I was tricked by the photos on Booking. I obviously liked the marketing 😞
If you book via Booking you'll probably get one of the rooms lower than the pool, already smelling musty, but the worst part is there's an electrical field that basements often give off, making them unacceptable as lodging and Booking.com is supposed to have a policy on this. I measured 80 nanoteslas on a Gauss meter. A good room should be 20. False advertising led me to book for what I thought was a high end hotel room. When I arrived at 6PM and immediately realized the room was unacceptable, I was very politely told I could cancel, which I promptly did, and they phoned another hotel where I took a room. But this was a scam because they later refused to waive 100% of the fees and it became apparent that the "help in cancelling" was just so I couldn't leave a review to warn others that using Booking was likely to get one assigned one of these unacceptable basement rooms (which they call ground floor but see for yourself).
I'll pursue this with Booking because I was not someone with a "change of plans" - hotels shouldn't be allowed to give basement rooms to guests and there are EU laws against exposing people to bad wiring and other forms of measurable electro magnetic fields, which commonly occur at basement level.

Modern, newly opened hotel in the heart of Kallithea. The rooms are spacious, beautifully decorated, and equipped with high-quality mattresses and pillows for a comfortable stay. Towels are refreshed every other day, with bed linen changed every three days. Everything is kept spotless—the rooms, pool, and all common areas. Pool towels are available at reception.
Service throughout the hotel is excellent. Special thanks to Niko at the pool bar for his friendly hospitality, and to Maria, George, and Lazaros at reception, who were all very welcoming and helpful. The hotel also offers high-speed internet.
The location is perfect—right in the centre of Kallithea, with shops and restaurants just steps away, and only a 5-minute walk to the beautiful beach. Highly recommended!

Absolutely the Worst Hotel Experience – Avoid at All Costs!
I stayed at this so-called “hotel” with 10 friends, booking 5 separate rooms for a total of €1320, and I can confidently say this was a complete waste of money.
First of all, there was no breakfast included – for that price, you’d expect at least a basic meal in the morning, but nothing was offered. The rooms were outdated, smelled musty, and the sheets looked like they hadn’t been properly washed in ages. We even found hair on the pillows and stains on the towels.
One of the biggest disappointments was that we weren’t allowed to use the pool. Yes, there was a pool on-site, but the owner literally told us we couldn’t swim in it without giving a real reason. We later found out he had arguments with other guests about the same issue. It felt like we were intruding in someone’s private backyard, not staying in a hospitality business.
Parking was a nightmare. There was no proper parking space – we had to leave our cars on a dirt patch near the property, and it felt completely unsafe. One of our friends’ side mirrors was damaged overnight, and of course, the hotel took no responsibility. To make things worse, the police showed up one night and searched guests right in front of the building. It was a shocking and unsettling scene. Clearly, something shady is going on around this place.
We also had to deal with noisy neighbors, thin walls, and an owner who was rude, arrogant, and acted like he was doing us a favor by letting us stay there. There was no reception or proper service, just a grumpy man with too many rules and not enough hospitality.
Honestly, this place should not be listed as a hotel. It’s overpriced, unfriendly, unclean, and possibly unsafe. There are plenty of better options nearby for half the price and twice the quality.

- Slippery flor, even in the pool the floor was very slippery. In the room as well if there are wet spots it’s VERY slippery. My 1 year old had to wear socks in the room so he wont slip. I fell once.
- set up the TVs apps. Make them a hotel account so guests don’t have to put in your account such as youtube Netflix etc.

Relatively new, easy to reach the walking street
The staff is rather rude and wouldn’t bother about your problems. We booked for three nights but they claimed that we have to change rooms after 2 nights to another room cause that’s what the booking system calculated when all rooms are fully booked. I’ve never had that and believe they made a mistake themselves. If you don’t want to change rooms during your stay (including those couple of hours where you’re without a room from checkout time until checkin time, don’t book it!). You here’s no apology or sign of compensation from them
Some room installations are also done by rookies such as the light switches and the shower wall where water sprays out, the rest is okay

Front desk attendant at all times would be good. Pool shouldn’t open till after 10 or 11am. A continental breakfast and coffee would be good. Dedicated parking would be awesome. If you need something lower a towel or toilet paper tough to get.

The hotel overall looks great, having large rooms, a nice pool and a nice terrace. The staff helped us with a lot of useful information and great recommendations. The beach is at a walkable distance and the city centre with restaurants and pubs it's very close to the location.
The internet (wifi) connection is pretty poor, but it seems a common problem in the whole aria.

We don't recommend this hotel at all!
We initially had a reservation for a two-night stay. However, after the first night, the hotel requested us to change rooms due to overbooking. Although a few weeks before our arrival, we were asked if we agree to change rooms, we declined, since we don`t consider overbooking a valid reason for this. Upon our arrival, the matter wasn't brought up by anyone. So, the request came via a Viber message around 11 PM and was followed by a rather rude attitude from one of the managers. As a result, we declined and offered to receive a refund for the second night and leave the hotel in the morning. We were told that overbooking occurs occasionally, and while guests may not prefer room changes, the hotel considers it a non-issue and expects guests to comply.
Due to this attitude, we reiterated our preference for a refund and morning departure. In response, the same manager, who didn't provide his name, shouted at us to leave the hotel immediately, asserting that we would receive nothing from them. This shouting took place in the presence of two other staff members who did nothing to calm the situation. Subsequently, we returned to our room and contacted Booking to file a complaint.
The following morning, it became evident that the hotel is operated by a family and their two sons. All the time, the husband and the wife shouted at us in Russian (they appeared to be Russians, as they were speaking Russian with their sons). We requested that the conversation continue in English as we couldn't understand them, but this only escalated their aggression towards us. One of their sons declared that they wouldn't refund us and told us to leave the hotel immediately since 'the problem was ours, not theirs'. At one point, they locked my boyfriend inside the hotel and kept me outside on the street for about 10 minutes.
Subsequently, after we were physically attacked by one of the managers, we had to call the police, who arrived promptly.

The whole experience of the hotel was amazing. First of all, it is brand new and you can see that both interior and exterior have been made according to high standards. Secondly, the hotel is run by a family and you can feel that they are pouring their heart and soul into making all their guests feel as comfortable as possible. Even the owner (the family father - sorry to forget his name) is there with rolled up sleeves and making sure everything is clean and immaculate. Every family member is fully dedicated and devoted to this place. I was travelling with my cousin and we mostly had interactions with Lazaros, who (mostly) worked behind the bar. He was not only kind and (very) entertaining but also gave us really good recommendations and made sure that we visit the right beaches, beach clubs, restaurants and gyros spots. By the way, you should go to Ohana Beach bar which is run by Giorgios and his family and the best Gyros can be found at "DK".
To conclude: If you look for a great hotel in Kallithea, you definitely have to book this one.
There is literally nothing that could have been better in this hotel.
