Only 2 vehicles total are allowed in the community for this reservation. No additional vehicles are permitted anywhere in the community.
Both vehicles must be parked completely on the driveway. No part of the vehicle, including tires, bumpers, mirrors, or any portion of the car, may extend onto the grass, sidewalk, street, or outside the driveway area.
Street parking is not allowed under any circumstances.
IMPORTANT CONSEQUENCES
If these rules are violated, the HOA may revoke the gate code. If that happens, we cannot restore access, override the HOA, or provide another way into the community.
The HOA strictly enforces parking rules, and there have already been multiple towings this year. Vehicles may be towed at the guest’s or vehicle owner’s expense, and fines may also be issued.
THERMOSTAT / HVAC
The HVAC thermostats are set to approximately 71 degrees for guest comfort.
To protect the HVAC system and prevent damage, the thermostats are secured with covers and are not guest-adjustable. Guests do not have the ability to change the temperature in the home.
The air conditioning works best when all windows and doors are closed. If you experience any temperature or HVAC issue during your stay, please contact us right away and we will be happy to assist.
POOL AND SPA HEATING
Pool and spa heating is available for $65 per day.
Pool/spa heat is recommended from October through April, especially if you would like the water to be more comfortable during cooler weather.
Please let us know before or during your stay if you would like pool/spa heating added. We are happy to assist.

Cleanliness and Care
Please be careful with food, drinks, shoes, or soiled feet around the home, bedding, furniture, and carpeted areas. Report stains, spills, damage, or issues during your stay.
Keep food and drinks sealed and stored. Do not leave food out overnight, as Florida’s climate can attract bugs and insects.
Garbage and Plumbing
Upon checkout, secure all food, waste, and garbage in bags and place them in the outdoor garbage bin.
Do not place anything down the sink, disposal, or toilet that may clog, including potato peelings, rice, popcorn, coffee grounds, feminine hygiene products, wipes, paper towels, or non-flushable items. Guest-caused clogs may result in a service fee.
Washer, Dryer, and Laundry
Do not overload the washer or dryer. Clean the dryer lint trap before and after each use. Damage from improper use may result in a repair charge.
Upon checkout, place used towels in front of the washer. Leave sheets, pillows, comforters, and bedding on the beds.
Provided Items and Remotes
The host provides an initial supply of basic items, including garbage bags, paper towels, dish detergent, and toilet paper. Additional items are the guest’s responsibility.
A $75 replacement fee may be charged for any remote that is lost, damaged, or removed.
Shoes and Outdoor Dirt
Please remove muddy, sandy, or dirty shoes before entering. Do not clean shoes in the shower, as this may cause drainage issues.

We absolutely loved our stay at this home! It was spacious and comfortably accommodated our two families with plenty of room for everyone. The kitchen was fully stocked with everything we needed to cook and dine in, which made meals easy and convenient.The pool area was wonderful — very clean, relaxing, and especially child-friendly, which we truly appreciated. The beds were comfortable overall, though a few of the mattresses could use an upgrade in the future. We also recommend bringing extra sheets or blankets, as no extra were provided. That said, there were plenty of towels and washcloths available for our group.The location was perfect — in a very quiet neighborhood, yet close to Disney, Universal, shopping, and several grocery stores. It made getting everywhere quick and easy. Brayden was very responsive! He was a fantastic host.We would definitely stay here again and highly recommend this home to other families looking for a comfortable and convenient place to stay!

My family and I had a wonderful vacation. The house was excellent and the pool was phenomenal. We stayed 9 days and couldn't have been happier. There was plenty of room for everyone to spread out and have their own space. Brayden, the host was very responsive and a gem to deal with.

The interaction with the host was amazing! Super fast and attentive. The home needs new mattresses every ones beds the springs were ready to pop out . Home needs more pillows/ newer pillows. And more towels. There was a few bathroom that had no bathroom mat . Not safe very slippery. The couch in the living room/ kitchen area we old and sunkin in . Beside that the home was spacious and lived the gated community the bedroom with the queen bed upstairs the blinds can’t be opened because they are broken and the piece that separates the floor and rug the tack trips are visual and they hurt when you step on them . But again the home it self was amazing
