HOUSE RULES, PROPERTY POLICIES & FEES

COUNTY RULES & ENFORCEMENT

This home operates under El Dorado County VHR Ordinance (Chapter 5.56) and is actively monitored.
Violations may result in a $1,500 charge per violation which may be assessed to cover fines, penalties, & operational impacts resulting from violations including quiet hours, hot tub use after 10 PM, & exceeding 14 guests
Removal from the property without refund
Termination of stay

Violations are actively monitored & strictly enforced.

Quiet Hours 10:00 PM to 8:00 AM
At 10:00 PM sharp
Hot tub use is no longer permitted
Spa system will automatically transition modes at 10 PM as part of quiet hours enforcement
All speakers must be turned off & patio speakers will automatically turn off at 10 PM
Quiet hours begin & only normal conversational level is allowed

After 10:00 PM
No hot tub use
No elevated voices or music outdoors
Noise that can be heard beyond the property line or disturbs neighbors is a violation
No parties or events of any kind

OCCUPANCY
Maximum 14 guests at all times day and night
Ages 6 and up count as guests
No unregistered visitors
Any exceedance of occupancy limits is considered a violation regardless of duration

NEIGHBOR POLICY
Do not engage with neighbors
No loitering or gathering in the street court or surrounding areas
Neighbors may contact the sheriff directly for disturbances

SMOKING
No smoking or vaping inside the home or outdoors on the property
Smoking is only permitted inside guest vehicles on the upper driveway
All ash and debris must be contained and disposed of
A $550 charge may apply for violations

PARKING & DRIVEWAY SAFETY
Maximum 5 vehicles total 3 upper driveway 2 lower driveway
No street parking
Do not block driveways
All vehicles must be parked on site in designated areas
Please do not back down the driveway
When leaving pull forward into the turnaround area and exit facing forward
Always use the turnaround area to safely exit the property

HOT TUB
Hours 8:00 AM to 10:00 PM only
No use during quiet hours
No oils soaps food or glass
Children must be supervised

FIRE & SAFETY
No wood or charcoal fires propane fire table only
No fireworks or incendiary devices

TRASH
Dispose of trash properly using designated garbage and recycling bins

OFF LIMIT AREAS
No access to garages
Stay off landscaped areas and rockery walls
Keep off the far side of the pool
Stay away from pool equipment

MONITORING & RESPONSE
Property is monitored for noise compliance using sound level monitoring devices no audio is recorded
Guests are expected to respond promptly to host communication regarding any issue or potential violation
Failure to respond or comply may result in immediate action including removal from the property

CLEANING FEES & PROPERTY POLICIES

CLEANING EXPECTATIONS
Your cleaning fee includes general cleaning and sanitation laundry of linens and towels and standard property reset between guests

To avoid additional fees please
Take out trash to designated bins
Run the dishwasher
Place used towels in the laundry area
Do not place used linens or towels in cabinets or drawers
Report any damage spills or issues immediately

Failure to complete basic checkout tasks may result in additional cleaning fees

ADDITIONAL CLEANING FEES IF APPLICABLE

Excess mess 250 to 600 dollars
Includes excessive trash food left out heavy staining significant spills or failure to complete basic checkout tasks

Smoke odor remediation 800 to 1600 dollars
Includes any evidence of smoke odor ash residue or remediation required inside or outside the home excluding inside guest vehicles

Hot tub contamination 200 to 400 dollars
Includes debris food oils soaps or any condition requiring draining and refilling
Any contamination requiring draining will result in applicable fees

Pool contamination 250 to 600 dollars
Includes debris food glass or unsafe water conditions
Any contamination requiring draining will result in applicable fees

Drain or chemical rebalance up to 1000 dollars
Applies when water systems require full service due to misuse

Clogged drains or plumbing misuse varies
Includes grease food wipes or foreign objects requiring service
Improper use may result in plumbing service charges

Damaged or stained linens or furnishings varies
Includes towels bedding upholstery or fabrics requiring professional cleaning or replacement

All charges are based on actual costs and documented with photos and or invoices in accordance with California AB 2202

TRASH POLICY
Trash pickup Monday morning 6 AM
Use designated garbage and recycling containers only
Do not leave trash outside containers
Overflow or excess trash fee 225 dollars

ANIMALS
No pets are allowed on the property
Due to severe homeowner allergies any service animal must be disclosed in advance prior to arrival

Service animals must be under control at all times
Housebroken
Not left unattended at the property
Not permitted in the pool or hot tub

Guests are responsible for any cleaning damage or remediation required due to the presence of an animal

Unauthorized animals will result in a minimum 500 dollar cleaning fee and additional charges up to 2000 dollars for damages or extended cleaning if required

DECORATIONS & ALTERATIONS
No wall hangings decorations or alterations to the home are permitted
Do not use tape nails adhesives or mounting devices on walls or surfaces
Any damage or residue may result in repair or cleaning charges

POOL NOTES
No lifeguard on duty use of pool and hot tub is at your own risk
Do not disconnect pool vacuum it may be moved temporarily while swimming
It must be returned to the pool by 10:00 PM daily so the cleaning cycle can run properly

Pool service schedule Thursday 11 AM to 5 PM

THERMOSTAT
Thermostats are locked to a guest comfort range
Temperature range 68 to 74°F heating and 72 to 76°F cooling
Keep doors and windows closed when HVAC is running

LAUNDRY
Located downstairs
Available for guest use during your stay

MAIL & DELIVERIES
No mail or packages permitted to the property
Guests are responsible for retrieving all deliveries promptly
Do not allow deliveries to remain outside

VENDOR ACCESS
Routine services pool landscaping trash may occur during your stay

DISHWASHER
Scrape food before loading
Use disposal when rinsing
Report broken glass immediately

CHECK OUT
Check out time 11:00 AM
Cleaners arrive shortly after
Late checkout requires prior approval and may require booking an additional night

My friends and I were looking for a beautiful place to relax close to the Bay Area - and this home was it! It had everything we needed, and everything looked exactly like it did in the pictures. Also, the check in and check out was the smoothest I've ever experienced at a rental home. We'll definitely be booking this place again.
