• 1 pm check out: $150.00
• 2 pm check out: $200.00
Late checkouts are subject to availability and depend on the schedule and next guest’s arrival. Please keep in mind that check-out is at 10 am, and any unauthorized late checkout fine will be fully enforced.
*Pool heating is available for an additional fee of $80 per day, must be pre-arranged and paid prior to arrival (with a minimum of 3 days). Also, keep in mind that the pool takes 24h to get to temperature (80-90°F) and up to 48h during Winter or Cold Weather. Temperature range is dependent on the weather conditions. Make sure to request the heating option at least 24h notice or 48h during the cold season before arrival.
*Spa heating is included in the reservation.
SPA COVER RULE: Please cover the jacuzzi after each use. Leaving it uncovered allows dirt and debris to damage the filter. If left open, a technician visit and extra maintenance will be required. A $200 fee will apply. NO EXCEPTIONS!
Jacuzzi Guidelines:
The jacuzzi is for adults only. Any children must be accompanied by an adult. Please do not over-twist or rotate the knobs or jets in either direction, as they are very costly to repair. Any damages or broken knobs will be fully charged to the guest via Vrbo, with an additional $350 fee for the downtime impacting future bookings and the inconvenience for the next guest.
Property Inspection:
The property is thoroughly inspected after every check-out for any damages. Guests are responsible for any damages and have 1 hour after check-in to report any unseen damages. Past the first hour, guests will be liable for any damages not reported. NO EXCEPTIONS. We aim to maintain the property and protect our guests while valuing our property and ensuring everyone takes care of our homes as if they were their own.
Security and Conduct:
Please be aware we have exterior cameras on the premises to maintain safety for our guests and to ensure no extra guests are on the premises, as well as to prevent any abuse, parties, or events. Any violation will result in immediate removal from the property and a $500 fine.
*NO PETS, any violation will result in a $500 fine and immediate removal from the property without any refund.
** SMOKING
Please be aware smoking is NOT allowed inside the property. Only on the patio. Any proof of smoking inside will be subject to a $500 fine.
Please be aware there state-of-the-art smoke detectors recommended by Vrbo, and also used by top hotels detecting with AI benign smoke( from cooking for example ) and any harmful smoke like cigarette, vape and marijuana. The fine will be enforced. NO EXCEPTION.
Please if you smoke in the patio make sure your cigarettes butt will place in the ashtray or the trash do not leave any cigarettes in the floor or turf. Any damage will be extra cost.
Refund Policy:
No refunds will be given after check-in. This includes refunds for extra amenities like the heated pool option or any extra services paid by the guest (e.g., extra guests, if allowed, for an additional fee).

Excellent back yard with jacuzzi, pool, well lit sitting area, and bbq. Very clean house and comfortable beds. Paula was an excellent host and went out of her way to ensure everything was perfect

Spent 5 days in the Las Vegas area for a golf trip with 2 friends. We booked this property knowing we would spend the majority of our time on the golf course and at the property so the amenities were VERY important. The listing showcased, in our priority a pool, hot tub, pool table, foosball table, grill and outdoor seating area (including fire table). On arrival we acknoledged the property was very clean and spacious. The inside of the property was great, lots of room, well equiped, nice kitchen and the beds were comfortable. The backyard space is beautiful however there were a few issues, the most critical was that the pool is unheated which made it unusable other than for shocking cold plunges...this was a real dissapointement. Despite being 24-28 degrees celsius the pool was useless to us which was a major factor in the booking. The hot tub is listed as a 6 person spa however is barely large enough for 3 grown adults. In addition the hot tub was not very clean which was evident by the large amount of foam it produced when the jets were activated which made it a little off putting. The pool table is located in the garage which isnt a huge deal hoever the quality of the table is terrible. From the pictures on the listing it looks decent but this is a very subpar table for anyone with any real interest in billiards. Similarily the foosball table is of the quality where kids could enjoy it but anyone with any experience would see it as a dissapointment. The grill and outdour seating area were nice howver the property backs onto a fairly major road and there is constant noise which hinders the experience. With all that said the major dissapointment was definitely not being able to use the pool. When we arrived I asked about this and was told it wasn't listed as a "heated" pool which is why they have the spa, and that the outsided temperatures were supposed to be hot so it should be ok...it wasn't. Perhaps by June this pool would be usable but at this point they could list the pool and you could show up with it empty and we would have had the same experience. Lesson learned I suppose. Based on what we experienced if you are looking for a clean place with 3 bedrooms, nice kitchen and outdour area with a grill this would be great. Based on what we were looking for, and thought we had booked, we were dissapointed and would not stay here again. Paula was a good host we just feel the listing was deceiving.
