Location, Friendly Staff, Clean bathroom, A/C + Fan, Value for money.
There are some boats on the beach, but you can still swim and all other beaches are free and accessible, so was not a problem.

Brilliant location - truly beach front
Breakfast room - amazing view and breakfast decent variety of items
Building work and no pre warning
Rooms spacious enough and comfortable beds but, everything was a bit tatty. Leaking in the bathroom, air con noisy, wardrobe doors stuck open.
The rooms were also more a hostel vibe - you couldn’t comfortably relax there - dark, dusty from building, loud. They were a base to sleep. All that aside, if you want beach front - definitely had it.
