** Maximum occupancy is 8.
** Maximum occupancy is 8. If there are more than 8 people at any time, a valid & verified noise complaint or more than 2 vehicles at any time you agree to forfeit the reservation (no refund) along with immediate eviction.
We follow and abide by all rules by the city of Scottsdale, state of Arizona and Booking Channel and do NOT allow any Large Gatherings or Parties to maintain the integrity of the neighborhood and respect the families around us.
** Quiet hours start at 9:00 PM. We don't want to disturb the families nearby. ₊˚ʚ ᗢ₊˚✧ ﾟ.
** All # of guests staying and visiting must be approved as we abide by city occupancy rules. We must obtain a DL or ID from the person making the reservation. This person is in charge of the entire group and is its representation.
** If you're local to the area, we require a message stating this to the host.
** We would love to accommodate all early and late check-out requests, but this isn't possible unfortunately. We ask that you please respect set check-in and check-out times. There's a good chance that someone left the day of your arrival as well as will be checking in on the day of your departure. We need the full amount of time for turnover.
*** If any House Rules are BROKEN, you agree to forfeit the entire reservation amount + additional fees (most notably quiet hours, disturbed neighbors, reported party, more than max occupancy of guests at property, unauthorized guests, additional vehicles that were communicated prior).

** Cars may only be parked in the actual driveway and/or 1 car fits in the garage. NO STREET PARKING ALLOWED.
** There are surveillance cameras covering entrance and exit ways to the property. They are not actively monitored but may be used to detect unauthorized parties or broken house rules to abide by city & state laws for short term rentals.
** There's a TV in the living room that has YouTube TV (cable with live TV and on-demand) as well as some TV apps. Feel free to log in to any of your personal apps if you wish to.
** A propane grill and tank are provided, and we refill the tank periodically; however, if a guest encounters the propane tank empty and wants to use the grill, the guest will have to refill or exchange it at Circle K or Walmart, and we will reimburse it. Firewood for the firepit falls under the same guidelines.
** USE OF POOL: The property is not staffed. The guest is responsible for their own safety. Owners and management are not responsible for any accidents or injuries.
₊˚ʚ ᗢ₊˚✧ ﾟ. Please do NOT remove the vacuum from the pool as it will damage the pool pump, and if replacement is needed, it will fall on guest.
HVAC companies recommend setting a minimum temperature of 72 degrees Fahrenheit on the thermostat to avoid freezing up coils and other potential damage to the AC unit. We have experienced many urgent repairs within the last few years that would have been avoided by implementing this earlier. We do not want you to experience AC problems during your stay so we have implemented this recommendation. Thank you.
** Please keep in mind if something is not to your satisfaction, please let us know upon the day you check-in. We will make sure to make it right. We cannot control acts of nature and occasional things breaking or needing service such as HVAC, water heater, power going out, etc., but we promise that we will act on it immediately and find a resolution within 24 hours of your notice. That being said, we do not offer any discounts or refunds if these things happen and if they are fixed within that time frame.
** Please treat this home as if it were your own. We don't want you to work on your vacation, so we don't have any mandatory check-out procedure. We just simply ask if you could pick up after yourselves and leave the house in good shape. We would appreciate it. ʚ♡ɞ

Great location and quiet neighborhood. The interior layout of the house is extremely nice and comfortable. The master bath rates a solid 10! The downfall of the property is its backyard. Filthy dirty with junk strewn around, unswept of rocks, old window screens and debris. Pool sweeper did not operate during my entire stay. Hot Tub cover is ratty and worn.... it should have been replaced years ago. I will stay there again if I get confirmation the backyard is adequately addressed.

The place was great and as listed. The pool area was wonderful. The guest rooms were small but the master was fantastic. Our issues: - the internet and WiFi didn’t work. Someone hadn’t paid the bill (there was a notice on the door saying so). This sucked because it was a guys trip and we wanted to watch some games. - the door code kept not working. We got locked out a couple of times. They did answer when we called and helped us after about 20 min. At the time of this review I asked them for some sort of refund due to these issues and I have not heard back.

This house is well suited for a family that can share just 2 bathrooms. House needs some TLC to get back in good order. Location is good for North Scottsdale Activities. Outdoor furniture and landscaping really in poor shape overall, needs replacement.
