degrees. In the months of March, April and September the pool may be heated TO 80 degrees for a fee of $175 per day with a 2-day minimum. In the months of May through August the pool may be heated to 85 degrees for a fee of $175 per day with a 2-day minimum. Unfortunately, we cannot heat the pool in the winter months due to the enormous expense.. For reference 80 degrees feels refreshing at first, but feels warm after a few minutes of submersion. There is no charge for heating the hot tub, we just ask that the cover is in place when not in use. Unfortunately, the pool is closed in the winter months.

We are dog friendly for well behaved house trained dogs. ONLY Dogs. Limit of 4 dogs, We charge a fee of $75 per dog per reservation/stay.. This fee is requested separately from the nightly rate if it was not included in the booking reservation. Typically, we wait until check in, just in case you decide to leave your dog(s) behind!

Our cleaners obtain digital proof after cleaning and prior to each guests' arrival assuring that everything is clean and in place for a wonderful stay.

We may be able to offer earlier check in for a fee, however, a request must be authorized first.
We may also be able to accommodate a late check out for a fee as well, however, a request must be authorized first. Unauthorized late check out fee is $100 per half hour
Any failed payments within 30 days of check-in may result in cancellation of reservation.
We are FIRM with the cancellation policy. PLEASE obtain travel insurance and we will be happy to assist you with a claim. We cannot refund for cancellations that are outside of the refund period for any reason. We use luxury down bedding in all our properties for superior comfort. We do not offer alternative bedding for those that may be allergic.
The property has a max occupancy of 16 overnight guests and 22 daytime guests. We may be able to accommodate larger groups but only if a request is made and approved. We reserve the right to immediately terminate any reservation if an event exceeding the max occupancy is held without prior approval. We do not provide pool floats as our insurance carrier prohibits us from doing so. There is a Walmart 1/2 mile away that has many pool floats available for purchase at various price ranges.
