Lovely location, great views, beautiful and comfortable lodge.
It would have been great to have a fan, as it does not feel safe to leave the doors open at night, and it gets quite stifling at night (summer visit).
9.0 / 10.0
Living space and size of rooms, location near the village.
Could have done with a few more basic provisions (toilet rolls and washing up liquid).
7.0 / 10.0
Size of property and well resourced in the kitchen.
Kitchen Shelf was off the wall as we arrived, we phoned but no one came to fix it. Shower knob w in en-suite was loose which meant we couldn’t switch it on, meaning only 1 shower for 6 adults - not good enough. I did again call but no one came out.

Nice Location.
It was supposed to be a “Luxury Lodge”. But it wasn’t! There was mould and there were stains on curtains, there was mould in the bathroom, the bedroom carpet was dirty.
The towels had holes in them, there was a big stain on the lounge rug.
The biggest issue was the filthy, rotten, algae-ridden decking which was an absolute death trap. One of our party had a very nasty fall on it, so we complained and asked that the owners do something about the decking before even more serious injury occurs, and we asked for compensation.
The owners never once communicated directly with us and completely ignored our request for something to be done about the decking. We eventually received a partial refund – no apology.

Beautiful location and views. Our lodge was right at the front with the decking facing away from everyone else which gave us privacy and uninterrupted views of the area which was lovely
Cleanliness could have been better, some of the furniture is a bit dated and needing replacing.

The space, the location and view. The lodge was warm and comfortable.
The seal on the shower had black mold and needs replacing.

The location is simply stunning with uninterrupted views over Esthwaite water... It was delightful and extremely relaxing to wake up to those views each morning. In general, the decor was modestly stylish and more than sufficient for the 6 of us. the spacious, high-ceilinged living space was a great place to spend time in - especially as we were kept in by some storms through the week. The proximity to the lovely village of Hawkshead (6-8 min walk) meant that popping into the shops for essentials, doing some shopping at the nice stores in the village or going for a pint or meal at the local pubs/restaurants was extremely simple. The property is extremely well insulated and heated, making a cosy option even in the height of winter...
The bed(s) were pretty uncomfortable and quite small considering the generous size of the double bedrooms. There were no spare light bulbs for any of the lights except the ceiling spots (and 2 bulbs had blown). The lid of the kettle is damaged to be even dangerous... I think the kettle should be replaced. Some non-stick cookware would have been a good addition. Some extra low level lighting in the living room would have been a nice addition to create a cosy ambience without having to have the overhead spotlights on to be able to see the details on the board game we were playing :-)

The location is superb in the heart of the Lakes and many exciting walks are in easy reach from the cottage. The nearest shop for daily basics is approx. 1.5 km away. Very quiet place. Bright stars in the night, weather permitting.
Tenants should know that pets are allowed to this cottage. If you are allergic, don't use the sofa.
