Welcome to ‘Apricot Oasis’, a 5-bedroom/4-bathroom vacation home featuring spectacular mountain views, a giant sparkling 40ft long salt water pool and spa, an endless supply of amenities and activities, a huge grass yard, and is located is on a massive half-arce lot of land in a gated community. ‘Apricot Oasis’ can accommodate large groups without sacrificing luxury, comfort, and privacy. Walking distance to the Polo Fields and within close proximity to many area attractions. This is a perfect home for your next unforgettable desert vacation!

Entire 3,300 sq ft home including two car garage is available for your next desert vacation! Five Bedrooms total as follows: Master features a king bed with a large 55" Smart TV (DirectTV programming),, walk-in closet, and ensuite bathroom with massive glass shower, jetted soak tub with backyard pool area views, and double vanity sinks. Master suite also has an exit door to the pool area. Bedroom #2 features a queen bed. Bedroom #3 has two queen beds. Bedroom #4/Office has a workspace desk with monitor and keyboard along with a daybed which converts into a queen. Bathroom #2 and #3 both feature a tub/shower combos. Bedroom #5/Casita is next to the pool/spa area and has a king bed with a large 55" SmartTV (DirectTV programming), private en-suite bathroom with shower, microwave, fridge, and Keurig coffee maker. Bedroom #5/Casita has its own key and can be entered via the side yard gate. All new furniture, mattresses, linens, etc. as of late-2022.

There is white shaker cabinetry, granite countertops, subway tile backsplash, stainless steel appliances including wine chiller, pantry cabinet, built in desk, custom light fixtures & open sightlines to the living room, adjacent formal dining room with table sitting eight. Kitchen breakfast table sits six and there is also a work desk area. Amenities include a toaster, microwave, blender, gas countertop range, dishwasher, double oven, drip coffee maker, and a French coffee press. Pots, pans, glasses (wine, mugs, cups), plates, bowls, oven, stove, utensils, and silverware. All the fixings for your next delicious family meal. Also has a seating-for-two island area to hang out and chat while the Chef is in action. Ten-foot vaulted ceilings in massive living room with backyard mountain views, gas fireplace, sofa sectional, and comfort chairs along with a 65” SmartTV (DirectTV programming).

Beautiful outdoor pool/entertainment desirably south facing area features a huge 40ft saltwater pool and spa waterfall (guest paid heating for pool and/or spa available), a large covered patio with custom paver detail, swing chairs, ceiling fans, in-pool umbrellas, BBQ, two permanent lounge chairs and four that fold up to store in garage, large grass lawn areas for fun & games including a volleyball & badminton net set/pickleball paddles and balls/corn hole/pool basketball net, super big pool noodles/floaties, and much more. Spacious outdoor dining area with seating for six with plenty of lounge chairs and cushioned seating for ultimate entertaining comfort and entertaining.

Strong home wide wi-fi Spectrum internet package up to 1 Gigabyte for plenty of juice throughout the home for remote working professionals, streaming, and all your internet needs. There is one ring doorbell camera near the front door. Two car garage with plenty of driveway space (no parking on the street per HOA rules). Two bicycles available in the garage for guest use.

LOCATION

Walking distance to the Empire Polo Fields for all the equestrian activities and Coachella and Stagecoach music festivals; minutes from the La Quinta Resort, Indian Wells Tennis Garden, Old Town La Quinta, and all the La Quinta golf courses. Highway 111 is down the street, with Costco, Target, Coffee Bean, and Starbucks, among many other chains and local favorites. Less than 10 minutes form I-10, you can quickly head to Palm Springs, nearby casinos and other Coachella Valley destinations.

GOOD NEIGHBOR POLICY: You agree to abide by all rules and regulations set forth by local ordinances, which includes a “Good Neighbor Policy”. You are advised to keep in mind that vacation rental properties are located in quiet, private neighborhoods. Please respect our neighbors. Anyone found to be violating noise ordinances of the City or HOA will be subject to an initial $500 fine followed by a possible eviction in egregious circumstances. Guests will not be issued any refund for issues related to noise ordinance violations. Possible violations include, without limitation, sound amplification outdoors, over occupying parking areas, over occupying rental Property, and failing to follow your Agreement with Manager HOA Rules and Regulations allow for 24-hour quiet enjoyment of homeowner's Property. There are no parties allowed at this Property. This Agreement and Guest's reservation is subject to the Governing Documents of the HOA and/or City where the Property is located.

- Noise from radios, music instruments, loudspeakers, sound amplifiers, and “any machine, device, or equipment including phones” that creates sound audibly outside of the rental home is prohibited after 9pm Sunday through Thursday and after 10pm Friday and Saturday per city rules and in respect of the neighbors.

- Pool with spa heating available at $75 per day including spa or spa only at $35 a night. Maximum temperature allowed for pool is 86 degrees, 104 degrees for the spa. There is a 14-consecutive day minimum for pool and/or spa heating scheduling.

- One small dog allowed with $150 non-refundable deposit. Please do not allow the dog on any furniture or bedding and ensure to pickup their droppings.

- Post stay housekeeping is for five hours. Any additional time needed will be charged to the guest in half hour increments at $90hr. Guest paid mid-cleanings are available if you would like cleaning performed during your stay.

- Guests staying longer than one month are required to either purchase a mid-cleaning from Blue Coachella Vacation Rental Management, with or without laundry service, or have professional maid service completed once a month for upkeep.

- No mail box access is available. When placing an Amazon order kindly instruct them to deliver to Front Door and not on Sundays. USPS service is not available for guests. Use Fedex or UPS for front door deliveries.

- A vacation rental agreement must be completed before arrival and guests are required to provide a copy of their drivers license at check-in.

Local vacation rental management group Blue Coachella provides peace-of-mind check-in service, onsite and/or phone assistance during your stay, and professional housekeeping services. Guest paid periodic mid-cleanings are available during your stay.

The property is very clean and feels more like a home, rather than a rental. - beds and pillows were great. This is a big part of how I review my stays. (All 12 guests agreed)- pool and hot tub were easy to use- close to polo fields- property manager was easy to get ahold of

This property was perfect for our family with the number of bedrooms and spaces to gather. We utilized the backyard and pool daily which was a true highlight. The hospitality shown through communication and presentation upon our arrival was greatly noticed. We hope to come back again soon!
