Great location , easy walk to pubs and restaurants.

Great location

Very dated , really needs a refurb , beds need new mattress, and lots of stuff needs replacing and redecorated. We had a great time , but it’s very basic accommodation , that needs some TLC .

Good location and comfortable stay.

Super location with easy access to the town and beach. Pushchair friendly. The host was very helpful when messaged and responded very promptly. Comfortable, warm house with good facilities.

Nothing to really dislike. The garden needed some attention and dining are was quite snug with the highchair!

Fab short breat at Layland Yard

We had a lovely long weekend in Laylands Yard, the property was clean and very comfortable. It's excellently positioned.

If we was going to try to pick fault, it would be trivial, we would recommend a hand rail applied to the outside steps

Large house, close to town and walks to beach.

Large property suitable for 3 couples. Had garden and BBQ facilities. Close to town and footpath to beach.

Just what we wanted where we needed to be.

Well appointed property quite up to our expectations. Everything we needed was provided. 50 yards from the bus stop which we used daily only using the car to arrive and depart. Busses every hour or sooner to Holkham Hall and beach walks and Hunstanton one way Cromer, Sheringham and Fakenham the other. Using bus passes meant no cost! 5 minutes to the town centre with shops and places to eat out. Some a little further than others.

Garden furniture was a bit past its sell by date. Garden needs some attention with lots of weeds. As gardeners we notice these things.

Well equipped and excellent location.Host and Stay were very helpful when we had trouble locating the property.

Some of the garden furniture could do with replacing /maintaining. Signage for property not very clear.

Great value for the price

Exceptional location on the edge of town and the edge of the nature reserve, meaning you see wildlife from the window whilst having an easy walk to the shops. All the kitchen/utility features you need and nice cosy beds and living areas.

Some of the place is starting to look a little tired in places, e.g. blinds with broken slats, peeling paint, etc. And the hot water could do with turning down from the default setting of molten lava.

We had a lovely stay here, the house was big comfortable and had everything we needed! We stayed for my Mums 59th birthday there were 4 adults and 1 toddler, my son absolutely loved the holiday home with the steps in the garden and emergency torches in the bedrooms! We had a beautiful weather weekend and were able to sit in the garden for lunch. We fit two cars on the driveway nicely too. The walk to the high street was very short we even walked to the miniature railway for a fun trip on the train! The house and location is beautiful, I highly recommend!

Great weekend at a great location, house was all that was expected.

Location in the town was ideal. The layout of the house was great for the group and the Utility was ideal for storing extra bits and bringing the bikes through to the rear garden. Plus an extra fridge freezer which was a bonus.

A lovely, clean, homely place to stay. The property was beautifully furnished and we loved having the log burner going in the evening; really cozy! We all thoroughly enjoyed our trip to Wells-next-the-Sea and will certainly be back. 😊
