The location for us was very good. Richard our host was very friendly and made us feel very welcome.
The accommodation was comfortable, a lot of thought had gone into the layout design and what guests may require while staying there.

We couldn’t find a fault, we did say tv be better if it was bigger and maybe On a turning wall mount on the side of the bed between the sofa? But we didn’t even turn the tv on so we really picking trying to think of things here lol.

Pictures are not clear that there is not a living room, double bed is not shown in the photo where it seems there is a living room area but it’s been made into a bedroom so evenings were not very comfortable watching a tiny tv from a small sofa overlooking a bed. It’s made for 2 people not a family as downstairs space been turned into a 2nd bedroom leaving no space for a proper seating living area.

Excellent location, walking distance (down lovely river path) from Wareham, 20mins drive from Studland beaches.
Property was spotless, bed comfy, kitchen had everything you need.

The neighbors behind the property were friendly.
We left early.
Rats running around outside.
It’s a glorified bed sit.
Maintenance is required.
WC pan/cistern loose and 100mm off the floor on a made platform.
Basin waste had to be repaired.
Mould in shower room.
Shower door leaking onto floor.
Freezer under stairs, hinge repaired by myself and door handle loose. Needs cleaning out of old unused clutter.
Flooring damaged and needs replacing.
Oven requires a deep clean.
Shower room is so small you couldn’t swing a rat let alone a cat.
Dirty and worn furniture.
Electric consumer units require being better fitted.
Whole place requires a deep clean.
Key fob teddy bear should be cleaned or thrown away.
Interior needs to be decorated.
Exterior is cluttered and needs a clean.
The owner when asked regarding the rats and poor maintenance became surely, condescending and rude.
It was a truly unpleasant experience.

We had a great stay at Magnolia. The location was perfect for an outdoors trip - in a quiet spot within walking distance on the pleasant river path to Wareham and at the gateway to many hiking routes and nature reserves. Richard was a great host, going above and beyond with communication before and during our stay. The property is well equipped with a full kitchen, seating areas and TV. Everything was clean, tidy and well-maintained, and we had everything we needed. We didn't get chance to use the bikes on offer but we really appreciated the availability. The beds were comfortable and the bathroom was in good condition. We'd definitely stay again.
Everything was clean but there was some evidence of previous pets (a few hairs here and there on the sofa) as this is a pet-friendly property - not an issue for us, but could be for someone with a dog allergy. The good value price is reflective of the studio layout downstairs.

On arrival we were greeted by Richard who was extremely welcoming.
LIVING - The mini home was set out lovely, double bed downstairs and 2 single beds and a Zbed upstairs. Maps and leaflets for activities can be found on the side so that you can plan memories during your stay.
KITCHEN - was equipped with everything you need, even down to washing up liquid oven trays and measuring jugs. Fridge and freezer.
Bathroom is located downstairs and is beautifully done (shower towels were provided).
LOCATION - Magnolia is located within 20 - 40mins of fantastic and beautiful places to visit and situated in a quiet area for relaxing after a long day out.
Definitely recommend staying here and we will be back soon, hopefully.

It was an excellent base to explore Dorset. Very peaceful location. Richard went out of his way to let us check in earlier which we were very grateful for as it was pouring with rain when we arrived.

it was the perfect location! everything you would need for a short stay, it’s spacious and has all the basic facilities to get on with. The walk into Wareham town was a lovely little 15 minute stroll down the river which was great! Richard was really nice and met us on arrival and was super responsive when I messaged with questions.
only slight downside , and it’s minimal but the bed wasn’t great to sleep on. although we are quite fussy sleepers.

Nice and clean little house for the family to stay..
The single bad is a child size.
The mattress of the double bed isn’t comfortable at all.. To get in to the property there’s Electric gate..made me confused to get in or get out.
Also the shower room hasn’t got any heater.
The bathroom is cold not nice in the winter time.

self contained and not in the main house
when I booked the property I managed to get a genius rate as I use booking .com on a Regular basis which was a saving of £15.
I asked at the time of booking can we bring our small dog which the host said that was ok
but the next day he knocked the door and said he did not know that we were bringing a dog and asked for an extra £15 which we paid but felt that he should have mentioned that at the time of the booking ? we felt quite embarrassed

Magnolia was perfect for my husband and I to stay at while visiting our son in Wareham.
Could have done with some salt and pepper, and a few more teabags. Not bad, but the little extras are always nice!

It was cosy, the bed was comfy, hosts were very friendly and approachable. Kitchen well equipped. The area around Wareham and Poole is gorgeous and it was fantastic being so close to Arne.
It was a little frustrating getting in and out of the property because of the electric gates but we got used to it. The outside areas a bit untidy and there were no views. In the pictures the double bed was upstairs with a single sofa bed downstairs in the living space. These had been swapped due to low ceiling upstairs. I would have preferred not to have been sleeping in the kitchen/lounge.

How easily accessible it was to everything we wanted such as the Tank Museum and Durdle Door. I originally was looking for a premier inn type of hotel but the prices were so high so i looked around and found this lovely house for a fraction of the price and it is SO nice!!
