The location is quiet and a few kms from Split downtown, therefore you'll need a car. To get all the main beaches, all of them nice (some very nice!), takes maximum 20 minutes. The hosts are absolutely amazing, a polite family living upstairs, always available but at the same time never intrusive. Highly raccomanded!
