A modern, very comfortable and nice room. It was very peaceful, although located on the Main Street. We parked for free at the property and took the train (a short walk from the hotel) to the main island. There are a couple of nice restaurants around the corner. We would definitely stay here again. Very pleasant and helpful staff.
The breakfast could be better, although the choice was generous.

The location is great, only 3 min walk to the train station which is perfect to get to Venice. Parking is big and secure, the area is very safe. Breakfast is ok. It was good that we had normal keys instead of the app on the phone.
There are 3 buildings: one is the main villa, one is a new building and the third is another building adjacent the main villa. We had 2 rooms in the third building , and rooms 401, 402 were just right near the entrance, so it was very noisy from all the entrance doors.
I had the feeling that because it was New Year the receptionist did not care too much for the confort of the guests.., although we actually stayed in the hotel for New Year, and I did try to ask her for some nice rooms.

The breakfast was quite disappointing. They serve it with paper cups which, although recyclable, aren’t very environmentally friendly in my view. There was barely any fruit, and only sweet options like cakes and jams—nothing savory at all. It’s not great value for what’s offered.
Coffee and tea come from an electronic machine, but it was often out of water or milk, so we repeatedly had to call someone for help. The self-service concept is nice in theory, but in practice, it just doesn’t work here.
The staff is a mixed bag—some are very friendly, others less so. Accessing your room, the hotel, and even the parking requires using an app, which worked for me only about 20% of the time; the rest of the time, I had to call for assistance. For guests coming from the US, like myself, roaming often doesn’t work, making it even harder to get in. This system can be especially challenging for people who aren't tech-savvy.
