Late check-in is very well accommodated. Clean, updated bathroom. Lots of cafes and restaurants nearby. Within walking distance from Gare Montparnasse (about 7-8 mins walk). Seems like a safe neighbourhood.
Small elevator (expected in old buildings in a city like Paris). Very busy neighbourhood even in the early morning (this can be a positive or a negative, depending on your personality).

Great location. Room was small but that is normal in Paris. Comfortable bed and good air con. Good for a short stay. Helpful staff.
Decor a bit dated - e.g. the corridors. But room itself was fine.

Location was good but that's about it.
The room was freezing cold and the heating took many hours to make any difference. The bed was old and mattress unsupportive. The shower head needed to be propped against the wall, making it impossible to stand under and shower, had to use as a hand-shower. Being on the 5th floor, the hot water took around 6 or 7 minutes to reach the room!
