Property Overview : This is a spectacular golf course home in the beautiful deed restricted community of Rotonda West/PineHurst was built in 2012 and is situated on the 8th tee of the prestigious Pinemoor golf course. Rotonda West is home to multiple golf courses, miles of sidewalks, bike paths, and is only 10 minutes to five beaches.
This 2046 ft2 home features 4 bedrooms and 2 baths in a desirable open floor plan with a large screened in lanai and water-fall pool surrounded by palm trees on 3 sides for incredible indoor/outdoor entertaining. The home features large on-angle tile floors and ceiling fans throughout and a total of 6 large flat screen TV’s!
Lanai and Pool
The screened lanai features a custom stone wall with a 75 inch TV, electric fireplace, and deluxe paver patio. The salt-water pool includes swim-out, two tiered deck, waterfall and heat pump heating. The heat pump pool heater maintains pool to 84degF and is included with the rental price. Mature, professional landscaping featuring more than 40 palm trees surround the lanai for total pool privacy. Front and backyard landscaping is illuminated with low voltage lighting for an unforgettable night-time ambience. The pool includes a large mesh container of several pool toys, large basketball goal and mesh floater rafts for adults and kids alike.
The lanai family area also includes a dining table for 7 featuring 4 wicker swivel rockers and a large wicker sofa, coffee table, 75" TV w/Roku and electric fireplace for special evenings.
Living Room and Dining
The living room has lanai access via 2 double French doors and features an extra large sectional with seating for 5+ people and an extra large, exquisite cherry armoire housing a 65” TV w/Roku, Blu-ray player and 5.1 sound bar. The dining room consists of an elegant 6 chair dining table and french door lanai access. Free WiFi throughout the home.
Kitchen/Dining
The kitchen has white shaker cabinets with dark granite counters and island bar seating 3. A nearby elegant carved wood dining table seats 6. Dining sets and utensils are provided It’s also fully outfitted with french door refrigerator with dual ice maker, dishwasher, microwave, ninja air fryer, ninja drink blender, deluxe 4 slice toaster, dual Keurig/coffee maker, crock pot, electric skillet, large griddle, flip waffle maker, large stainless steel gas grille, pots/pans and more.
Bedrooms 1/2/3
The Master Suite and Bedroom 2 are both open to the pool thru double french doors and both feature king beds with Tommy Bahama hybrid mattresses. This “double master king” configuration is perfect for a pair of vacationing couples or families. They both also feature 55” and 43” flat screen TV’s respectively.
Bedroom 3 features a queen memory-foam topped mattress and a 40” flat screen TV. All bedrooms have furnished linens and towels.
Bedrm4/Den
Bedroom 4/Den is a multi-use room great for kids with a queen trundle-style sleeper sofa with 4” foam and a separate Twin XL bed with 6” foam suitable for adults. The 50” TV and blu-ray player round out the room. Several board games, books and a dvd library are also available.
Office
Bedroom4/Den also is a full functioning office with closable doors for those meetings that can’t be avoided on your vacation, JUST ADD YOUR OWN LAPTOP to be setup for any zoom, teams or webex meeting!
Baby Accessories
A jogging stroller with large wheels for beach use, a quick fold deluxe umbrella stroller for site seeing are available. A pack and play with baby bassinet and strap-on high chair is also included for littles ones stored in bedroom 3 closet.
Bike and Beach Accessories
26 and 29" men's bikes, and two 26" women's bikes are available all with helmets and a bike pump.
Large beach wagon, boogie boards, rolling cooler, bag cooler, shell shovels, floating shell sieve, 8 beach chairs, 2 large umbrellas, no-sand blanket, sand castle toys, and mesh shelling bags are all available. All located in the garage. Several multi-sized beach towels and beach carry -all bags are provided as well in the hall closet.
Rotonda West provides free tennis courts nearby and of course golfing is all around.

The home is nicely appointed and very close to great restaurants and beaches. The pool area is amazing. There was plenty of room for everyone to be together, but still get privacy when desired. Would recommend for family gatherings or friend groups.

We enjoyed are stay. Everything thing was close. Some of the pool toys need to be cleaned or updated. Lots of mold on some of them. We did wash what we used really good! Dryer was tricky but my husband figured it out. Other than that it was really nice. We really enjoyed the pool. Would stay again.

Overall the property and its location are magnificent. The pool is the perfect size and the outside space is wonderful. House is up to date and furnished nicely. However property management has lots of opportunities for improvement. I tried to list all issues but hit the character limit. I will just summarize the worst of the issues. The trash was overflowing with garbage that had lots of maggots. The smell reminded me of a dead decomposing body. Other cans were overflowing with either recycle materials or yard waste. The smell of the maggot ridden can caused the whole house to stink (like a dead body) for the first day and a half. I notified owner and was told that it was due to people grilling fish for a week and I could drag the 200lb+ can into the back yard if it bothered me. This place has an ant problem that should be addressed by a professional. I ended up using a bunch of the bug spray I found in the garage to make it bearable for the week. In addition to pest control and trash management I had to act as plumber and a maid to clean up the place. Despite the issues we had a great time and if this house had better property management it would be great. As an added note owner told me that the property manager had to leave the country for a family emergency. There should be a backup plan and this is not a valid excuse.
