Located in the re-energized Little Bohemia Neighborhood and only six blocks from Omaha's Historic Old Market. This property is within walking distance of amazing options for restaurants, breweries, coffee shops and unique shops!
The space

This property offers three levels plus a rooftop patio for guests to enjoy. Guests will enter through a private street level entrance through a patio into the main living room that flows into the kitchen and dining room. There is another patio off the kitchen that offers outdoor dining seating and grilling area, and a spiral staircase to the backyard.

On the second level guests will find the Master Suite and a separate guest area. The Master Suite includes private patio, bath with shower, bathtub, walk-in closet, laundry closet and separate sitting area). The separate guest area provides another living area, two bedrooms joined by a bathroom (with shower), an additional full bathroom (with shower), patio and laundry closet.

From the second level, guests can ascend stairs to the office space and more importantly, the rooftop patio! The large rooftop patio has plenty of seating options for all guests and offers a view of the downtown Omaha skyline that is unparalleled.

From the main level, stairs will lead guests to the lower level where they will find a large (non-conforming) king bedroom that also offers a seating area (couch - sleeps 1 + 1 full-size mattress), as well as access the garage and backyard.

Remote electronic-controlled blinds in all rooms for as much light or privacy as you want. High speed Wifi, Sonos speakers in every room, exterior camera system. Streaming options available through each tv (currently offer Netflix, Hulu and Amazon Prime). The property does not have cable tv. In the event guests are looking forward to watching any specific event(s) while staying at the property, please contact the host prior to arrival so that we can ensure the proper streaming options are available.

Restricted Access: Rooftop Patio: Guests are encouraged to enjoy the rooftop patio (Maximum Capacity: 30 persons), however, due to safety reasons, guests are prohibited from entering the small locked gated area (unfinished portion of roof; no deck).

Front patio gate: guests will not attempt to open at any time (this is not needed to access home or patio).

Guests do not have access to the following: - Three locked utility rooms in the basement.; - Locked cabinets in the master bathroom, office area and basement; - Locked utility closet outside of Bedroom 1; and Locked closet in Bedroom 2.
**Please note this is a home. While there will be space made in closets for guest use, there will be personal belongings in view.

We have a strict NO PARTIES policy.

Events: We welcome daytime events, corporate events, holiday events, family gatherings, and weddings. Potential events and details must be discussed with host prior to booking.

Pets: We love hosting pets that qualify! Please message us before booking to review our pet policy and to see if your pet qualifies. Please note that there is an additional flat fee collected to reserve a little extra time with the cleaners.

House Rules: - Minimum age requirement for the primary renter is 25 years of age - Check in 4:00 p.m. or after - Check out 11:00 a.m. or before (see fees below) - Maximum occupancy is 12; Larger gatherings are not permitted (unless previously approved by hosts).

Rooftop capacity: 30 maximum - No glassware or glass bottles on rooftop patio.

Please be mindful of our neighbors by observing quiet time between the hours of 12:00 a.m. and 8:00 a.m.

No smoking is allowed on the premises.

The following fees may be assessed if the the House Rules have been broken:
* $50 per hour for any early check in or late check out (unless previously approved by management); late check outs after 1:00 p.m. will be charged for an additional night's stay
* $25 per person, per night for over 12 guests (not previously approved by hosts)
* Minimum of $60 fee for pet waste removal
* Minimum of $25 per hour for required excessive cleaning fee
* Minimum of $500 deep cleaning fee applies if smoking occurs inside
