This house is conveniently located about 1 mile south of the Historic Marietta Square and about 6 minutes away from Interstate 75 and Delk Road exit which is only 15-20 minutes from downtown.

We provide wi-fi access and cable TV is provided through streaming channels (but not guaranteed if technical issues are required). We use Roku TVs so you may stream other services.
Where is home located? How far are the activities? All the times are given with mapping software during NON-rush hour.

No smoking in house. Please smoke outside and properly dispose of butts. Evidence of smoking inside may result in forfeiture of security deposit or additional fees.
1 car per bedroom limit. Do not park on grass. No street parking
We love pets. Please clean up after pets, including the yard.
If you have a pet, please leave the protective covers on the furniture
Pet Fee - We use the honor system to let us know if you have a pet.
Guest must clean up after pets in the yard.
TVs - The TVs are Roku TVs. Your own username and password will need to be used for the app you would like to use.

Check Out Instructions
*Very Important - Please place all TOWELS in the washing machine and start the load of towels.
*Do NOT wash linens. We take linens offsite for washing.
*Please start the dishwasher when checking out so the cleaning crew may turn the house for the next guest since we try to accommodate early check in if at all possible.
*Turn the thermostat to 74 for the summer, 68 for the winter when starting to leave. It might be a few hours or few days before the next guest arrives. No need in wasting energy on an empty house :).
*If you found something wrong with the house that is a maintenance item, please let us know via the Airbnb messages. The cleaning crew is only in the property for a few hours and as obvious as some things may be, it may not be noticed by the cleaning crew.
*Please ensure the TV remotes are on the coffee table in LR or on dresser in bedrooms to ensure they can easily be found to avoid potential lost remote fee
*Dispose of any left over items from the fridge. You may leave items such as condiments, and other common items.
*Any free standing trash in the home must be picked up and placed in trash cans or taken outside. Cleaning fee does not include excessive dirty house. Additional fees may apply if not followed.
If you have any questions during your stay, we encourage you to use the messaging feature within the platform you booked. If you need to reach us by our cell, we encourage you to TEXT us first since we stay very active on our phones with our property management company. Please GROUP text when sending a message
Smart Lock Battery Replacement
Guest agrees that in the event that a battery in the lock has to be replaced on the front door smart lock, the guest will replace the 4 AA batteries in the lock. The host will reimburse for the cost of the batteries plus $5
Fireplaces
Safety reason the fireplaces are not to be used for burning. Unfornatutely, we can not allow fireplaces to be used since wood can stay hot for several days. The cleaning crews would not be able to clean the home if not know when the last fire was used. This prevent cleaning and more importantly, the cleaning crews have no way of disposing of the embers in a safe way.
GARAGES
Many of our houses come with enclosed garages. We do not guarantee the use of the garages but they are allowed to be used if they are available. We may use the garage for storage that occupies a portion or all of the garage. If the garage is unavailable use, we can not move items unless agreed to prior to the move in.
If the garage has an overhead garage opener, you may program the opener to your car. We do Not support installing or provide tech support for garage openers. We may also have installed MyQ as a way to provide wireless opener connectivity but once again, we do not provide support on how to install on your phone.

We were in the area for a week-long baseball tournament with our son and grandson with games ever day throughout the greater Atlanta area. The location was great for getting to all the venues as well as the Braves Stadium, the Georgia Aquarium and other sites.The only negative was the yard and outside area was not well kept. Inside was clean and reflects the online pictures.Overall well worth the Money for a 3 bedroom 2 bath rental.

Husband and son stayed here for a week long baseball tournament. The property is very well done and had all the amenities they needed. It was extremely comfortable and communication with the host was excellent. We will look to book with them again in the future.

We enjoyed our visit to this location. It was very clean and decorated so well. It felt like home away from home. It was about 20-30 minutes from everywhere we needed to be during a baseball tournament. Ideal for a family or a group of friends headed to a Braves game or something else fun in the area. Great communication by property manager. I would recommend Mike and his team to anyone visiting the area.

Before I review the property, the owner let us out of our rental early, we did pay all of the fees and VRBO did credit us back what we were owed.
Where this rental is located, the area is very dilapidated, of course you don’t see this until you commit to the rental. Before entering the rental, the driveway has significant cracks and it is very hard to pull into the driveway because of high speed traffic. The property surroundings are a little sketchy, there was a plastic hubcap next to one of the property’s trees, plastic water bottles and little bits of trash in the back of the yard. Entering the rental, it is updated, very nice. Once I lowered the AC, it never shut off, kept running the entire time. They did have a bug problem, little worms, I did communicate with the owner. I killed about 2 dozens of these worms. Speaking of the owner, I think they own too many properties,
because it takes a long time for any type of response. We had to track him down for the door code and then had to track him down for the Wi-Fi password. Then you communicate with him, he asks what property you are with? Overall, it is good place on the inside, but outside and communication needs work. I think VRBO is providing a disservice to their customers, if I had a street view or some type of location, I would have never rented this property. I am starting to realize, unless you pay more than $250, you don’t get what you pay for.
