Filthy, closed pool, and a lot of other construction in and outside of the hotel.

The staff was great. The first room I was given wasn't even cleaned from the last guest. Their key cards were on the tv stand and all the bedding was piled on a chair. I went back to the desk and she gave me another room quickly. The room seemed fine at first, but I have an allergy to nicotine and can smell if someone has been smoking in a room. This room had recently been smoked in. Not wanting to be a pain and guessing more rooms would be like that, I just stayed in it overnight. The room was pretty clean but one of the pictures with a metal frame had rust on it and there was a very poor wallpaper patch job by the window that had dirty around it from a worker. The breakfast was good and the drive and sidewalks were cleared from the snow the night before. There was a dog on the upper level barking from 6 am to the time I left at 8am and it sounded like a very large dog. I think the staff is wonderful and helpful, but this facility past the lobby where it appears they spent the most of their money is tired. This is a $60.00 a night hotel and not almost 90.00.

I’m extremely disappointed that my credit card was being billed with charges after I had checked out of the hotel. Two charges to be specific. I made a complaint about a charge made this morning two days after I checked out and one on the day after I checked out. The charge made this morning was reversed but the other one has posted to my credit card. Now no one is answering the phone.

The room was old, and the paint was peeling from the corners. The building is aged. It has a lot of potential, but it remains an old hotel for now.

Staff was great but the property conditions could’ve been better.

Very dated, older building, not taken care of at all. They're was an obvious odor, and rooms were not very clean. This was a very expensive stay for a very substandard facility. It was very disappointing. Thus was more like a motel for over $500 a night.

Very friendly and courteous staff! We will stay there again.

The hotel is in disrepair. All area hotels jack up prices when NOTRE Dame has a home game bu t this place is ridiculous considering the current condition of the facilities.

Pet friendly....but outdated and so loud. Could hear everyone within a floor and hall.

Was assigned a room that wasn't ready. Keeys weren't properly programmed. Corrected without issue. Room was clean and relatively quiet. Decor was a bit dated, and furnishings were a bit worn. Staff was pleasant and met my needs and addressed my concerns.

Clean and comfortable. Bed and bedding were great. We did not think breakfast was anything special but they did have a variety. We would certainly stay there again when in the area.

It was like a trip back in time to 1986 as far as the decor. There was a strange smell in the hallways & paint was peeling off the wall. Our room was not cleaned for our 2nd night. The Ice Machines did not work & the Indoor Pool was closed. We were there for Notre Dame/NC State Football game & the price per night for 2 Queen Size Beds was $443.50 per night & we went through Expedia. Would never stay there again. What a ripoff!

The hotel if fine for an ND game or stay at the college if the room is cheaper than most of those in the same area. If you are paying as much as for a room in some of the better hotels in South Bend or Granger then I would go with one of those places. Front desk was kind and helpful. As with other reviews we were not assigned the room we had chosen through Expedia. Front desk said that Expedia had coded it wrong. We ended up with 2 beds which is what we needed. If you book through a third party site, maybe call the front desk to confirm the room you have reserved. Wallpaper was torn off the walls in the back hallways, guessing they are still remodeling? Pool is closed. All in all, ok to sleep in which is basically all we did.

Great stay for a ND game. Hotel is in process of renovations, but rooms are large and hotel was quiet. Staff provided excellent service and attitude. I would recommend and stay again if I'm ever in South Bend.

Place was a filthy bad place to stay. No housekeeping services. Bed not made. No towels or wash cloths. One bed had blood on the sheets. Staff was absolutely unconcerned about anything. DO NOT STAY HERE!! Hallway stunk of marijuana. Horrible experience. Hoping I didn’t bring bed bugs home.

Hotel needs some TLC. A former Hampton the hotel showed its age with minor things not working properly like the lights on the elevator call button, peeling wallpaper in a few spots, and a broken pool. Initial room assigned was dirty with Bees and kitty litter or something on and around the AC unit. After pointing this out we were moved, new room fine. Loved the convenience of the ND shuttle for game days!

Staff were very friendly. Room was not clean. Furniture was stained. Bathroom walls were damaged. Only one outside door had a working keypad. Expected more for the room price.

Our room was clean and stocked with all of the amenities.

The hotel’s cancellation policy on a football weekend was a plus. Breakfast was a plus. Beds were comfortable and AC worked well. But building was run down, they RAN out towels. We had to take pool towels. Ice machines were almost all broken. I would not stay again unless it was only one with a room.

Room was old feeling and needed attention. Fabric bench in the room was filthy. Metal bed frame sticking out. Remote missing. No one answered the phone when we tried to call for service. Overall, it was a 2 star hotel and not nearly deserving of the exaggerated prices that are charged on football weekends in the area.

The staff was so lovely; the hotel is ragged. Clean and fine for an overnight.

We had a very disappointing stay at this hotel the weekend on September 12.Earlier this year I booked two one bedroom kitchen suites for our stay. We specifically booked kitchen suites because we needed the kitchens to prep for our football tailgate.We had these rooms in this hotel last year so we knew they existed and also received confirmation of our rooms.Upon check in we were told kitchen suites do not exist and were given standard rooms-But still were charged the suite rate. When I complained to the management,I was told that they would put a note in my portfolio for Expedia to credit my account 50% to make up for the lower tier room and all I had to do was contact Expedia and the credit would go through.I have contacted Expedia numerous times and I have contacted various people at the hotel several times and have not gotten a response from anyone.This is extremely disappointing because I have stayed in this hotel before and I use Expedia on a regular basis. I cannot believe no one is responding to me. The hotel is in desperate need of an update and it is extremely short staffed. With the exception of Sarah,the staff on hand tries to be helpful.But there are not enough of them.Plus the hotel is in such disarray that many of the customers are unhappy -which takes up even more of the front desk's time. Our stay was a joke. We did not get the rooms we reserved,we were overcharged for our rooms,we had to beg for a towels and the door locks were sporadic. Not a good stay!

I reserved two deluxe suites with dual sleeping areas and kitchens at this hotel for September 12 and 13 in reliance on this online description: https://www.larkspurlandingsouthbend.com/our-hotel It states that the Larkspur Landing South Bend is a part of the Larkspur Landing family of 11 luxurious all-suite hotels. One suite was for me and my girlfriend and a second suite was for our friends, whom we were hosting for the Notre Dame game against Texas A&M. When we arrived at the hotel we were told that the reserved suites were not available and we would be put in single rooms. This was the first time I knew that the online description of an all-suite hotel was untrue. I asked to speak with a manager. The clerks refused to put me in touch with a manager. They said flippantly that I could speak to a manager on Monday, when they knew I would be gone. I felt disrespected as a Notre Dame fan and derided as a senior citizen. When we went to our room, we found wallpaper peeling off the wall of the room and peeling off the walls of the hallways. There were exposed wires hanging down from the hallway ceiling. The security door at the rear of the hotel was propped open with a rock so anyone could enter. We felt unsafe walking through the hotel due to these conditions. The online photos and description of the hotel as luxurious were further untrue statements. The hotel still charged us for two deluxe suites despite giving us greatly inferior, dilapidated single rooms.

Great location for a Notre Dame football game. Front desk staff was super friendly and helpful. Unfortunately, we were there 3 nights and the staff never cleaned our rooms despite leaving the “please clean” sign on our door.

Reserved a room with 2 queen beds months ahead on Expedia. Checked in and went up to the room to find only one bed. Assumed it was a mistake and went back down to check in where I was told they didn’t have the room I reserved and there was nothing they could do except give me a 10 percent discount. 2 adults and an adult-sized kid can’t sleep in one bed. The error was one thing but the complete lack of concern was the most infuriating part. Fortunately, was able to leave to another hotel that had what we needed.
