Perfect place for transit if you are in Vlore region

It is already our second time at this place. The host was very nice and we got a free update of the room. The view of sunset is fantastic - do not miss it. The location is precisely shown on google maps (which was not the case two years ago yet).

There is a lot of wasps, which makes it hard to have breakfast in the terrace.

Beautiful location with amazing sunset views and friendly service – just needs a few improvements in maintenance and cle

The hotel has a lot of charm and offers a truly spectacular view – definitely one of the highlights of our stay. The host was very kind, helpful, and welcoming, and we appreciated the time taken to explain everything to us. The restaurant was fine – nothing out of the ordinary in terms of food – but we would absolutely recommend enjoying dinner there at least once, as the view from the rooftop terrace at sunset is simply amazing. It really adds something special to the experience.

There were, however, a couple of practical issues that affected our experience. In our room, the water supply was a bit unreliable – we had to wait a few minutes every time we needed water for the toilet or sink. It wasn’t a major problem, but it did become a bit inconvenient over time. Cleanliness could also be improved slightly. The room felt generally clean, but not spotless – we noticed some hair here and there, and a few stains on towels and bed linen. With a little more attention to detail in cleaning, the overall impression could be lifted significantly.

A hidden gem with breathtaking views — everything was simply perfect!

Amazing place with a fantastic view! The rooms were spotless, the staff was super friendly, and the owner was very welcoming. There was convenient parking and the whole place looked recently renovated. The veranda was beautiful — I’d definitely come back!

Great view, fair price, ok room.

Very friendly hosts speaking Italian and English, amazing view of the sea. The room is relatively small but confortable. Air conditioned helps with the local heat.

The street to arrive to the place is very challenging if you have a regoular car. Parking is also quite complicated. Unfortunately the bathroom is very very small and very smelly due to the poor quality of the sewer system. The place also has a big problem with wasps.

Excellent place, highly recommended for stay there

Great sea view from the terrace. Delicious dinner on the terrace, served by the family of hosts, beautiful sunset scenery from the cliff, where the hotel is located. Very enthusiastic and welcoming hosts, especially Kevin. He is really the best! He came to us to pick up us on the road in the lower - level area of the city . He was very smart and helpful in updating our travel plans in Albania, giving us many valuable insider-recommendations. We wish him all the best in his life and business. We liked the room as well, there was everything well designed to meet the needs of guests, even the tiny bathroom. Tasty breakfast and coffee. We were happy choosing this accommodation and would like to stay there again.

Amazing experience, great value for money

Kevin (the host) was super friendly, he was happy to help with anything, really a great guy. The location has a perfect view towards the sea and the sunset in the evening. Although, the road to the apartment is a big tricky and bumpy, but it’s manageable. The room was super clean, it was spacious. We even had dinner at the place which was good, although I have to say for Albania are overpriced (maybe they should reconsider lowering a little bit). But I personally didn’t mind paying a bit more since Kevin and his family are doing a great job managing the apartments. The breakfast was also very good, maybe the coffee quality could be improved but that’s not such a big deal for me. There is also a safe private parking. I highly recommend to stay here, it’s a great value for the money.

The shower in the bathroom is a bit odd. If you’re staying for one or two nights it’s not a big deal, but I think if you’re staying for longer it can be quite messy. For the money you pay to stay there it’s not a deal breaker.

if you search a quite, comfortable accomodation with a breathtaking view on the sea, Kappa 3 is the place to go! Everything was very fine ,the rooms have been super clean. However, since Kappa 3 is up on a hill , the only thing I recommend is to have a rental car. Finally, the family atmosphere and the super and very valuable tips from the team were amazing as well!

„Grandiose Aussicht, aber Anreise und Preis-Leistung enttäuschend“

Sehr kleines Zimmer, zweckmäßig eingerichtet und für eine Nacht in Ordnung. Die Aussicht ist zweifellos grandios. Das Frühstück ist okay, allerdings muss der Kaffee extra bezahlt werden.

Das Abendessen sowie weiteres Essen sind katastrophal: extrem überteuert, sehr kleine Portionen und geschmacklich enttäuschend. Die Anreise erfordert sehr gute Fahrkenntnisse und volle Kontrolle über das Auto, da es teilweise extreme Steigungen gibt. Für Fahranfänger ist die Zufahrt definitiv problematisch. Man muss zudem beachten, dass es dort oben weder Taxis noch eine Bushaltestelle gibt. Das Hotel liegt sehr weit vom Zentrum entfernt, und dafür stimmt das Preis-Leistungs-Verhältnis nicht. Die Aussicht ist zwar hervorragend, diese kann man jedoch auch von einer Aussichtsplattform genießen – dafür braucht es keine Übernachtung.

Отличный вид на море и на город , как на фото. Завтрак - 1 яйцо вареное, 2 кусочка помидора, 1 кусочек сыра. Доброжелательный хозяин отеля.

Завтрак был однообразный, и скудный. Рядом с нашим номером утром, несколько дней разговаривали люди, которые просыпались раньше нас с 8 утра или лающие собаки , когда мы засыпали поздно ночью. Нам "очень повезло", хозяйской собачке нравился наш номер, поэтому, она всегда забегала к нам под кровать или на кровать с грязными лапами, дверь открыть было невозможно, без того, чтобы она не посетила нас своим присутствием. Я ничего не имею против животных, но грязные лапы, на полу, кровати и визг, не всем по душе, Собачка родила своих щенков у нас под окнами в клумбе с цветами, от этого вся клумба у нас была на полу в номере. Вилла находится очень далеко от пляжей - любых, для пешей прогулки каждый день тяжело! Не снимайте здесь номер, без машины, потому что вам придется ходить до ближайшего пляжа около 1 км по извилистой дороге в гору. Спускаться, это еще полбеды но подниматься.. Мы даже не ходили вечером гулять, до города больше 6 км и транспорт общественный не ходит, только такси. Очень далеко от любых магазинов, ближайший мин 20 внизу и без выбора. Если вы приехали на неделю и без машины, то это не ваш вариант! Отдельная тема- это осы! Они не давали насладиться завтраком и видом в кафе на море потому что, они живут в кафе, но если вы любите завтракать с осами и дымом, то милости просим. В номере или на веранде, нет стола, просто чтобы прийти и поесть в номере или на веранде без ос, которые тебе залетают в рот. Просили стол, чтобы завтракать на веранде в номере, но хозяева только мило улыбались. Последние пару дней, мы ели на кровати. Номер без стола и тумбочек! Интернет, его нет в номере телевизор у нас просто висел, нам предложили пользоваться своим мобильным интернетом, который ми купили в Тиране, потому как роуминг не работает в Албании. Уборка отсутствует, ну или вы должны просить всегда об этом и то не факт, наша раковина так и осталась грязной, на постели следы собачьих лап, а волосы на полу - это норма.

Preis Leistung stimmt (in der Nebensaison), toller Ausblick, Kaffee darf gern im Frühstück enthalten

Der Ausblick war super, die Betten bequem. Das personal bei Ankunft war erst nicht da, auch nach dem Klingeln nicht. Zudem wollte uns erst ein Zimmer gegeben werden, was nach dem Upgrade durch Booking nur ein Doppelbett hatte (wir wurden aber upgegraded auf ein 3-Bett Zimmer). Das Personal hat das erst nicht gesehen, kurz diskutiert und dann aber doch eingewilligt.

Lautstärke abends nach 23 Uhr durch Gäste auf der Terasse war zu laut (mit Musik über Box). Hier wäre nett gewesen, wenn das Personal mal etwas gesagt hätte. Im Frühstück war kein Kaffee enthalten und es wurde erst nach dem Kaffee trinken gesagt, dass pro Kaffee 2,50€ berechnet wird. Nicht cool! Das Wasser wurde erst nach 5 Minuten lauwarm. Steile Anfahrt, man muss sicher im Autofahren sein. Die steile Zufahrt auf den Parkplatz der Unterkunft hätte in der Hotelbeschreibung deutlich rüberkommen müssen. Wir haben am Ende tiefer geparkt und sind die letzten Meter gelaufen. Die Strasse nach oben ist, wie viele Strassen in Albanien, schlecht asphaltiert und hat einige fette Schlaglöcher. Das hätte ich gern vorher gwusst.

La vue depuis la terrasse est imprenable. Le confort des chambre est bon. Les plats proposés le soir sont bien cuisinés et les prix honnêtes. Le petit dej est bien servis. Possibilte de se garer facilement.

Boisson chaudes incluse dans le petit dej serais un plus. L'emplacement de ce logement est tres excentré et vous serez obligé de reprendre la voiture pour aller sur la côte (Compter 15 minutes pour Vlora).

La vue est incroyable, les gens sont sympathiques, les chambres sont plutôt bien aménagées avec un petit frigo c’est pratique

El trato con el responsable es muy bueno, te intenta ayudar en lo que puede, nos salió una excursión a la mañana pronto y nos preparó un picnic.

El baño de la habitación con la ducha encima del WC, el desayuno aunque estaba bueno había tantas avispas que no se podía disfrutar. El café que se toma junto al desayuno se paga aparte.

Hôtel convivial et familial, l'hôte était adorable. Nous avons beaucoup apprécié le lieu perché dans les hauteurs de Vlore. La chambre était propre, literie confortable, rapport qualité/prix impeccable pour un hôtel 3 étoiles. Nous avons également adoré la vue sur la mer, de la terrasse du petit-déjeuner, un vrai moment de détente :)

Rien à dire sur la qualité de la chambre et du service. Cependant, je vous conseille de mettre une petite note sur l'itinéraire afin que les clients utilisent bien Maps et non Waze afin d'éviter de petites frayeurs ;)

La posizione con una vista sul mare meravigliosa. Colazione preparata in casa eccellente. Tutto lo staff è stato gentilissimo, il proprietario, Kevin, parla benissimo italiano e ci ha dato molte indicazioni per dove andare.

Per arrivarci la strada è molto stretta e dissestata, e le macchine parcheggiate ai lati sono un problema.

L’accoglienza e la pulizia ottime, camera super moderna con tv, clima e cassaforte.

La strada per arrivarci, parcheggio molto piccolo e su una salita ripida, chiacchiere ad alto volume sul patio fino a notte fonda, colazione buona ma invasa dalle vespe.
