Good sized room and friendly staff. Rooms got very hot in summer and was hard to sleep with no AC/windows

Good location but not a good place to stay during summer. No air conditioning, they provided desk fans and cooler fan but since the room has no window, it felt too humid to stay. Car parking was under construction so can’t do overnight parking causing us to pay extra outside to park the car. Staff were nice and tried to give us ice to cool the room but still no good.

I stayed in a room for 1 night and it was hands down the worst night in a hotel room in a very long time. Three main reasons-
The room despite being big and spacious had no basic amenities. No table lamp or bedside light. It costs less than £20 to put one bedside lamp. The curtains were short, made it look like a hostel dorm room. The main door of the room had a massive gap at the bottom. It is not at all safe in case of a fire. The hotel will not pass the Bare minimum fire checks. The toilets are leaky and I woke up to a completely wet floor as the room above mine was leaking and the water was falling exactly on the toilet seat. Pathetic! The bathroom is so old, dated and non-functioning it is hard to comprehend how they sell so many rooms despite such poor quality of property. And to top it all off, there was no central AC in the hotel! They left a small cooler that didn't do anything and an ugly table fan that was basically circulating hot air of the room.
About the room corridors, the biggest problem was the noise. People were banging and slamming room doors late night and my room was exactly in front of the corridor exit. I could not fall asleep until 2am. I called the reception but nothing changed. Horrible experience. Would never go back.

email day before claiming "mechanical problems" moved us to Holland House Hotel by Sunday claiming it was an upgrade!! Picked the hotel for location to the Utilita Arena. The Holland House is not an upgrade and do not accept it, claims to be 4 star, maybe 2 1/2. AC in room not working, worn out carpets, breakfast left out way to long, glass panels in doors boarded up, stated bar open to 11:30pm and shut at 10:00pm
