Just steps from Three Mile Lake, this cottage offers the perfect blend of relaxation and adventure. Spend your days on the large private dock, unwind on the deck by the BBQ, or gather around the firepit under Muskoka’s star-filled skies.

Enjoy two stand-up paddle boards and a pedal boat, or bring your own boat or Sea-Doo to explore the lake all summer long.

In the winter, experience classic Muskoka magic — snowshoeing, snowmobiling, ice fishing, and peaceful snowy views right at your doorstep.

1. Three Mile Lake:
The cottage sits directly on the beautiful shores of Three Mile Lake. While the lake is a wonderful spot to relax and take in the views, please note that blue-green algae blooms can occur in late summer, particularly after August 10th. This doesn’t happen every year, but when it does, swimming may not be possible.

Because water conditions are out of our control, we kindly recommend considering this if swimming is an important part of your stay—especially if booking later in August. We want you to have the best experience possible!

2. Watercrafts:
You`re welcome to bring your own watercraft. The dock is equipped with tie-offs for secure mooring during your stay.

3. Water Depth:
Three Mile Lake is shallow at the shoreline—only 3.5 to 4 ft deep at the dock. The lake’s median depth is 11 ft, with a maximum of 36 ft. For safety, diving is strictly prohibited at all times.

4. A/C:
The living room features air conditioning controlled by remote, and each bedroom is equipped with its own ceiling fan.

5. Drinking water:
The cottage has a drilled well and a UV filtration system—tap water is safe and drinkable.

6. Pets:
You are welcome to bring a pet along. A pet fee is applicable.
Please note: guests must clean up after pets, be responsible for any pet-related damage, and assume responsibility for pets to not enter the lake if a blue-green algae bloom occurs.

7. Power Outages:
Power outages can occasionally occur in Muskoka. Please note that this property does not have a backup generator. During an outage, electricity and water will be unavailable as the cottage operates on a well system.

🌊 Waterfront & Safety Notes
• The lake is shallow at the dock (approx. 3.5–4 ft). No diving at any time.
• Swimming is at your own risk.
• We cannot control the natural water conditions in Three Mile Lake. From time to time, the local health unit may issue advisories or swimming bans due to elevated bacteria levels, algae blooms, or other environmental concerns. These events are rare but possible and do not warrant refunds. We encourage guests to check with the Simcoe Muskoka District Health Unit for current advisories before swimming. Blue-green algae blooms may occur, especially after August 10. If present, the water may be unsafe for swimming — guests must use judgment and follow public health guidelines.
• Guests are responsible for supervising children and pets around the water at all times.
• No glass on the dock or beach — broken glass can be hazardous.
• We strongly recommend wearing water shoes when entering the lake as there could be small rocks or shells present.
• Rocks near the shoreline can be extremely slippery, especially when wet — proceed with caution at all times.

• No outdoor fires unattended. Firepit may only be used when no fire bans are in effect.
• Use only local firewood as required by Muskoka bylaws (available nearby at Shell).
• Fireworks are prohibited at all time, including holidays.

1. Assumption of Risk

3. Responsible Use of Amenities
Guests are responsible for the safe and proper use of all amenities, including but not limited to: the firepit, BBQ, dock, appliances, and heating systems. Children must be supervised at all times by a responsible adult.
4. Uneven Terrain
The property contains natural and potentially hazardous terrain, including rocks, steep areas, slippery surfaces, or icy conditions. Guests accept all risks associated with walking, running, or playing outdoors.
5. Waterfront Safety
The lake is shallow at the shoreline and dock (approx. 3.5–4 ft) and becomes deeper in other areas. No diving is permitted at any time. Guests are responsible for ensuring that children and pets are supervised near the water at all times. Life jackets are strongly recommended, you must bring your own.
6. Blue-Green Algae Monitoring
Guests acknowledge that blue-green algae blooms have occurred in the past, particularly after August 10. These blooms may make the water unsafe for swimming. It is the guest’s responsibility to monitor conditions and follow public health guidelines. No refunds will be issued for unswimmable water conditions due to algae or other natural factors.
7. Wildlife Acknowledgment
Muskoka is home to various wildlife including bears, deer, coyotes, wolves, snakes, and insects. Guests accept the risks associated with wildlife encounters and understand that such sightings are not grounds for refunds.
8. Power Outages
Power outages can occur in Muskoka and are beyond the host’s control. : Frequent power outages may occur in Muskoka. Guests are advised to prepare accordingly and are responsible for any inconvenience caused by such events. A presence of a power outage does not warrant a refund.
9. Damage and Theft
Guests agree to be financially responsible for any damage to or theft of property during their stay. This includes the cottage, contents, outdoor areas, and any shared or provided items.

We had a wonderful stay at this quaint and cozy cottage. It was spotless, well-equipped, and had everything we needed for a comfortable visit. The location was peaceful and convenient, making it easy to relax and enjoy the surroundings. You can tell the property is well cared for — it really felt like a home away from home. We’d definitely stay here again!

Beautiful cottage and spectacular view! Very quiet and the perfect place to relax and be with nature. Loved sitting on the dock with our morning coffee and our afternoon drink. We will definitely be back!

This cottage and property were BEAUTIFUL! It was just want we wanted for a short, end of summer getaway. The cottage was clean, comfortable, and in a great spot. The views were beautiful. Fully equipped with all of the modern conveniences and more. We had a great time lounging on the dock, swimming, bbqing, and spending time by the campfire. The host, Anna, was amazing and super responsive! We will absolutely be back! 10/10!

I stayed with 3 friends at this property for 3 nights. The property itself was visually appealing, inside was very clean, as can clearly be seen by the photos of the property. The dock seen in the first image was not set up to nicely fit the 4 Adirondack chairs in the photo, the chairs that were on the dock also had many spiderwebs on them, which I didn't think would be our responsibility to take care of. Needless to say, there were issues with our stay that potential clientele need to know about in advance. Not warning potential tenants that THERE IS NO DRINKING WATER ONSITE until 2 days before is a major concern. One of our friends was flying in from out west for this and this meant our hands were tied going into this weekend. The property manager was courteous and helpful in pointing us towards where we could get drinking water. This should be included in the listing so please let your potential clients know in advance. This for their safety and enjoyment after all. The other major problem was one that they have said they are trying to fix, the main air conditioner was broken. They did have a portable air conditioner in there in its place, but with 4 adults and the fact that we're going to use the oven/stove, it still was quite hot. I'd recommend you to check with the property manager on the status of the air conditioning before committing to the booking. Nice property overall. But the communication needs work.
